Welcome to the spectacular 6 bedroom waterfront vacation house on Squam Lake affectionatly known as “Camp Kusumpy". This spacious home sits on 18 acres of land, with over 300 yards of private shorefront on a quiet cove with mountain views.

The home was designed with one purpose in mind - to create the ideal setting for family and group vacations. The house is just steps from the shoreline of Squam Lake, and offers views of the lake and mountains from most rooms in the house. The whole family will enjoy the waterfront area, where you will find a 50' long dock with two 12' x 22' floating platforms attached to it, providing room to hang out in the sun for up to 14 people. Explore the protected and nearly private cove and the lake beyond with the 5 kayaks and 2 paddleboards provided free of charge for your enjoyment.

For those who like games of all sorts, you are in luck! The house has a bumper pool table in the living room and loads of board games, plus backgammon and chess boards. In the side yard you'll find a shaded bocce court, and in the backyard you'll have your own private tennis court with a gentle clay court surface - just like the French Open courts! It also has lines for Pickleball! Something for everyone!

ACTIVITIES AND FEATURES FOR EVERYONE

The house has something for everyone in your group. Whether you are enjoying coffee on the dock as the mist rises off the lake, having lunch on the two picnic tables on the shaded lakefront deck, taking a swim, playing a round of tennis or pickleballon the private har-tru clay court, playing bocce on the shaded court with lake views, taking an afternoon nap in the lakefront hammock, playing one of many board games or bumper pool with the kids, sitting on the screened-in porch at sunset, or gathering around the game table after dinner, this is the place where you and your family will enjoy a memorable vacation together.

This lakefront house is an outstanding location for your vacation. It sits in a calm, protected cove on Squam Lake, with a long dock that will accommodate power boats, a small fleet of kayaks for your enjoyment, and a raft to swim to.

Its location on Squam Lake's southeastern shore afford you a sweeping view of the Squam Range mountains, and the sunsets that splash them in color each night. This location also provides easy access to a number of attractions and activities nearby. The Squam Range offers mountain hiking trails, and fast moving rivers and brooks. Shopping and restaurants can be found in Sandwich and Center Harbor, both just 4 miles away. There is a golf course in nearby Meredith, a Science Center in Holderness, and quaint country villages all within easy reach.

Squam Lake is ideal for swimming, snorkeling, waterskiing and fishing. A wealth of coves and islands can be explored by kayak. For hikers, the Squam Range, White mountains and Presidential Range offer trails ranging from 30 minutes to all-day excursions. The Koenig Wildlife Reserve down the road and Loon Center are perfect for bird enthusiasts, while the Squam Lakes Science Center's collection of raptors, otters, bobcats, bears, and even mountain lions is a great spot for the whole family.

Should it rain during your vacation, the house is well stocked with board games, books, a bumper pool table and other diversions. There is a movie theater 15 minutes away in Meredith, and Fun Park and Arcade Games at Wiers Beach in Laconia to keep everyone happy. If you don't feel like cooking, the nearby town of Center Harbor has an upscale restaurant, pizzerias, Chinese food and diners. Further afield you can find scores of activities and dining options in Meredith, Laconia, and Conway.

Perfect Family Vacation House

This is the ideal house for a large family vacation. There were 13 of us, ranging in age from 2 - 77. Each couple had a room and a bathroom nearby. The house has a very large living room/family room area, complete with a bumper pool table, comfortable sofas, and a round table for dining. We took all our evening meals at a large picnic table on the deck overlooking the lake, a marvelous place to sit and watch the sun go down over the mountains, What made the house perfect for all of us was being right on the water. A few steps from the house was a dock with comfortable chairs and an awning. The house is situated on the shore of Nichols Cove, a small sheltered body of water. All of us--young and old--spent many happy hours on that dock, enjoying sunning, swimming as well as kayaking. We hope to return next year for another family vacation in this idyllic spot.

Excellent!

As a family, we have been spending at least a week on Squam since 1963....The week at Kasumpy was, in many way, the best. The cove on which the property sits is quiet and relaxing, but through the lake access, one sees sail and motor boats plying the waters, with the 2000+ ft. Sandwich range as a classic backdrop. The amenities leave nothing out (asprin in the medicine cabinet!)...and an excellent supermarket is less than 10 minutes away so shopping is not an issue. From the "great room" with its fireplace and continually used bumper pool table to the large kitchen to the massive deck and huge dock and private float, the property is absolutely ideal for a large family, with enough space "get lost" and read a book. All-in-all, it allowed our four families to have a quite magical stay on Golden Pond.

