If you are looking for peace, quiet and serenity, this is it!! Large flat yard, 1/4 mile of river frontage. Great, 2 bedroom 2 full bathroom riverfront on 6 private acres (approx: sq. Ft. 1,400) 1st fl kitchen, living rm, dining area, bdrm, full bathroom:

The space
Bradford Vt.-- only 5 miles from Rt. 91 exit 15- Dartmouth/Hanover 30 mins away. First floor has kitchen, dining area, living room large deck off living room. With wood stove, bedroom and a full bathroom. 2nd floor has large master bedroom with private deck over looking the river, and 2nd bathroom. Laundry room/utility room is on 2nd fl. Wood stove for those chilly days (also has gas heat if needed) fully applianced kitchen, laundry room .

House has wi-fi and direct tv.
Coffee maker, micro wave, toaster, blender, dishes, silverware and pots and pans. I will have coffee, sugar in the house.

Guest access

You will have access to the whole house and grounds.
Large yard is great for games
Large fire pit down by the river, perfect for toasting marshmallow's and a good fireside ghost story!! We do not supply fire wood for fire pit, please do not use our cut cord wood its for heating,

Interaction with guests

You will have your privacy, key will be in the lock box, call the night before for the code.

The neighborhood

The house is in a rural neighborhood. 5 miles away, is the town of Bradford there are some great restaurants, a 9 hole golf course, grocery shopping and some interesting shops!! Drive in movie near by so much fun!!

Master bedroom has a king sized bed.
2nd floor bathroom has a shower, toilet and sink.
Please make sure the shower curtain is inside the shower, as you will cause leak downstairs

Bathroom on the first floor has a tub/shower sink and toilet
I leave tea, coffee, filters, sugar at the house!
Wood stove and wood provided in the fall for those chilly nights.

WE DO NOT PROVIDE WOOD FOR THE FIREPIT. PLEASE BRING YOUR OWN OR BUY DOWNTOWN .

We ask that you remove your shoes inside.

There is a washer/dryer at the house.

unless you have arranged it with the hosts. } The housekeeper will get there at 11am to start cleaning.
No unregistered guests are allowed on the property. If we notice unregistered guests we will contact you if we can't reach you we will contact vrbo to cancel your reservation. If you tamper with exterior cameras the reservation will be canceled and you will be asked to vacate. ( sorry about this but a few bad guests have resulted in us making this rule)


Hosts are NOT responsible for actions of the river.
River may flood, during heavy rains or spring ice thaw.
Do not attempt to walk or drive through flood waters.
The river has come up over the driveway in the past but has never
come up to the house. Stay in the house if the river ever rises during your stay.
It will go back down as quickly as it come up.
River can be fast moving in the spring or after heavy rain.

Firewood that is on the property is for winter heating, you will need to bring your own in. They sell bundles in town at Hannafords.

You are in a rural area, you may see, deer, turkeys and other wildlife also insects.
Bees, wasps, moths, mosquitos, fireflies, and the occasionally mouse, You will not be given a refund if you see any of the above. If you have a problem with wasps and hornets you may not want to rent this property as they are around the river, and the exterior of the house.

This place is magical! I HIGHLY RECOMMEND.
We are SO HAPPY we chose to come to this TRUE Heaven in Vermont. When you first, arrive you know this place is special...You will see A Plus landscaping and the beautiful home that sits next to the peaceful sounds of the nearby stream. Inside there is comfy couches, chairs, beds, clean bathrooms, games, complimentary marshmallows and wine, and all of the items you need to feel comfortable and content. The swimming hole nearby is cool and refreshing. I did not fish with the provided fishing poles, but I did snorkel around and saw two rainbow trout in the hole. I recommend letting those fish grow, and just go down the road a bit to the bigger area that does have well stocked trout and other fish. Our hosts had five fishing poles with tackle to use if we had wanted. And the hosts are AMAZING. Susan, who I talked to, was so helpful, delightful, and caring about our stay. Getting to stay and enjoy this home is an experience you will NEVER forget. My wife and friends plan to come back forevermore to enjoy this this magical place. If you are lucky like we were, you can see the clouds and stars of the milky way. It was so clear here. And for the rest of the nights (July) we were treated to dazzling firefly shows. We are so grateful for time here and you definitely will be too.

Fantastic place by the river

What a fantastic place to spend time at! It has all the amenities including 3 bedrooms and two baths, a full kitchen, and even 2 decks to enjoy the breathtaking scenery. We spent hours next to the burbling river and enjoyed watching the topography of the rocks change with the rain. The close town of Bradford had little shops and eateries to visit and enjoy and our time flew by. Beyond the house and location, the host as great and communcated before, during and after the trip to make sure we didnt need anything. Quite honestly, there wasn't a thing that she hadn't thought of! We can't wait to visit again.

