Great Place, Great Stay
Ten days, 4 adults, 2 young children - 3 generations.Villa is comfortable and well laid out on two levels - our daughter/husband and 2 kids used 2 upstairs bedrooms and bathroom. My wife and I were in downstairs bedroom and bathroom. Patios on both levels.Comfortable seating for everyone. Best equipped kitchen for a cook that we have encountered in all our travels. Cluster ll pool is great for both laps and kids. Beautiful beach is 10 minute walk or 2 minute drive away. Lydia, the property manager, was very responsive. Overall wonderful place and wonderful stay.

Great Villa in Rio Mar!
We loved everything about the Villa, check-in process and communication with the manager was great. The one negative, was we had some issues on the resort grounds with having access to the pool bathroom and parking areas that we were supposed to have access to but were told otherwise multiple times. There seems to be tension among the hosts and resort for VRBO rentals, and everyone you ask says something different. The access to the resort areas is a big reason we booked this property so hopefully they get the issues resolved and a clear message to the security and staff in regards to who has access to what. Would definitely recommend booking this Villa!

Just returned from a fabulous trip to the Rio Mar! Absolutely beautifully decorated villa! So many amenities; plenty of bath and beach towels, shower soap and shampoo, kitchen stocked with anything you needed to cook a gourmet meal, including spices! Only thing one could miss (we didn't), a microwave, we used the oven to warm up our leftovers. We really appreciated the large load washer and dryer, returned home with clean clothes! No air conditioner, but the cross breeze is lovely! We slept with our doors and windows open, enjoying the ambiance of the island coquis. They do have many fans available as well. The beds are so comfortable, and I LOVED the pillows!!! I felt I slept in a 5-star resort! My only recommendation, better lighting on the bathrooms, difficulty seeing while applying makeup.The golf cart made it easy to explore the resort and visit the beach access. Lounge chairs and umbrellas are available on the beach and a pool bar for a refreshing tropical drink. Take advantage of the coolers at the villa and stock up with beer and water for a cheaper day on the beach. We appreciated the hosts restaurant recommendations, don't be afraid to venture off the resort, the food and drinks at the resort are incredibly overpriced!Thank you again for your hospitality!

Great Place to Stay
Padilla-Trice was a great place for my family and I to stay while celebrating my 60th birthday. It was clean, the bed were comfortable. The Villa is close to the pool, and you can easy walk to the beach club, or you can take the gulf cart! It's only a 15 min drive to the kiosks at Luquillo Beach and less than that to. El Yunque. Old San Juan is and easy 45 min drive depending. Don't be put off by the lack of AC. With the cross breezes from the large windows and the stand fans, it was very comfortable. Kitchen has everything you need if you want cook. Elliott, the owner and Lydia, the property manager promptly responded to emails and text messages. Overall, we had a great stay.

Wonderful Villa
We stayed at this cute Villa while attending a wedding at the resort. We loved the place. The kitchen is well stocked with everything needed for cooking. All the rooms have a wonderful view of the golf course and the ocean in the distance. The bedrooms have ceiling fans and huge windows. Two of the bedrooms have access to decks. The villa does not have air conditioning but with all the windows and fans we never felt like we needed it. The tree frog noises at night are incredible! Sleep with the windows open and you will be treated to a symphony of noises. Amazing. The place comes with a golf cart which we used to go to the beach each day. You have access to all the resort has to offer including the pools, beaches and restaurants. There are plenty of places close by to eat at off the resort as well. Very close to the rain forest. You must visit that! We really enjoyed our stay and would stay there again if we come back to Puerto Rico.

Beautiful villa with everything you need!
We (me, my husband, daughter, and daughter’s college roommates) visited during spring break. The villa is gorgeous and looks just like the pictures. The furnishings were comfortable for all 6 of us - beds included. Plenty of space to spread out with the two balconies so we didn’t feel crowded. No AC was no problem despite 80 degree weather every day - keeping the windows and doors open and the ceiling fans going moved the sultry air and was plenty comfortable. The kitchen had everything we needed as well. The Cluster 2 pool, which was very clean and well maintained, is just a short walk and we only ever saw one other couple there. The beach was also just a short walk (10 minutes) or a quick zip away in the golf cart and was a really nice surprise. The water is clean with plenty of waves and a good supply of lounge chairs. Lots to do close by - the beach and kiosks at Luquillo, the rainforest, restaurants, and grocery stores. Lydia, the property manager, was very responsive though we needed nothing. We loved our stay and hope to return soon!

