Available Jan 31-Feb 29, 2024. Beautifully furnished 2BR + 2B home in secluded Naples development. Both bedrooms have king-size beds. High-end kitchen with stainless steel appliances. Beautiful lanai with eating area, heated pool and fountain.
Tennis court and community pool. Close to downtown Naples and the Gulf beaches.
30-day rental minimum. 4 adults maximum. No pets. Non-smoking. Property is not child friendly.
Guests will need to sign and acknowledge the following HOA rules as well as sign a lease and undergo a background check to comply with HOA requirements.

Moon Lake Homeowners' Association, Inc.

Violation of the following may result in fines!
1. No personal properly may be left in lhe fronl yard or be visible to the road. Garbage cans must be in the garage or enclosed by shrubs or fences so as nol to be visible from the street or from the rear. No bicycles, skateboards, mopeds or the like shall be stored in the front yard or the driveway. No hoses, planting materials, building materials, basketball hoops, toys, etc. shall be left outside after use.
2. Garage doors must be closed at all times except for egress and ingress.
3. No business or commercial activity shall be run from the residential home.
4. No lettered vehicles can be parked at Moon Lake, unless hidden in garage: or the lettering is covered.
5. No parking is allowed on any street, any common area, any vacant lot or any grass area, including your grass. Towing will be at owner's expense. The towing company will automatically tow vehicles illegally parked overnight.
6. No boats, trailers, motor homes, etc., are allowed to be parked in the Moon Lake Community.
7. No food or glass beverage bottles are allowed at the community pool.
8. Roofs, driveways, and homes must be kept free of mold/mildew. Yearly power washing is recommended.
9. No boats are allowed on the lakes.
10. Moon Lake residents and their guests only can use the amenities. Trespassers will be prosecuted.
11. Clickers must be used for gate entry.
12. Prospective tenants or purchasers must be approved by the Association before entering into Sales Contract or Lease. The application may be obtained by calling Southwest Property Management at 239- 261-3440 and ask for the Sales and Leasing Department. All prospective buyers and tenants must sign the application acknowledging that they have read the Rules/Regulations and declaration and agree to abide by the restrictions set forth by the Community.
13. Dogs can be walked with a leash that is six-foot maximum and owner must clean up after their animals immediately. Any person caught not cleaning up after their animal will be fined.
14. Satellite dishes must be attached to the homes and not be visible from community streets. Basic cable is provided as part of the quarterly maintenance fees. Any upgrades are the responsibility of the owner.
15. In the Garden Homes, sprinkler time clocks are maintained by Jose Pineda Lawn Service, Inc. Please do not adjust them or change their times or days. If you have a gate and your sprinkler clock is behind it, you must unlock the gate on Mondays so Joe Pineda Lawn Service has access to the sprinkler clock. If you turn off your sprinkler and the lawn dies as a result, you will be responsible for replacing it at your expense. The association does not warrantee plants, sod, and trees. If you have a problem that needs addressing, please let the property manager know.
16. Owners are not allowed to have individual garage sales but the Association will allow a Community Garage sale once a year in February. The gates will be open for that purpose.
17. Your property management company is Southwest Property Management, 1044 Castello Drive, Suite 206, Naples, FL 34103. Phone (239) 261-3440 and Fax 239·261-2013.
18. No alterations or improvements to the outside of your home such as landscaping (adding/cutting down), painting, installing shutters or fences, building patios, expanding driveways, etc. can be done without approval from the board. Requests must be in writing.
19. No signs of any kind are allowed on property outside of homes, on garages or on walls or fences. Take one boxes are allowed and must be attached to the mailbox post or within one foot of the post.
20. The speed limit is 15 miles per hour. Many homeowners have small children and some of the comers are sharp turns, so please drive accordingly.
21. Please do not litter! Someone has to pick up the bags and bottles and other debris that is left on the common area or thrown out of a car window.
22. Any person caught throwing garbage or yard debris over fences or walls will be fined and wi11 have to pay for the clean up service. Collier County has set days for pick up of trash, recycle items and lawn debris. If you have a bulky item (i.e. refrigerator, washer) please call the County. They will tell you when to put out the trash for pick up. No trash or trash cans should be put to the street curb before 6:00
p.m. on the day before trash pick up.
23. There will be no feeding of any wild animals or wild fowl or the keeping of such pets.
24. Open Houses - Open houses are allowed every Sunday between the hours of I :00 p.m. and 4:00 p.m. - interior directional signs cannot exceed four signs. Contact management company 72 hours prior to open house to set up with Association for gate entry.
25. Mail Box Rules:
• No flowers of any kind or size will be allowed around the mailboxes.
• No flags or banners can be attached to the mailboxes.
• No alterations of any kind can be made to the mailboxes or mulch.
• If you make an alteration of any kind to the mailboxes or mulch, the association has the right to charge the homeowner the cost of returning the mailbox or mulch to its original condition.
• No shrubs of any kind or size will be allowed around the mailboxes.
• No rocks, stakes or plants of any size or shape can be placed on or around the mailboxes.
26. Christmas lights - Christmas lights must be removed from the structure and the site no later than January 31s•.