Relaxing vacation

We were very pleased with the cleanliness of the house and the owners availability to contact. Susan was very helpful with answering any questions. The River sound was so peaceful sleeping at night. Be prepared to drive to visit other locations. Wi-Fi was DSL, so we had to adapt. Not surprising because we were in the woods. Would love to go back.

Creekside comfort

The house is secluded, and the sounds of the brook are pleasant to fall asleep to. The house is well-stocked and tastefully furnished. The king-sized bed was very comfortable. My wife and I often took day trips for hiking and culinary adventures and there was plenty to choose from! Hannaford grocery is nearby. Don't miss Hatchland Farms maple ice cream and exploring the Farm Way store. As a pet-friendly property, our midsized dog enjoyed the water and deer visits at dusk.

Peaceful Thanksgiving Getaway.

The river house was perfect! The sound of the babbling river rocked us to sleep. Our dog loved the privacy and freedom of the property. Bradford is a little gem in Vermont with excellent restaurants. Susan was a very responsive host! We WILL come crack soon.

Lovely location and cabin

The cabin is a lovely location, right on a gorgeous, private river. We swam in it each day (there’s a swimming hole great for a dip), hung out on the deck, made great dinners, and seriously deeply relaxed. It was just what we needed! Thanks so much, Susan! :)

Everyone loved it....again!

Second time up here and just as awesome as we remembered. Nothing but wide open space for the dogs and kids to play. Far enough away for peace and quiet but close enough to get to everything if need be. Loved hanging out in the river all day, making smores at night in the fire pit, and the Fairlee Drive In Theatre. Just an absolutely great place to get away with the family. We are planning to go there a third time so that should say something!

Perfect autumn getaway

The house was easy to find. Close to all the highways but once on the property you would think you are miles into the woods. The house was equipped with everything you might need and more. Our dogs loved exploring the land and streams. At night we enjoyed the fire pit and the grill. Our favorite was just listening to the streams all day. It was a good time and will definitely recommend it to anyone!

Relaxing time

We had a great time enjoying the quiet and nature of VT. The only reason for 4 stars is all the furniture could use an update. On a rainy day, stuck in the house, it was hard to get comfortable. Otherwise, it was a fun time. We saw bald eagles, a beaver, and tons of hummingbirds.

Very beautiful and private property

Susan is such a sweet host and is super responsive! The property is as described with everything you can possibly need in the kitchen, bedrooms and bathrooms. There is a long driveway running parallel with the river and along it you can explore the swimming hole or the small waterfall by just wading in. The property was extremely dog friendly and there is first floor bedroom if steep stairs may be an issue for your dog or a guest. Overall this trip was exactly what my husband and I needed - remote/secluded with plenty of hiking opportunities to clear our minds and disconnect from the outside world.

Perfect getaway

The house was perfect for a getaway with the family. Extremely private with plenty of open space for the dog to run and the kids to ride bikes and run around all day. The house is bordered by the river on two sides making it accessible for cooling off. The house also has all the modern amenities (wifi, 2 bathrooms) which makes winding down at night much easier. Multiple reaturants and grocery store 10 min away. Only 20-30 minutes from multiple museums, nature trails and the drive in movie theatre. Owners were super great to work with. It's just an awesome place to be - we didn't want to leave!

Great location.

The property is within a one hour drive of many attractions in the Green Mountains of VT as well the White Mountains of NH. It's also just 10 minutes away from a grocery store and restaurants in Bradford. The cabin itself was clean, comfortable, and had everything that we needed to make our stay enjoyable. Susan was very attentive to our questions which was very much appreciated. The cabin is situated in a bucolic location that allowed us to relax and enjoy nature from the deck, around the fire pit, or at the swimming hole. The best memory was watching the Perseids meteor shower while sitting around the fire on the last night we were there. The only minor glitch was that the VRBO app apparently doesn't allow one to view prior messages unless there's a cell signal. We have T-Mobile and there was no signal at the cabin so I was unable to view the lock box combination when we arrived and had to drive to Bradford for a signal. That's not the owners' fault, but something that people with T-Mobile cell plans should keep in mind.