If your overworked, overstimulated, over-it entire being needs a tropical escape where you can throw open the French doors to a warm sun and a gentle breeze, sip your coffee on the open-air patio and walk barefoot on cool Mediterranean tile, Villa Padilla Trice is just the island balm you're yearning for. The place has everything you need (comfy beds, ceiling fans, stunning views, a well-stocked kitchen, a golf cart and a championship golf course, beaches, pools and hot tubs steps away) and nothing you don't (a TV, charging dock, air conditioning). The hosts are incredibly gracious and the neighbors quiet. Ditto for the neighborhood cats, though for the best night's sleep, bring earplugs to tone down the nightly serenade of the coqui frogs. Nature. R&R. Laidback luxe at its understated finest. The only thing VPT leaves you wishing for is more time to stay put. Don't worry, you'll be back.

I highly recommend this villa. It was beautiful, clean, and quiet and just a golf cart ride away from the resort and community beach. It was really fun to cruise around in the golf cart! There is a neighborhood pool as well. And it is a great location from which you can explore the local beaches and rainforest with restaurants and a grocery store with everything you need nearby.

Loved our stay
The villa was a perfect location for our stay in February. The rooms were clean and comfortable. The lack of a/c was not a problem. The ceiling fans and cross breezes through the open windows kept us cool and comfortable. We loved sitting on the terraces in the morning with our coffee to admire the views. Elliott was very responsive to my pre-travel questions and Lydia, the house manager, had the villa ready for us upon arrival. We were welcomed with a pitcher of cold water with oranges in the fridge (much appreciated after a long flight), a bowl of fresh fruit, a bottle of Prosecco and a bottle of Cabernet Sauvignon. The villa was stocked with all the basic necessities in the kitchen and bathrooms that we needed. The beach was a quick walk or golf cart ride down the hill. The bird life is quite animated around the villa. If you are a light sleeper, you might consider bringing something to help you sleep. After the first night, however, I found the bird song very peaceful. There are also very good restaurants on the property and close by in town. The El Yunque Rainforest was a short distance as was the kayak tour in Loquillo.

The highlight of our trip was the stay at the most exquisite Rio Mar! Our daughter said it was a 12/10 and everyone agrees. We highly recommend staying here.

New Year’s Vacation
We stayed in this Villa for two weeks 4 adults 2 young children. We had a fantastic time can not rate the villa and personal service from property management and the owner highly enough. Clean and spotless with high end kitchen appliances. This cluster 2 location has the best swimming pool out of all the clusters. Security personnel so helpful and friendly. We had windows and doors open all night no need for AC. We have been coming to Rio Mar Villas for pass 4 yrs and this was best experience yet. Highly recommended.

Lovely island spot!
Loved the golf cart, the proximity to a beautiful long stretch of the beach for morning walks, and the accessibility of a resort - restaurants, bars, a small shop etc. My husband and I worked remotely and internet was great. Excellent communication with both host and property manager. Would definitely return!

Worst vacation stay ever
The day we arrived the refrigerator was not working correctly. We had to throw out all our food we arrived on Sunday and the replaced it on Wednesday. They we’re doing construction work next door from 8:00-4:00 everyday. When we were in this villa we had ro endure sanding, drilling, pounding and chemical smells. We knew it had no air conditioning but the breeze that would come throughout the house would keep the place cool not so. Upstairs bathtub got clogged up and had to stand in dirty water while bathing. This was fixed the next day but still an inconvenience. Had to keep doors open for a breeze and had bites all over legs a lot.I called VRBO many times and not too much help. Emailed owners but no too concerned. Gave us back two days pay of our vacation which meant nothing we wanted out of there. The agent found a place for us two day before we were to go home. We were told that we would have to pay for three days even though we only had two days left we couldn’t believe it. We were not able to entertain have family over we were there for a wedding. So no we are very unhappy with the owners and your company.

