Lake Hatcher sprawls across 133 acres and boasts an average depth of approximately 15 feet, plunging to a maximum of 34 feet at its deepest point. Within its pristine waters, an array of fish, including rainbow and brown trout, largemouth bass, and perch, call Lake Hatcher home. Notably, this picturesque lake serves as the vital source of drinking water for the vibrant Pagosa Lakes Community.

We welcome pets in our space, provided they are house-trained and refrain from hopping onto the furniture. Please note that deposits will NOT be refunded in the event of failure to clean up after your furry friend. For your convenience, doggy waste bags are readily available.
In the winter season, we strongly recommend that all guests come well-prepared for snowy conditions. Opting for vehicles with either FWD or 4WD is highly encouraged for a smoother winter experience. Additionally, please be aware that tire chains may be required for traversing Wolf Creek Pass during winter. Refunds will not be issued if you arrive unprepared and encounter difficulty reaching the property.
**Due to local laws or HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation.**
There is a pet fee of $30 per pet, with a limit of two pets.
Check-in begins at 4:00 PM, and check-out is at 10:00 AM, unless otherwise arranged. Early check-in or late check-out is available for $15 per hour, which helps accommodate our cleaning schedule and preparation for the next guest.
Please contact the property manager to confirm availability for late check-out. Failure to comply with the check-out time may result in denied access to the property or immediate eviction.
Colorado likes to keep us on our toes, expect inclement weather and be happily surprised when that is not the case. We live at altitude which means you need to drink lots of water, altitude sickness is no joke and definitely no fun!
We like to boast the most snow in Colorado. Should guests be visiting during winter months expect snow! Expect driving in snow, walking in snow, and playing in snow. Ensure the vehicle you are using has 4-wheel drive capabilities. Refunds will not be issued because of weather. (Unless previously discussed and authorized by management.)
Pagosa Springs is historic in nature and is surrounded by the San Juan National Forest. Hiking trails, views, adventure and journeys all await the wondering guest. We like to boast the most snow in Colorado and we happen to be the location for the world's deepest geo-thermal Mother Spring.
