We are more likely to know if early check-in is available at least a day before you arrive. Since we need to pay for more cleaners, please note that early check-in has different rates, not more than half of the previous night if you'd prefer to check-in between 10am to 12 noon.
Early check-in within 12 noon to 2pm will be at $100.
Early check-in 2pm onward before 4 pm will be at $60.
Please inquire with our property manager if you'd like us to set you up for early check-in.
Guests can enjoy full access to the entire house, including the backyard, heated pool, deck, and garage / game room.
If you decide to park on the street. Please READ the street signs to know when street cleaning days are because hosts are NOT responsible for guests’ parking tickets.
Pool waivers are required for EVERYONE WHO ENTERS THE HOUSE.
Upon booking, one of our property managers will reach out to you and will offer a call for guest verification. We do this to ensure that we build a mutual understanding with our guests in relation to the property that they booked. We also ask our guests to sign a pool waiver for safety and precaution only.

**Maintenance
Please note that we strive to maintain our home in excellent condition for every guest. Before making a reservation, we would like to inform you that our maintenance team conducts regular visits on weekdays to perform tasks such as "taking out the trash", "watering the grass", or "Regular Pool maintenance".
NOTE:
Per regulations, guests are not allowed to use the mailboxes on site. You may have Amazon packages delivered to the door and also use nearby post office boxes for mail. We would not be liable for any lost packages.

**Check-out is on today NO LATER than 11 am.
**Check-in is not earlier than 4pm unless authorized by the host.
**PLEASE DO NOT REMOVE ANY PLUGGED IN DEVICES (Noise Aware and/or G*ogle Mesh).
**There shall NOT be smoking inside the home. (Smoking outside is fine but please make sure to close all the doors so the smell/smoke doesn’t get inside the house). Please Do Not Tamper our smoke detector.
**Please do not move the furniture inside the house, if you do, please put them back where they belong
**Please DO NOT LITTER around the neighborhood.
** Strictly no pets allowed. The owner of this house visits whenever possible and they have severe allergy for pets
**Please obey ALL HOUSE RULES.
Booking Requirements:
- Due to unfortunate events that we have experienced in the past (not judging all guests are the same), we call our guest for verification purposes as we abide by Rules in regards to third-party bookings (unless authorized) and confirm their purpose of travel. We also confirm if you’ll be fine on what you need to know about our home to make sure your needs are met. No calls - no check-in.
-All guests are required to sign an electronic pool waiver that will be given upon booking confirmation. This includes infants and children (signed by guardians). Otherwise, no pool waiver - no check-in.
Violation charges
**Bringing of Pets - $500 per pet
**Quiet Hours Violation (9pm-8:30am) -$500
**Smoking Violation - $1000
**Tampering of Smoke Detector: $500
**Unreturned furniture from its original position - $100-$1000
**Undisclosed number of guest who will enter the home without authorization from the host - $150 per person per night
**Covering our EXTERIOR cameras - $1000
**Unauthorized late check out - $250/hour
**Extra cleaning for big mess - $350
**Unplugging devices like mesh/noise aware/surveillance EXTERIOR camera - $200
**Using POOL or Jacuzzi during quiet hours (9:00 PM to 8:30 AM) is subjected to a $1000 fine.
**Kindly be aware that the pool heat fee once paid is non-refundable.
**NOTE**
HVAC rules:
We ask that you can help us conserve energy by leaving the AC at 76 degrees whenever you leave the house or before your checkout. Please do not put the AC temp below 69 degrees as it may freeze up the pipes. This will cause the AC not to function well and may cause a leak in the drain pipes.
In any case, if the AC does not cool, we will not be held accountable for sending HVAC to fix the issue, the same goes for issuing you a refund if in any case, you wish to cancel and leave the house.
Please reply back with the host's favorite saying “Life is Beautiful” so we know that half rules have been read.
**Extra cleaning request and Essentials

-We offer extra cleaning service at $280 for 2-week reservations and up.
Extra cleaning service refers to doing a standard cleaning during mid-stay plus restocking of supplies.
Things to note:
** Any house rule violations will be subject to cancellation with a refund based on our cancellation policy. We will be reasonable as much as possible to make this an overall great stay between the both of us.
** We would like to inform you that we offer all the amenities listed on our platform. However, it's important to note that unforeseen circumstances can sometimes lead to functionality issues with our amenities. These issues may be caused by natural disasters, previous guests, or normal wear and tear. We want to assure you that we conduct regular maintenance checks to ensure the proper functioning of all our appliances and amenities.
If, by any chance, you encounter any problems with our appliances or amenities during your stay, we kindly request that you give us the opportunity to address and rectify the issue before considering any cancellations. We ask you to consider this before booking our home.
**Guest Responsibilities:
-Lost and found item - $50 convenience fee + shipping
-Broken/Stolen Items - guests will be responsible for the repair cost/shipping/ etc.
-If the guest throws a party at the house and gets the house reported to the police or local authorities, we’ll be forced to cancel your booking and we’ll have to ask you to leave our premises without any refund.
-If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
-Only registered guests in your booking shall be permitted in the residence at any time. We do not permit additional visitors in the daytime or nighttime. Other side there will be an additional charge.
-If you plan to have visitors, they NEED to be included in the number of guests you indicated at the time you make your booking. - provide their names and age.
-The earliest access to the house is 4 pm. Unless agreed otherwise with the hosts.
**Early check-in

**Late check out
Check out is strictly at 11am if you’ll need more time, please communicate with our team. If you’ll need extra time like up until 1pm and so on, we ask for you to book the next night. (please inquire about booking the extra night we’re happy to throw you some discounts)
**Pool Rules:
-Pool usage is strictly prohibited during the quiet hours. No one is allowed to use the pool after 9pm as it creates noise and disturb the neighborhood. Aside from this, everything will be disclosed in the pool waiver.
**Pool Heat
-No guest is authorized to touch any of the panels of the pool heat control unless authorized. We’ll be charging extra depending if there will be damage incurred that will cost us to process any repairs.
-Pool Heat is a minimum of 2 nights for $100/night charge.
-Pool Heat turns itself off and on during quiet hours.
-Pool Heat must be requested 48 hours prior to check-in.
-Pool Heat is not like a jacuzzi that can instantly warm the water immediately. If you had requested it at a later time, please consider that warming up the pool will definitely take some time.
