Stunning Property In A Private XVII Century Borgo with Pool and Pool-House.

The Borgo is an elegant and noble palace at the edge of the medieval village of Roccantica. Built into a limestone cliff, it was designed by the architect Francesco Fontana in the seventeenth century. For centuries the Borgo has housed the powerful family of Marchesi Vincentini. It was also a stopover for pilgrims traveling to Rome and the nearby Franciscan shrines, and served as a fortress in times of tumult.

The Borgo is autonomous, a real private village within the village containing every amenity: the cellars, a brick oven, barns, a millstone, the private chapel, the loggia of the pilgrims, an ancient water clock and even a theater. Its eighteenth century pensile garden has a special refined charm with its century old trees and the never-ending view over the Tiber Valley and Mount Soratte.

The entire complex is marked by history throughout the centuries and is renowned for its interesting architecture, which is proudly preserved. The elegance and luxury of the residence, its apartments and the enchanting nature of the Sabina countryside blend together harmoniously, creating a center of extraordinary beauty. A restaurant has open within the Borgo’s walls in the old Palace kitchens: Le Cucine del Borgo.

The lovely climate of Sabina allows tourists to visit all year round: for a long stay or just for weekends. Few areas throughout Italy offer such agreeable landscapes and peaceful sights. It would be a shame to miss the pleasures it has to offer: the intense green of holly oak woods and the round shaped mountains, the tints of the fields, the vineyards, the olive tree groves embellishing the hills, the hidden villages filled with history…

Those who get here would hardly leave. Who would want to leave when sitting on a terrace in front of a nice meal seasoned with the best olive oil, a lovely glass of wine, while enjoying a stunning sunset on the hills?

The Borgo offers 2 contiguous apartments that could host 6-7 guests.

The Appartamento del Conte: A jewel from the late XVII century where every room is decorated with original frescoes. It has 2 large living rooms both with fireplace an amazing dining room a gourmet kitchen also with a fireplace and a panoramic balcony that you will never forget. The apartment has 2 double bedrooms with bathrooms en suite. Both bedrooms have AC. From every window you can admire amazing views over the Tiber plain and the surrounding hills.

The Mola: The old olive-press is now a spacious and comfortable one bedroom room/two bathrooms apartment. The modernity of the decor has a pleasant contrast with its old walls and the ravishing master bathroom in the grotto makes the place unique. The Mola has a very comfortable TV room with large plasma screen and a billiard room for your enjoyment.

The Private Garden with the Pool and Pool House: The vast private garden above the Residence offers a Haven of peaceful beauty only few minutes walk through the village. From there you can enjoy 360 degrees of unspoiled view over the wooded hills, the Tiber Valley and Roccantica Castle. A cooling dip in the pool at sunset is unforgettable. The pool house has a fully equipped kitchen, a bathroom with shower and a small resting room with 2 beds. We also provide all sorts of outside games: bocce, badminton set, balls, croquet set, tamburello.

The medieval village of Roccantica is only 70km north of Rome and conveniently situated at an hour drive from Fiumicino International Airport. A commuting train deserving the airport and all of the main stations of Rome stops near by.

The Staff at the Borgo is available for services like pick up at the airport, extra cleaning hours, catering private dinners, food and drink shopping, tours and even walking hikes among others. Please ask for prices.

Wonderful stay in a beautiful setting
Our family had a lovely time at the Borgo. Great location being just an hour from Rome allowed us to visit the sites and then have the rest of the week to relax. The village is unspoilt and the apartments and pool have stunning views. Marzina is wonderful and looked after us very well, along with her team. Thank you!

Unique apartment, stunning location and views
A fantastic apartment with fabulous views and a beautiful peaceful village. Roccantica was a great place to spend a month! Casperia, the neighbouring village less than 10 mins drive away was very pretty and good supermarket and restaurant. Orvieto with its cathedral + shopping is only a hour away, well worth the trip. We had a few visits to Rome too which is just a 50 min train ride away. Assisi is beautiful, we spent one night there. Great hostess, excellent staff, made us feel very much at home. A very special stay. Thank you.

If you want to book a honeymoon escape with a greedy, misleading, vape smoking, abrasive hostess that thinks the bare minimum treatment is above and beyond, this is the place for you. From the moment of our arrival we found Marzina’s approach to hospitality condescending and misleading. She carried a passive aggressive demeanour that made us both very uncomfortable. Not only did she fat shame my pregnant wife with negative comments on her mobility as we walked up the stairs, she blew vape smoke in our faces while telling us that we can no longer have the pool on the days we thought we could reserve it, due to other guests paying more than we did. She then went on to tell us it could be ours if we offered more money and that “everything has a price.” The much needed reprieve that only a pool could provide on a hot summer day was suddenly at stake with a bidding war in a blind auction. We inquired about the pool and pool table before making a reservation and were misled into thinking that we could book it for non-consecutive days. As mentioned, It turned out that she wanted to rent it to the highest bidder between the other units that she rents on the property. Our honeymoon escape to Roccanticca was off to a terrible start. We talked it over and decided to clean the place nicely and leave after only one of the three nights we had originally booked due to the bad energy, misleading information and the cheeky upsell on the pool reservation. We told Marzina we were leaving

Beyond Our Expectations
We knew that this place would be special, but it exceeded our expectations in every which way. The views, the people, the garden and pool, the peaceful morning sounds...there is something truly special about this place. Tiziana and Giorgio were extremely helpful during our stay and answered all of our questions/requests promptly. Also, we kept running into the owners of the Borgo (even at restaurants outside of town) and they couldn't have been more kind or gracious. We hope to come back soon, and highly recommend the place to anyone looking for beauty, peace, quiet and warm people.