A Magical House

This house is a true Squam house - perfect for families. We had three generations staying at the house and tons of extended family visiting for boating, swimming, and dining. The house is great for absorbing crowds. There are millions of toys provided so there's something for people of all ages. The sunset view is breathtaking...hence the name, On Golden Pond. We certainly hope to return. Carol

Finally, the perfect extended family vacation

I agree with all of the positive reviews previously posted! Here are some of the features we particularly appreciated: 1. Squam lake is beautiful (warm, clear) and the dock area on a secluded cove made kids, adults, and grandparents happy. Room to play. Room to sit quietly without the roar of motorboats and jet skis. Room to swim as exercise without worrying about motor boats. 2. It's an open floor plan, but there are at least 8 quality "spots" indoors and out where you can be alone, but still together. And when you all want to be together, the dock, deck, and living room are perfect. 3. The house is stocked. Cardamon? Yes. Lighter fluid? Yes. Plastic rings to throw into the water that kids can retrieve? Yes. New Yorker cartoon game? Yes. 4. Tennis court! 5. Totally functional kitchen with everything you need to cook for big groups. 6. Very close to a great grocery store, and if you need a giant grocery store, that is 15 minutes away. 7. Sandwich Historical Society Museum 10 minutes away - awesome! 8. A range of hikes nearby (hikes everyone including young kids and grandparents can do or more ambitious hikes). 9. Everyone slept great, especially the lucky people sleeping in the porch bedroom - it's practically like sleeping on the lake and in the trees at the same time. (Use the tarp in the laundry room to cover bed in case of a rainstorm.) 10. Dog heaven. 11. Kid bunk rooms are fun!

Fantastic house and location

From the moment we burst through the doors and saw the beautiful views and started to explore this large house we knew this was the perfect spot for our family of 6 children and 7 adults. From games, water toys including kayaks, kitchen utensils and towels, etc. Camp Kusumpy at it all including a loon family. We had plan to explore the area but with near perfect weather none of us wanted to leave the dock and lake. We had two avid fishermen in our group who had good fishing each morning and evening. It was hard to leave this idyllic location but we hope to return next year.

Squam Lake Gem

My family and I had a wonderful vacation at this very spacious and super comfortable house on a quiet cove on Squam Lake. Each year the owners make some nice upgrades to the house, and this year was no exception. We love the fact the house is so roomy and cozy, and we always let out a big sigh when we walk into the house and see the floor to ceiling windows and the amazing view of the lake and mountains in the distance. Tennis, swimming, fishing, kayaking, it's all here. Even in early June, we swam each day and reveled in the fresh pristine water. The dock is very spacious and allowed for 10 of us to spread out and relax very comfortably. Over this winter, they put in a great Floating Island Dock about 40 feet offshore, which made for a great place to hangout, take in the sun, and for the kids to play 'king of the hill'. I went kayaking early each morning and caught plenty of small mouth bass to start my day - just awesome. Great sunsets each night over the lake and mountains, made for some amazing dinners out on the dock & back deck. I highly recommend Camp Kasumpy to anyone.

Loved the loons

Stayed at Camp Kusumpy with a group of women friends and had the best time. Very secluded, yet convenient for shopping. We all loved the loons and paddling around the cove in the kayaks. The house is casual and very comfortable and the deck is a beautiful place to sit and have dinner. We met the owner when we arrived and she was very gracious and welcoming. I would recommend this place for a wonderful vacation.

Annual Family Reunion

This was our 10th season renting a house (new house every year). We meet yearly with our family of 12 (ages 6-73), plus multiple dogs. This by far exceeded all of our expectations. From the built in Chess table, bumper pool table, more board games than I could even begin to recount, books (kids, adults, local birds, etc.), and ample sleeping places, this house was amazing. Then you have the outdoors; Treehouse, kayaks, tennis court, hammock, dock, swimming, and of course views. We spent many hours at the house reading, swimming, dozing, cooking, eating, chatting, kayaking, and hiking. My sister and her husband absolutely loved the "outdoor" bedroom and enjoyed the daily sunrise immensely. One of my favorite things to do was go kayaking with my 3 boys and explore the little island with blueberries and go around the "big" island. This house is welcoming (loved all the scented hand soaps, plenty of toilet paper, and other personal touches), and inviting. We loved how rustic it is that we didn't have to worry too much about traipsing in some sand and dripping left over droplets of water, nothing a broom couldn't sweep away. We would highly recommend this house to anyone looking for an escape from the hectic life, but also enjoy being close to civilization. We can't wait to come back next year! We are already booked!!

