As you step into this spacious haven, you'll be greeted by a modern, open-concept layout adorned with stylish furnishings. The heart of the home lies in the expansive kitchen featuring stainless steel appliances and a fully stocked kitchen.

This home accommodates up to 8 guests with 4 bedrooms and 3 bathrooms. Additional spaces include a fully stocked kitchen, living room, dining room, laundry area, and garage. We provide a starter kit for your stay. This includes towels for the amount of guests allowed at the home, paper towels, toilet paper, etc. Further needed items must be purchased yourself.

Safely Damage Waiver: As part of our effort to help you relax and enjoy your stay, we have partnered with Safely to provide you with $1500 worth of coverage for accidental contents damage or property damage. This means you can vacation with the peace of mind that you wont be unknowingly charged after your check out for minor accidental damages that may happen during your stay. All we ask is that you inform us of any damage so that we can file the claim with Safely.

Payment Terms: A valid credit card is required to be kept on file upon reservation. A member of our team will reach out to you upon booking to update your reservation guest portal with a valid credit card. For most bookings 50% is due upon booking and the remaining 50% is due 60 days before check in. If your check in is less than 60 days away, we may ask for the entire reservation amount upfront.

Outdoor Noise Limits: All units are equipped with a NoiseAware volume tracking devices. These devices track decibel levels, but do not record sounds. Guests are required to follow the city noise policies and we must abide by them to keep our short term rental license. Upon the first notification from NoiseAware of a noise violation, we will reach out to the Guest to take corrective action. If the Guest is unresponsive or if no corrective action is taken, Guest may be liable to a $500 charge. Furthermore, if code enforcement goes to the property and issues a citation, Guest will be responsible for paying the entire citation amount. Guest authorizes manager to charge credit card on file for any fines issued by code enforcement or any charges for breaking noise policy.

Cancellations: Cancellation policy is more flexible for bookings made through our website than for bookings made through VRBO. On VRBO, for any cancellations made 60 days or more from check in, you will receive a 50% refund minus the payment processing fees charged by Stripe. For any cancellations made within 60 days from check in, you will receive no refund. If the reservation is cancelled with 48 hours from booking, you will receive a full refund minus the payment processing fees charged by Stripe as long as check in is more than 30 days away. There is a strict no cancellation policy for all major holidays, major tennis or golf tournaments, and music festivals. Festivals include but are not limited to Power Trip, Coachella and Stagecoach music festivals. Special events and music festivals that are cancelled, postposed, or altered in any way, for any reason, do not qualify for any refund, alteration of the reservation or cancellation, including Acts of God, pandemics, epidemics or health outbreaks such as COVID-19. NO CREDIT WILL BE ISSUED IN THE CASE OF EARLY DEPARTURE OR CANCELLATION FOR ANY FESTIVAL BOOKING.

Pre-Check In Link: You will receive a pre-check in link shortly after booking. Through this check in link you will have to enter some basic information regarding your reservation, will have to sign our Terms and Conditions, and will be able to purchase any additional services as part of your booking. You will not have access to the House Manual until the pre-check in link is completed.

--- HOUSE RULES/ POLICIES ---

1. No parties or events are allowed.

2. Due to Palm Springs policy, outdoor noise amplification at vacation rentals is prohibited at all times of the day. This means no outdoor amenities are allowed also no outdoor speakers even if the volume is low. If you have speakers inside the home, make sure noise cannot be heard outside. Quiet hours is from 9PM to 8AM, during which outdoor noise must be kept to a conversational level. If you plan to be loud and boisterous past Quiet Hours please take it inside the home. There are outdoor noise sensors on the property that measure sound levels.

3. Spa and pool heating are extra. $25/day for spa heating and $100/day for pool heating. Pool will be heated to 85 degrees. Please advise beforehand if you want to take advantage of pool heater as it takes 10 hours to heat the pool so it is warm by check in. If you decide to heat the pool or spa we require a minimum of 3 days pool heating due to rising gas costs.

5. Minimum 25 years of age to book.

6. SOME pets are allowed for an extra fee ($150/pet). Please consult with the owner before bringing the pet. Maximum of 2 pets. Pets are not allowed in the pool or on the bed. While we do allow some pets with prior approval, a $500 fine will be imposed for any presence or evidence of unapproved pets found within the premises.

7. No smoking inside the home. Evidence of smoking inside the home will result in a minimum fine of $500.

8.Tampering with noise monitoring devices will automatically result in eviction and a forfeit of all fees paid for unused nights and amenities.
