➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.

➤ My place does come with heating and A/C, but I can't promise you'll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can't guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.
➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.
➤ To ensure the Villa is always at its best, my pool cleaner and gardener may visit the villa on an exceptional basis and with prior notice. i will try my best to always arrange its visits in between stays.
➤ I want my guests to feel comfortable and have a safe stay. There is a security camera located at the front entrance facing outside, recording 24/7.
➤ If you wish to request an early check-in or late check-out, please contact me and i will check availability. Please keep in mind that early check-in/check-out cannot be guaranteed, and that there is an extra charge.
➤ Delivery of packages before check-in/arrival is not permitted. The host is not responsible or liable for the acceptance, damage, or loss of any mail, packages, or other deliveries sent to the property.
House Rules:
➤ Please make sure you have added the correct number of guests in order to see the correct price. Additional overnight guests won’t be authorized.
➤ I care about respecting the local rules and being outstanding members of the community, so music and/or loud noises are not allowed at any time. I have a noise detector located in the living room and one in the patio to only measure decibels and detect higher than normal levels of noise so you can avoid any disagreement with neighbors and/or the city hall.
➤ Enforcing the same city rules, there are quiet hours from 10:00 pm to 10:00 am.

1. Please contact me via Airbnb messenger for any questions.
2. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third-party bookings are not allowed.
3. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so i can effectively prepare for next guests.
4. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
5. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
6. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.

The City of Scottsdale has established several rules to maintain a peaceful environment, including:
- No outdoor music or sounds at any time
- Quiet hours from 10:00 pm to 10:00 am
- No smoking outside
- No parties.
If the police receive any noise complaints, the city may issue a citation of $500 and require identification.

Occupant agrees to comply with any and all rules and regulations that are at any time posted on the Premises, contained in or attached to the Agreement, or otherwise delivered to Occupant. Occupant is responsible for ensuring that all occupants and guests comply with the same.
➤ POOL HEATING & USAGE
(Not available at all locations)
- The pool heating (to approx. 83 degrees) is free of charge.
- Remember that due to city rules, after 10:00 pm the use of the pool/ jacuzzi is strictly prohibited.
➤ CLEANING ISSUES
We want your stay to be as smooth as possible! If you notice any concerns with the villa's cleanliness or amenities, please let us know right away upon your arrival. We'll fix it immediately to ensure your comfort. Please note that we cannot provide refunds for issues reported after check-out or those beyond our control.
➤ NOISE DETECTORS

➤ AUTHORIZED USEA & GUESTS
Any additional guests staying overnight beyond the number specified by Occupant must be authorized by contacting us prior to their arrival. This includes all children, adults and pets (required by City Ordinance). If there are more persons staying at the property than the lesser of the number designated by Occupant or the Maximum Occupancy for overnight or day use, or if the Premises are being utilized by any person in a manner inconsistent with a transient occupancy vacation rental, then we in our sole discretion, shall have the right to terminate this Occupancy without refund to Occupant.
➤ In the City of Scottsdale, Occupant must be at least 25 years of age or older. By continuing with this reservation, Occupant represents that they are older than 25 years of age and further warrants those other occupants are either over the age of 25 or are accompanied by an adult guardian.
➤ ENTRY
We retain full legal, possessory and access rights at all times, and may enter the Premises at any time. Generally, access is required (i) for the purpose of making necessary repairs, to supply necessary or agreed services; (ii) to verify that the Occupant has complied with the terms of the Agreement or to investigate disturbances, check occupancy, or check for damages; (iii) in case of emergency; or (iv) for other business purposes (ex: to show property for sale or rental). We make reasonable efforts to provide Occupant with advance notice.
➤ CANCELLATION / REFUND
By confirming reservation, Occupant consents to be bound by the policies set forth on Airbnb for cancellation and refund of advance payments and deposits.
➤ NO MAIL / PACKAGES
Guest mail is not to be addressed to the property without prior permission from the host. The host is not responsible or liable for any mail, packages and/or other deliveries sent to the home.
➤ NO SMOKING
This is a non-smoking home. Remediation of smoke odor inside the home or any other damage caused by smoking will be handled as intentional damage, not covered by damage waiver, and if evidence of smoking inside the home is found, a $500 fee will be charged to Occupant.
➤ PARKING
Please note in the rental listing the number of permitted vehicles. Excess vehicles indicate over-occupancy to both us and the City of Scottsdale.