Heaven on Earth

I guess the best way to summarize how we felt about Camp Kasumpy is to say we asked the owners if we could possibly buy it! Well, they are far too much in love with it to ever part from it, and we know why. It is simply special. Waking up in the morning to the glass-like lake, the fresh air...playing in the lake all day, running every day, twice a day on the blanket of soft bed of pine needles lining the country roads, beneath the shade of tall evergreens, the sounds of the loons cry and they play hide and seek in the lake, my children laughing as they jump off the dock into the fresh lake water, kayak, water-ski, float on the tubes...then topping it off with a glass of wine on the deck and watching the most magnificent sunset. The pictures do not lie. The house is beautiful and made me remember my wonder years as my kids experienced theirs. The owners were beyond gracious, we had use of the tubes, kayaks, and they provided us with so many amenities - even a couple of decadent chocolate bars. If we needed anything they responded by email immediately and went above and beyond. We felt like we were staying in the home of personal friends and I believe we were. We will definitely return and my kids said it best, "Mom, that was the awesomest vacation EVER!" I agree Charlie! Thanks for letting us experience this special special place.

Wonderful Vacation at Camp Kasumpy

We just returned from another glorious vacation at Camp Kasumpy, on Squam. This is my family's 5th vacation at the house, and it just gets better every year. Its so nice to go to a vacation home where the owners care enough about the quality of their guests stay, that they do nice improvements to the house each year. The property couldn't be nicer and the views are extroadinary. Its such a family friendly, safe area. They even allow dogs, which was really nice, so we could include our Lab, Paco, as part of our vacation. With fantastic swimming, kayaking and fishing right out your front door... what more could you ask for. Caught a nice Small Mouth Bass on my 4th cast off the dock. For some great excercise and adventure, there are a number of fantastic hiking trails all within minutes of the house. Loved the huge (fully stocked) fireplace in the evening... the kids made plenty of Smores. If you're looking for a super-comfortable spacious vacation home, right on the water, with tons of great things to do, in an absolutely gorgeous setting, that includes all of the the comforts of home, this is it. Protected cove is perfect location for families

Our family had a great vacation at your home. Our family consisted of my parents from TX, my sister's family of 5 from MA, and my family of 4 from NC. The Lakes Region was recommended to us from a close friend. The location of your home on the cove was absolutely perfect for our gathering with 5 kids under 13y/o. They spent every day fishing, jumping and swimming off the dock and paddling in the cove. The floating dock really added to the useable space on the water. We used the canoes and kayaks every day to explore the lake. We rented a boat which was great for tubing and sunset cruises. We all took the boat down one day to go to the Squam Lake Natural Science Center. We loved driving down the long winding driveway to arrive at your home. Your home's layout was great for our family to fit comfortably. The multiple sitting areas in the main living space allowed us all to be together but also engaged in individual activities. We commented on during the week at how well the kitchen was stocked with dishware utensils, cutlery, cookware, etc. The beds, linens, bedding were all comfortable. We had a rather warm end of our week (upper 80s-90) and that was probably the one criticism of our stay. It was challenging to keep the house cool which was most noticeable at bedtime. Ceiling fans would have been nice. As soon as it cooled down at night we would position the window fans to pull in cooler air. A handful of windows in the home had stripped cranks so I was unable to open or close them. However, we certainly enjoyed the overall feel and camp style to the home. In summary, we had a great vacation with wonderful memories and hopefully plan to return to the Lakes Region next summer. Thank you very much for opening up your home to us.

pristine setting on Squam

Waking up to loons in a secluded cove on Squam was a rare treat. My family had a wonderful stay at camp "kusumpy". From reading on the dock to kayaking and fishing we thoroughly enjoyed the gorgeous setting on Squam. There is a great deck for outdoor lunch, and a beach for easy Kayak access. In the evenings we would move indoors and enjoy the bumper pool table. The bunk rooms are great for lots of kids! Highly recommend this spot right on the lake.

Perfect for large families

Our multigenerational family (ages 7 to 70) had an absolutely wonderful vacation on Squam Lake. The house and the location were just perfect. While rustic, the house was clean and well maintained. We especially enjoyed the use of the many kayaks and playing bumper pool in the great room. It was the perfect place to relax and enjoy the company of our family.

Pure Relaxation on Squam Lake!