Amazing place to stay
Our family stayed in all three apartments and they were wonderful! Beautiful rooms, beautiful village, beautiful experience. Our hostess was so obliging as we made our arrangements, and she was patient and helpful as we made adjustments. We plan to return and enjoy il Borgo again. One note: there is a door in the main bathroom of La Mola leading to an unfinished space. We opened it looking for the washing machine we thought was in La Mola and the door broke. It wasn't meant to be opened!

Beautiful property
We truly enjoyed our stay at the the Borgo! Although it was a little hard to find the first time around, we got used to the winding roads and truly enjoyed the get away from the city. By train, one could easily access all the sites that Rome had to offer. The outstanding views and architecture made this place one of a kind! The little restaurant very close to the property offered excellent food and service. Communication with Marzina was always clear and timely; it was easy to get information and book the property. Thanks for a memorable experience!

Beautiful apartment and location.
Had a great holiday at il Borgo de Roccantica. Everything you needed at the apartment. Reminded us of a stately home. The views are breathtaking. You get a bit of exercise in the short walk up the hill to the pool but well worth it. A little bit of paradise

A truly amazing and beautiful property.
What a lovely and relaxing place to unwind. It was a little cool when we arrived but Ali had the fire going and we were met with such a warm welcome. The property is very well appointed and we just loved it. The view from the balcony is spectacular. The place was clean and very well laid out. The service was outstanding from the start and although our friends were a little older they found it quite easy to get around the property. I wish we could have stayed longer. We will be back.

Wonderful stay!
We spent a glorious week in this charming location. We rented the tower for my parents and stayed in the main apartment with its beautiful frescos, terrace and large, well equipped kitchen. We also hired the pool where we went every evening for a dip. It was 40 degrees Celsius daily! The apartment stayed cool and was a lovely place for the whole family. Roccantica is a beautiful, medieval village, built on a steep hill. The Borgo is not steep, but once you leave the enclosure if the Borgo, it is steps, steps, steps. This was challenging for my elderly parents in the heat, so we chose our activity time carefully. Highlights were lunch in Casperia ( Johnny 's Vigna at the entrance to the old town) and day trip yo Rome( very easy). Roccantica is a calm, quiet place. For my children, books, games and art were ways to pass the time when it was too hot outside. This apartment was a great place to relax and escape the heat. Special mention of Ali and the Countessa for their help and friendship. Highly recommended!

An Enchanting Property and superb touring base.
We have no hesitation in rating this property as 5 star. Set in a prominent position at the forward edge of this mediaeval, hillside village, it has wonderful views to the south across attractive Lazio countryside. The apartment, which is kept immaculately clean, has all of the needs of modern living but also the fascination of beautiful old frescoes on the living room walls and ceilings and timeless furniture and fittings in two sitting room. The two bedrooms were comfortable and had the benefit of being at opposite ends of the apartment if privacy is valued. The kitchen had all necessary fitments and equipment (except, perhaps, a microwave - maybe the electrical system would not cope with one - we 'tripped' the main fuse on three or four occasions!). We realised that the apartment did not have a TV as advertised - we only wanted it on one occasion (to watch the European Cup Final - we went to watch it in a nearby bar) - doubtless one would have been provided if we had asked for it. Sitting on the small terrace was a delight: there are stunning views across the nearby forested hills and, to the south-west, the isolated volcanic hills with their attractive ancient hilltop hamlets. We also rented the garden and pool. This is separate from the apartment and perhaps not as easy to get to as the advertising information suggests. It is a beautiful spot in a surprisingly secluded position, given that it is surrounded by dwellings. However, the pool is very small and we only went to the garden once - any thoughts of 'a dip before breakfast' were outweighed by the effort involved in reaching it. It is certainly far more accessible to those renting the Tortetta (we didn't). An attractive new restaurant, 'Le Cucine del Borgo', is located immediately below the apartment - it was opened to the public for the first time during our stay in Roccantica. We had two excellent meals there. Roccantica provides an excellent base for visiting Rome: about 15 minutes by car to Poggio Mirteto Scalo railway station, then about 50 minutes on the train (which was always punctual). There are also many interesting and beautiful places to visit, all within an hour's drive from Roccantica. Ali, who welcomed us to the apartment and ensured that we had all that we needed, suggested a few places to visit and a few more suggestions were provided in the Home Away briefing literature. All-in-all, it was an outstanding holiday.

