The Colony, also known as the City by the Lake, is an unparalleled destination in the heart of North Texas. Best known for beautiful views of Lewisville Lake and a booming entertainment scene, The Colony offers a tranquil escape with metropolitan amenities. Great outdoor activities, shopping, foods are in close proximity. It is a great place to have fun even when you are here to visit family or for work. So much fun things to do and so many great foods to choose from.

Car is needed to get around.

TWO FREE parking slots in the drive way on the BACK of the house. Additional two FREE parking slots available in the front of the house if needed.

★ Parties and events are not allowed at this property.
★ All guests need to be registered in the booking.
★★ Security cameras: There are ring cameras installed on the outside of the house and backyard to ensure head count per every reservation.

*Visitor/noise: Parties and events ARE NOT allowed at this property.
- No unregistered guests or visitors are allowed.
- The maximum property capacity is people is 16 at this house or the amount of guests registered.
* Parking: max of 4 cars in the drive way. Additional parking in the front needs to be approved by host before booking.
- A $50 per guest above 6 per day will be added for every extra guest.
- Please keep the noise down after 10 PM and before 8 AM for the respect of the neighbors.
- There will be a $250 fine if the policy is called due to loud gathering or if a neighbor complains about littering or discourteous behavior or excess noise. We also have the right to evict the whole party and cancel the reservation without refund.
* Pet Rule: No pets ($100 extra cleaning fee will be charged if pet is found at the property)
* Smoking policy: No smoking ,vaping inside the house. Use of marijuana or other illicit drugs is absolutely not allowed inside or outside of the house.
- A minimum of $200 will be charged if smell of smoke is found by the cleaners upon check-out. If professional smoke damage restoration service is needed, the guest will be responsible for the whole expense.)
- Smoking is only allowed in the backyard. Cigarette butts must be disposed of correctly in the ashtrays. There is a charge for $20 per cigarette butt found in the yard.

* Flexible Check-in Option: We understand travel plans can vary, so we offer flexible check-in options to accommodate your schedule:

Check-in between 1-5/4 PM:
Pay $25 per hour.

Check-in before 1 PM:
Get 25% off the previous night's rate if you check in before 1 PM.

PLEASE NOTE that early check-in or late check-out requests are not guaranteed at this rate. The $25 per hour option relies on the cleaner finishing early on check-in day. For a guaranteed early check-in, choose 25% discount off the previous night's rate.

* Late check-out: Check-out time is 10 AM unless arranged with the host in advance.
- Unauthorized late checkouts or early check-ins are $25 per hour.
- Delay check-out after 12 pm will prevent us from getting the house ready for the guest in time, so $300 will be charged .
* Cleaning: Extra cleaning fee: $100 additional cleaning fee will be charged if the house is extra cleaning is needed to reset the place for next guest (i.e. stain on walls/doors, garbage left everywhere, etc.)
* Damage and breakage: Please report any damages, breakages, or malfunctioning equipment immediately so that we can repair or replace them.
- Please refrain from moving furniture from one room to another to avoid
any damages or breakages.
- The cost of any damages or breakages caused by negligence may be
deducted from your security deposit.
* Security camera outside: There is a ring door bell at the front door and a camera in the back at the garage near the gate to monitor people entering and exiting the house.
* Consent to use of bunk bed: By agreeing to the house rule, you are consenting to the bunk bed safety warning.
* Consent for use of the pool. You are consenting to the waiver for YOU AND ALL REGIESTERED GUESTS in this booking by accepting the house rules before booking.

SWIMMING POOL LIABILITY WAIVER

PLEASE READ CAREFULLY! THIS IS A LEGAL DOCUMENT WHICH AFFECTS YOUR LEGAL RIGHTS.
WAIVER AND RELEASE OF LIABILITY FORM RELEASE OF LIABIBLITY, WAIVE OF CLAIMS, ASSUMPTION OF RISK AND INDEMNITY AGREEMENT BY SIGNING THIS DOCUMENT YOU WILL WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.

Assumption of Risk:
1. I wish to swim at 5021 Pemberton Ln, The Colony, TX 75056; I recognize and understand that playing at 5021 Pemberton Ln, The Colony, TX 75056 involves certain risks.
Those risks include, but are not limited to, the risk of injury resulting from possible malfunction of the equipment used in the pool and injuries resulting from tripping or falling over obstacles in the pool area

RELEASE OF LIABILITY, WAIVER OF CLAIMS AND INDEMNITY AGREEMENT