What an amazing vacation! My family absolutely loved this spacious & comfortable home on Squam Lake. This house has it all... it’s located on a quite cove with breathtaking views of the lake and surrounding mountains. As soon as we got there, we walked up to the lake and took in the views, and let out a sigh and could immediately feel ourselves decompress - just perfect. The house has a huge great room which is highlighted by vaulted ceilings and a very large and impressive stone fireplace. The great room was very comfortable, with plenty of large comfortable couches and chairs, which made for plenty of very cozy moments for my family. There was a fantastic collection of books, magazines, games and puzzles, which my family took full advantage. The room even included a pool table, which made for some competitive matches each day. I would be remiss, if I didn’t mention the fantastic views from the great room, which also included a convenient walk-out to a huge lake front deck that had to be 50 feet long, with plenty of chairs and tables for the family to relax. There was also the perfect Screen Porch, that had very comfy chairs and a great view of the lake. We spent plenty of time each day in the screen porch, soaking up the beautiful natural surroundings. The kitchen was also very spacious, and was updated with a newer Gas Oven/Stove, and offered plenty of room for our family and friends to cook up big meals and socialize. We were also really impressed with the size of each bedroom, each with very comfy beds and plenty of windows to capture the wonderful breeezes. The bathrooms were also large and clean. The house was great, but we all go to a place like this for the outdoor experience, and this house really delivered. There is a huge dock, that was big enough for my entire family and friends to spread out. We did a lot of reading, relaxing, swimming, and dining on the dock. In fact, we enjoyed lunch most days, and had dinner on the dock while taking in absolutely breathtaking sunsets each night. Many fantastic photographs each night. This place is a nature lovers paradise, with Loons, Hawks and Eagles right out in front of the house overlooking the cove each day. We used the kayaks for fishing and exploring - the kids loved it. The water is so clean and so refreshing - swimming was heaven. The area offers outstanding hiking trails, whether you’re looking for a 1 hour trek or more, its all here. beautiful location, great house!

We had a really nice stay at this house with our group of 15 (newborn to grandparents). The children's bunk rooms were awesome and my husband and I loved sleeping in the sleeping porch. The house was comfortable and quirky (indoor swing!), there were lots of different gathering areas, and the porch and dock were amazing. The extras, such as kayaks and fluffy towels, were much appreciated. Now that this house has WiFi, we hope to return again as soon as possible.

Wonderful vacation house

We had a great extended family vacation at this house (15 folks, newborn to 68 years old). The location was incredible - right on the lake with a fabulous dock plus a sandy beach complete with kayaks. The rooms were comfortable (particularly we liked the sleeping porch and the kids bunk beds) and the towels were oversized and plentiful. The house was everything we wanted in a vacation and moreso. We loved the inclusion the tennis courts and the huge laundry room full of extras. We hope to return very soon.

More of a large camping cabin

My family had a wonderful vacation at this property. The house has a well stocked kitchen and has many games etc. Squam Lake is a 5+ star lake but the house itself is very rustic and worn and in need of better cleaning and maintenance. It also was very hot upstairs with no air conditioning. Much more like a camping cabin. Lisa was a pleasure to do business with - very responsive with local information. Overall a fair price for the amount of lakefront space offered however will look elsewhere next year.

Extremely Musty!

I was a guest of my sisters, and when I saw the outside of the home, I thought it was more modern and clean inside, looks can be deceiving. The beds are uncomfortable, the home is musty and moldy and the furniture was stained and dirty. I was afraid to cook anything in the kitchen, butcher block countertops that were black from dampness. Had to leave after two days, I got so sick. For the price, I expected a cleaner place, but I will admit, the location is beautiful and I enjoyed sitting on the porch at night.

Our great great great grandfather purchased land on Squam Lake in 1890 which consisted of a seasonal fishing camp and an abandoned farmstead. Our grandmother carved out a separate parcel for us in 1974, and we built this vacation home then. Our family vacations here each year in August, and we welcome all feedback on how to continuously improve the property for our guests

Why they chose this property

Our lakefront vacation home on Squam Lake has the interior and exterior space and design to easily accommodate large groups and familes. We make the house available for rent in the following months
- June: late June - on a case by case basis
- July: all four weeks
- August: family use
- September - on a case by case basis
- weddings $20,000 flat fee for up to five nights

What makes this property unique

This vacation home sits right on the shoreline, with great swimming, boating and fishing. A wide100' long deck runs along the front of the house and overlooks the lake which is only 5 feet away. It is a 6 bedroom lakefront home offering unmatched interior and exterior living space for large groups. The house offers many different areas for relaxing, dining, socializing and entertaining.