Great Experience

We thoroughly enjoyed our week at the River House. Susan was an ideal host - communication was great and she's easily reached if needed. It's clear that she cares about the well maintained property and that you have a great time visiting it. We arrived to some thoughtful welcome gifts including yard games for the kids and all the trappings for smores. The house is very comfortable and well organized. Its not new, but is a perfect cabin by the river complete with privacy, a firepit, a great lawn, decks, and a well provisioned kitchen. The river level was quite high when we visited, so we couldn't swim, but we did manage some river walks. Saw a moose up on the hill one morning, and visited the Beetlejuice sites just up the road. Bradford is a short drive (5 miles) with a couple really nice restaurants (the Little Grille and Colatinas) and its a quick ride either down toward Hanover or over to great hiking on the NH side. Check in / check out is easy, all the linens, beds and bathrooms were clean, comfortable and neat. Though the house as no AC, it held the overnight cool inside through most of the afternoon and cools off very quickly with lots of windows and fans, so sleeping was not an issue despite the heat wave. Would definitely recommend this house for a comfortable, rustic getaway with lots to do nearby.

River House Rest and Relaxation

We are a family of five with three boys ages 12, 10, and 8 that have vacationed in Vermont for a week the past few years to "unplug" from our busy lifestyle. This year we decided to make it two weeks and found the perfect house to do it in. Everything about our stay was absolutely wonderful, from the communication with Susan to building our own custom "spas" in the river. There are too many items to mention them all, but here a few of the highlights: 1) The description of river front heaven could not be more accurate. You have your own private play area for kids and adults. The water ranges from a couple inches to about couple feet in the main opening. The kids and their father transformed into engineers moving rocks here and there and just enjoying the cool mountain water. It provided hours upon hours of entertainment. 2) The sound of the flowing water invokes such a sense of tranquility! We left the doors and windows open at night to hear the river and we slept like babies. 3) There is a large open yard perfect for games. Susan so thoughtfully stocked the house with activities to augment those we brought ourselves. The boys played badmitton, volley ball, soccer, football, frisbee, catch with our dog, caught butterflies and crickets, and endless other games. When they got hot, they ran to the river to cool off. Then, back to the games! 4) There is a fire pit just next to the river where we spent almost every night making smores, telling stories, playing games and totally relaxing. I miss it already. 5) There is the coolest swimming hole on the property as well. There the water was about four feet deep (depends on the rains) and perfect for the kids to jump in and get carried by the waterflow. Even the dog got into the mix. This is also where our boys became geologists, since the rocks here are amazing. They scoured the grounds, finding everything from quartz to pirite to fools gold (and of course granite). 6) The house is not a long drive from the town of Bradford, where you can find a local coffee shop (great breakfast burritos), ice cream shops, a local book store, a convenience store (they sell worms), and a really cool waterfall. Alexanders restaurant was also very good. The Wrights Mountain hikes are great and only a couple miles from the house. Check out Halls Lake where you can fish from the shore and catch Perch galore. Too many other awesome hikes to mention! All in all, we had a wonderful stay and would highly recommend!

A beautiful and relaxing spot. We loved the privacy (and the convenience of Bradford nearby.). In spite of the drought we and our dogs enjoyed the river. We appreciate how much Susan cares about her gorgeous place and her guests. We highly recommend Susan and Dutch as hosts!

Total Relaxation

Susan is a great host. Very attentive but not intrusive. This house was stocked with everything we needed. It was clean and cozy - lots of room for our dog to run around in the big back yard. We saw lots of different birds including an eagle - and - it has a fabulous swimming hole. I’m sure we’ll be visiting again.

Quick Vermont disconnect

First off, thank you to the owner Susan for letting us use the property and letting us bring our dogs. Leaving us wine and items to make s'mores and being attentive was a big bonus. The property the house is on is awesome. Big yard, fire pit, swimming hole, off the beaten path so very peaceful. We had very minimal bugs as well when outside, as well, guessing the property is sprayed. Additionally having the windows and doors open to hear the river when going to bed added to the enjoyment of the property. Also it's not far from downtown Bradford and Fairlee. Local dairy ice cream, and some okay restaurants between the two. Also Barre is about 30 minutes away for more options. As for the house, it's a cabin in the woods in a small town in Vermont so it's definitely rustic. It could use some updates and replacements on items versus patches. That being said, in the summer you will not be inside other than to sleep though so it's not a problem.

A quiet secluded getaway

Our family needed to disconnect a bit after these past several months. This was just the place to be. The communication with the owner was prompt and she took the time to explain everything. The house was very clean as well as the noted extra effort to address COVID-19 concerns. We were welcomed with a bottle of wine and s’mores supplies. There was basically no cell service but this was a blessing and allowed us to disconnect. Of course there is a landline for emergencies. WiFi was also available if you felt the need to check an email or so. I would highly recommend this rental and I only wish we came when the kids were young. They would have had an amazing time playing in the river!

Relaxing River Cabin

We really enjoyed our stay at the river cabin. Very remote with the amazing river, and great hiking close buy, but close enough to a grocery store and 91 (10 minutes). Would highly recommend to anyone that's looking to unplug and relax but also reliable internet at the cabin if needed.