Wundervoll und beeindruckend!
Wir (4 Frauen) verbrachten eine Woche in der angebotenen Wohnung. Uns standen 1 Doppelbett und 2 Einzelbetten zur Verfügung, bei Bedarf hätten wir auch mehr buchen können. Die Wohnung ist hatte zwei Bäder und ausreichend Stauraum für Wäsche und Co. Die Bilder entsprechen der Realität. Sie ist bezaubernd eingerichtet und hat alles, was man in einer Woche Urlaub benötigt. Alles wirkt, als mache man Urlaub im 17. Jahrhundert, mit dem Bequemlichkeiten von heute. Die Betreuung Vorort lies keine Wünsche offen. Hilfe war jederzeit da, wenn man sie denn brauchte. Wer Ruhe sucht, ist hier genau richtig. Das Dorf ist idyllisch und einladend. Die Menschen sind freundlich und aufgeschlossen. Wer möchte, kann sportlich aktiv sein. Es gibt zahlreiche Möglichkeiten in der Nähe. Der Vermieter gibt gute Tips. Mir persönlich haben die Wandermöglichkeiten sehr gefallen. Ich kann alles in allem nur empfehlen. Ich würde wieder kommen. Viele Grüße Conni aus Hannover, Deutschland

A beautiful stay in the Sabina region
We enjoyed a wonderful stay at this property that is located in the medieval village of Roccantica in the Sabina region about one hour north of Rome. The property was very well kept and the apartments were very clean and well maintained. We would recommend this property to anyone. Also, great staff.

Best kept secret in Italy
If you want to feel almost royal this is the place to be, a very large and comfortable apartment with a stunning view, 2 comfortable bedrooms, 2 livingrooms, one diningroom, fully equipped kitchen and a terras. To make you stay complete, book also the private garden and swimmingpool. The owner is more then helpfull and during our stay Ali helped us several times with good advises and nice tips. From here it is also easy to take the train to Rome.

A place you simply need to visit and revisit
We have visited Roccantica in the summer of 2014. It was simply an amazing experience. Perhaps one of the best holiday experiences ever. Although the road trip from Denmark to Roccantica is long, it was worth the whole trip. In Roccantica you will find the Italian soul. Here one can feel transported to a bygone past. You feel that time stands still in Roccantica. At the same time passes so quickly that holiday feeling all too short. Roccantica is a small town with approximately 600 inhabitants where many of the streets consists of stairs, meaning of most of the city is pedestrianized. You can walk the streets and enjoy the serenity while you get a glimpse of the authentic daily life in an Italian village. Here is a place that tourism has not spoiled. Here life is lived, as has been done for centuries. Although the city is virtually car-free, however, you can go by car directly to the house, located on the outskirts of the city. In the morning you wake to twittering of swallows and swifts flying around all over the city in an impressive number. Enjoy morning coffee on the covering terrace while you look at the stunning views of the Tiber Valley. Here you can find the tranquility that takes to recover you from a stressful life. The wonderful house and beautiful garden has an atmosphere that is found only very few places. It is truly a gem. The house dating from the Middle Ages is large and meets despite its age all the requirements that you may require to modern amenities. Even the internet connection is with a fine speed. The city is a perfect base for excursions to central Italy, including Rome which is easiest to come by train. You can drive by car to the nearest train station in about 10 minutes. From here you are in the center of Rome in less than an hour. The train ticket provides access to the Metro and buses in Rome and is so cheap that it'is not worthwhile to take your own car to Rome The train runs from early morning to late at night. The landlord lives in a house close by. If you need help or guidance, it is just minutes away. We have met a hospitality, friendliness and helpfulness that you rarely find with landlords. You feel more like a guest than as a tourist. The only negative by giving the place the very best review iis that it can be hard to find available weeks in the future. Roccantica is one of the places you would like to revisite. We give 6 out of 5 stars. Best regard from DK

Pleasant and beautiful
We found the apartment very good. And everything was indeed up to our expectations after seeing the listing on the web. We enjoyed very much the atmosphere and the beauty of it all. The balcony works extremely well and the view is spectacular. We also rented the private garden and pool which was also fantastic. The property in its totality is very very beautiful. The village itself is interesting to move around in and the atmosphere great. The apartment is very well managed and the local manager very friendly, helpful and flexible. Highly recommended.

What makes this property unique

It’s hard to define what makes a place feel cozy, though it helps when the property is off-the-beaten path and run by innkeepers with genuine hospitality like Il Borgo.
Not only Il Borgo is at stone’s throw away from the bustling city of Rome but it is hidden in the quite and uncontaminated hill tops of Sabina. Guests feel cared for—not served—and often mistake Il Borgo for a second-home: daily life can seem light-years away while you still, somehow, feel perfectly at home.
Of course, that’s not to say that Il Borgo isn’t upscale or updated; we have every comfort including flat-screen televisions and Fiber WiFi. But what makes an evening at Il Borgo so memorable is sipping a glass Prosecco on your balcony or under tree in the beautiful garden and watching the sunset over the Tiber Valley.