Disappointing stay in Rio Mar
We chose the Rio Mar property because of its location and promise of a restful and tranquil vacation. What we got instead was an ongoing remodel project in the downstairs unit with workers arriving early in the morning and cutting tile and drilling all day. We should have beers made aware of this prior to our arrival. Additionally there was a ceiling fan that was not working and the hot water faucet in the upstairs bathroom was also broken. When we inquired about this we were told that replacements had been ordered but had not arrived. There is no air conditioning so not having the fans working was very uncomfortable. The electrical in the unit was shot. We could not use the washer because it would trip the circuit breaker and cause several things to not work (had no hot water for two days). The dryer did not work, shutting off after five minutes no matter how much time you set it for. It was a rather unpleasant stay for our family of six. Not what we expected on our vacation. We contacted the property manager about these issues twice. The first time someone came over and reset the circuit breaker resulting in Hot water!! The second time we were told it must be an electrical problem will try and get someone out to look at it then heard nothing more. I would not recommend this place. The problems we encountered were ongoing (including the construction) and should have been addressed before our arrival, these are not the kinds of surprises you want when on vacation.

Beautiful Villa
We really enjoyed our stay. Lydia, the property manager was very helpful during our stay. The villa was very comfortable, clean, and it was a great place to call home for a week. It felt rustic, yet modern and we really enjoyed the other amenities within the resort. The beach was beautiful and we enjoyed visiting El Yunque which was just a short drive away. Highly recommend.

Fun in the Sun
We had a great time! Family of 4 including 2 college age daughters. So fun to have the golf cart to get to pools, beach and main Wyndam hotel. The villa gets very warm due to no AC but you do adjust and the fans and crosswinds help. We did excursions such as 1/2 day El Yunque tour and zip lining which were very close to this property. This was our first time in PR and O would love to come back!

The property is in great condition and was very clean. I was warned that there was no AC at the property and for the most part that was not an issue as you are able to get a nice breeze but it was more difficult for the people sleeping upstairs, they felt uncomfortable when sleeping.

We had such a great time at this Villa. Everything was just as described. The villa and the views are amazing . Very comfortable. We were a group of 6 . Short golf cart ride to the beach and we had 2 pools to choose from . Lydia was very helpful and the morning shift security guard Mr. Rodriguez was amazing . I would have loved mirrors on the bedrooms since we had to wait for the bathroom to be available to use the mirror and also some extra pillows. The place has no AC and it doesn’t need . The breeze from the ocean it’s enough. The house stayed cooled all day and night . Already planning to come back next year .

What a fantastic location with the private beach, El Yunque, Old San Juan and so many more great destinations near by. We will never forget the nightly refreshing sea breeze, fun golf cart rides to the beach, & beautiful grounds. The Property Management was professional and very helpful. Historically the second home community of Puerto Rican families, Rio Mar has always been known across the island as an exclusive retreat for Puerto Rican professionals that resorts built later have tried to replicate. The architecture of the villas across the property conforms to the rolling shape of the hills, making each villa unique and the grounds feel organic. A native of Puerto Rico, Rodrigo spent his teenage years at Rio Mar, and dreamed of owning a property here while growing up. Living in New York City crystallized the need to have a retreat to relax and recharge. At Rio Mar, we've found the perfect villa to do just that.

What makes this property unique

We chose our particular villa after looking at approximately 15 different properties within Clusters 1 and 2, the first and most unique and authentic developments, within Rio Mar. Upon walking into this villa we knew it was precisely the one we wanted. It had great bones and gorgeous hand-crafted wood framing throughout giving it a warm and unique character that luxury developments built in recent years simply lack. It is spacious, has excellent views, light and airflow, and is one of the only villas within the entire community with 2 expansive terraces from which to enjoy the golf course, the extensive bird habitat and the sound of the waves crashing on the beach nearby. The villa has all of its original Spanish tile work and looks and feels like a special get away that would never be built today.
