Each bedroom has its own en-suite bathroom, balcony, full-size bed with a hybrid memory foam mattress, desk, office chair, and closet. The space is bright and airy, with large windows bringing in natural light.
The fully stocked kitchen includes a glass stovetop, microwave, hybrid drip/pod coffee maker, hot water kettle, and toaster. Relax in the living room with a 55” smart TV ready for your streaming accounts.
The building offers free street parking and an on-site paid laundry facility (accessible via smartphone app, no coins needed). Smart locks provide secure, keyless entry for your convenience.

The Neighborhood:
Olive features newly constructed, beautifully designed apartments in the heart of Riverside (AKA East Little Havana).
The apartment building was completed in November 2023. It’s a well-lit controlled-access building within a multicultural, inner-city neighborhood. Neighbors can be noisy at night and you’ll likely hear rooster sounds (yes, the Little Havana mascot is a real thing throughout the area). If you are unfamiliar with the typical sights and sounds of urban city life, we encourage taking a taxi or Uber after dusk.
Like many urban areas undergoing regeneration, Little Havana can be a little scruffy around the edges, but more than makes up for this through great ethnic shops and restaurants, lovely open spaces near the Miami River, fantastic local transport and easy access to Downtown Miami and Brickell, vibrant music and food scene and a warm, friendly community.
Little Havana is the colorful center of Hispanic culture in Miami. The area’s riddled with Latin-inspired cafes, restaurants, venues and markets that give space and a voice to all the different backgrounds that have taken root in the neighborhood.
Here you’ll find locals grabbing an afternoon cortado or a fresh fruit batido, talking politics over a game of dominoes, or eating solid authentic dishes from all over Latin America to a backdrop of ever-present Cuban beats.
– History of the Neighborhood –
Riverside was Miami's first subdivision west of the Miami River. The area came to be called “Riverside” for its location next to the Miami River. Mary Brickell (a member of one of Miami’s prominent pioneer families) platted the Riverside subdivision. By the early 20th century a significant number of Cubans already resided in the Riverside area. Riverside’s population mix has undergone many changes in recent decades as a huge number of Cubans, Nicaraguans, and other Caribbean and Latin American refugees poured into the area. Because of its large Cuban population, the area began to be called Little Havana or East Little Havana.
East Little Havana is rich with Cuban culture, including traditional restaurants and bakeries, galleries, and venues like the Cubaocho Museum & Performing Arts Center, a hub of live music and Cuban art. Along the main strip of Calle Ocho, the Walk of Fame sidewalk pays tribute to Cuban and Latin American celebrities. The area also contains LoanDepot Park, home to the Miami Marlins Major League Baseball team.
Getting Around:
Get to Downtown Miami, Brickell, the Health District, Marlins Stadium, and Little Havana’s 8th St (Calle Ocho) in under 10 minutes. And just 15 minutes away, you’ll find Wynwood, Midtown, Edgewater and Miami Beach (South Beach).
The nearest major street is NW 8th Avenue, which features mini marts, Latin American restaurants, and gets your over the Miami River to fantastic dining and entertainment options. Three blocks south is Flagler Avenue, a major commercial and transportation corridor that gets you to Brickell and Downtown.
Some of Miami’s finest nightlife and dining, like Kiki On The River, Seaspice, Casablanca and Garcia’s are a 2 minute Uber ride.
Public transportation: 2 blocks to Metrobus 11 and 208, 15 min walk to Government Station Metrorail Station (connection to Metromover 2 stops away).

Please note that this is NOT a full service hotel, it’s an apartment building. While we strive to make the stay as pleasant as possible, there is no staff on-site, so we expect guests to treat the space as if it were their apartment. For example, while we provide complimentary stock items, such as garbage bags, soap, toilet paper, you should plan to replenish them yourself, as you would in your own home. Shared units do have complimentary biweekly cleanings of the common area when we also replenish these basics, which are stored under the kitchen sink, as a courtesy.
We sanitize high-touch surfaces. We clean each room using extensive cleaning checklists. We comply with local laws, including any additional safety or cleaning guidelines.
To abide by all legal requirements and building security rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, provide a valid credit card with a name that matches your ID, pass through our verification portal and, in some instances, complete a criminal background check.

Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
– You agree to be bound by our rental terms and conditions.
– You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
– You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.
– You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
There are security camera devices monitoring only public spaces and common spaces (there is no recording equipment inside the actual apartment you are renting).
Lost keys or fobs will be charged a minimum $150 rekey fee. Lockouts in need of management assistance will result in a minimum charge of $75 site visit fee. If smoking is detected in your unit, there will be a $750 smoking clean fee. House rule violations may result in termination of the reservation without refund.
The property address may not be used for mailing or identification purposes. There is no mailbox access. If you have courier packages (i.e. FedEx, UPS, Amazon) delivered to your apartment door, it is at your own risk. Host, management and property owner will not be held liable for any lost mail or packages.
