Welcome to Brunch House in the heart of East Austin! Our home of 3 years is full of memories with friends and delicious food. With two rooftop decks and four unique dining & entertaining areas you'll be host du jour for any occasion. Our eclectic style, designed by local artist KollectiveLuv, is sure to delight. Enjoy evening cityscape sunsets from the shaded rooftop deck and take advantage of the plethora of popular restaurants, Austin nightlife, concert venues, and UT, all within a mile.
The home uses a Smart Lock keyless entry where you can check yourself in using the electronic door code.
You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message, we're local Austinites.

BEDROOM 2: 1 Queen bed, Smart TV, Office desk, large closet & bathroom just outside room
BEDROOM 3: 1 Full bed, large closet & bathroom just outside room
→ KITCHEN, fully equipped with brand new high-end stainless appliances, Carote granite cookware and utensils, Ninja Blender & Coffee Maker, mixing bowls, baking sheet, measuring cups & spoons, even a pizza cutter. Everything you’d need to prepare brunch or meals at home.
→ LIVING ROOM beautifully designed for ‘together time’ with plenty of seating, game options, interesting literature selections, and a 70" Smart TV for downtime moments together.
→ NEW BACKYARD. Enjoy a prepared or delivered lunch at the picnic table under a sail shade or soak in some rays on the lounge chairs on the newly installed turf.
→ 2nd Story Rooftop Deck - Shaded most of the morning, this deck is left mostly open to enjoy Yoga or stretching (mats provided). A small romantic table for enjoying breakfast or freshly prepared shakes before heading out to explore Austin!
→ 3rd Story Rooftop Deck is the culmination of the property, partially shaded by a pergola, take in epic sunsets with Downtown Austin as your backdrop and enjoy an evening meal on a custom built table or game night under the vintage Edison lights on a comfortable outdoor furniture set.

✫ When you rent out Brunch House, you will have complete privacy. No host belongings on site to cramp your style. There is plenty of closet space for what you might bring.
✫ The house has 2 parking spaces that can fit large SUV's or even an extended cab truck.
✫ There are a number of convenient & grocery stores nearby
✫ Food delivery is simple and Uber & Lyft are almost always readily available this close to downtown. Just be sure to note the alley access for your driver.
✫ Pest control sprays our home monthly with nontoxic, environmentally friendly chemicals to help keep the bugs away.
STATE LAW STRICTLY PROHIBITS PARTIES/EVENTS at the property. This is a residential area and the city of Austin has quiet hours from 10 pm to 8 am. We must be respectful of our neighbors. The home is outfitted with a NoiseAware device (that measures volume decibels; does not record), that notifies us when noise levels at the property exceed the set limit. Violating noise ordinances is an initial $500 fine.
Important: We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking is confirmed, you will need to verify your details through Know Your Guest. You'll receive an email from Truvi upon booking to fill out your details. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking. Your booking is NOT confirmed until these requirements have been fulfilled.
The max occupancy is 6 guests. Day visitors are ok but must not stay overnight and must always be approved in advance, no exceptions. There is a $100 per person per day penalty for overnight guests over the max occupancy.
The cleaning fee you see at booking is a pass-through fee, meaning the entire amount goes to our cleaning team. We partner with the most impeccable cleaners and pay more than the average rate to guarantee a clean and safe environment for our guests.
If you'd like a mid-stay cleaning, the cost is $150 USD. Please notify your host to arrange it, subject to availability, no guarantees we can make it happen.
For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that's complimentary. Our team will be getting in touch with you during your stay to coordinate the best day-time to do it.
We provide a few complimentary home and bath essentials to get you started, like soap, shampoo, conditioner, some toilet paper, paper towels & some laundry detergent and dishwasher pods. If there’s anything else you feel you’ll need, you'll need to purchase these items, we have both convenient stores and HEB grocery within a mile.
HOUSE RULES - My number one goal is to make your stay as comfortable and peaceful as possible. In order to accomplish this, I simply ask that all guests follow these house rules:
- Travelers must be at least 25 years of age or older to book.
- Quiet hours are between 10PM – 8AM, 7 days a week.
- Parking is provided on the driveway and stone area adjacent to the driveway and is suitable for 2 sedans or SUVs. Parking is not available in the garage due to storage of guest and cleaner amenities. DO NOT PARK IN THE ALLEY.
- No more than 6 people on the property at any time, additional day guests must be approved by host beforehand.
- Smoking of any kind (tobacco or cannabis) in the home is strictly prohibited. Failure to comply with the non-smoking policy will incur a $2,500 penalty if damage to furniture or any smoking odor is detected.
- Recreational drug use or any illegal activity at the property is strictly prohibited.
- No tent or other structures may be set up on the property grounds.
- Renters agree to cover any cost related to damages that occurred during their stay, including extra-cleaning charges if needed or any unauthorized pets if discovered during or within a reasonable amount of time after their stay. These amounts are charged to the credit card on file and followed by an email breaking down the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Renters of 30+ days may be required to provide a government ID on the day of check-in or during their stay.
- Please avoid moving furniture.
- Fireworks are prohibited from the premises.
- Pets are not allowed at this property.
