☆☆ IMPORTANT HOA COMMUNITY INFORMATION ☆☆
☀ Every booking requires the submission of a renter permit to the HOA. There is a $50 HOA fee which we request from the booking guest after check-in.
☀ These renter permits need to be submitted at least 72 hours prior to check-in. We will submit the forms on behalf of the renter, but the renter must print the form, fill it out, sign it and email it to us. Permit submissions within 72 hours result in an additional $50 fee by the HOA. If required, we will request from the renter after check-in.
☀ If the renter permit needs to be modified after submission to the HOA (change in number of guests, dates, etc) there is a $15 change fee from the HOA. We will request this from the guest after check-in, if required.
☀ To use the HOA amenities, the guests must purchase amenity passes from either the clubhouse, or main office.
☀ Amenity passes cost;
- kids 7 and under are free
- $8 weekdays per person/ per day
- $10 per person/per day for weekends or holidays
- $30 for week passes per person, for non-holiday weeks.
- $50 for week passes per person, for holidays
☀ HOA Amenities include- Indoor pool, outdoor pool, splash pad, lake access/beaches, tennis courts, basketball court, playground, picnic areas, fitness center, clubhouse
☀ All guests, except children, must have their driver's license ready to show to security to enter the community.


☆☆ BEDROOMS & BATHROOMS ☆☆
Our comfortable two (2) story home features four (4) bedrooms, each designed to provide a restful and productive stay. The bedroom with 2 beds is located on the main floor, the main bedroom, 3rd and 4th bedrooms are located on the 2nd floor. The house has two (2) bedrooms, one on the main floor and other on the 2nd floor.

All bedrooms provide plenty of natural light, bedside tables with lights and ample storage space for your belongings in the accessible closets, dressers and luggage racks.

The four (4) bedrooms consist of a master bedroom with King bed and smart TV, one bedroom with one (1) full and one (1) twin bed, one bedroom with a Queen bed. The 4th bedroom has a Queen Air Mattress plus an extra-large couch that is super comfy.

☆☆ KITCHEN & LIVING ROOM☆☆
The open-concept layout of the common areas makes it easy to feel like part of the action no matter where you are.. The fully-equipped kitchen on the main floor is outfitted with a k-cup coffee machine, stainless steel appliances, including a refrigerator, stove, oven, and dishwasher, making it easy for you to cook a wonderful family meal as if you were at home during your stay.

Whether you're enjoying a family dinner or a casual meal with friends, the indoor dining table that seats six (6) plus four (4) seats at the adjacent kitchen island is the perfect spot to gather and share a meal. If you prefer to dine al fresco, step through the door into the 3-seasons room where you will find seating for six (6). Step out of the 3-seasons room and grab a seat on the 6-person picnic table and listen to the babbling brook on the property. There is no better way to end the night than s’mores around the wood fire pit!

The living room also on the main level is the perfect place to relax and unwind after a long day of exploring the Poconos. Cozy up on the large couch and watch your favorite shows on the flat-screen Smart TV, or enjoy a break from screen time with a good book and a fire in the wood burning fireplace.

Escape to the beauty of the Pocono Mountains and experience the ultimate in outdoor living with our large back deck, a dining table for six (6) plus seating for four (4) plus around the wood burning fire pit. There is plenty of space to hang out in the back yard to enjoy the fresh air, play some fun outdoor game or make s’mores around the wood burning fire pit!

This cozy home is in a great location just a short drive to nearby attractions, including Kalahari Resort, Camelback, Montage Mountain, Mount Airy Casino, Great Wolf Lodge, and more!

As guests, you will have full access to this beautiful home, including the full kitchen, dining, living room, charming bedrooms, bathrooms, washer dryer and exterior. Free parking is available on-site.

As guests, you have access with a guest pass purchase to all the wonderful amenities of the Big Bass Lake HOA Community. Passes are $8 per person weekdays and $10 per person weekends.

Please note, we do our best to accommodate early check-in and/or late check-outs. If we can accommodate there is a fee of $20/hr.

We are available anytime via message, text or call and have boots on the ground to assist with any issue, if one were to arise.

Cute residential neighborhood a short drive from grocery stores, restaurants and the highway.

Cars are highly recommended for getting around the Poconos. Taxis/Ubers are available, but not prevalent.
No loud music after 10pm or before 8am as we are courteous to our Neighbors. If noise gets above 80 decibels, you will be asked to keep the noise at a level that won't affect the neighbors.
No events, parties, or large gatherings

Parking is limited to the driveway only, with a maximum of 5 cars.

Self check in with a smart lock. Code to be issued by hosts the day of check-in once cleaners are finished.

Absolutely no smoking or drugs of any kind. If cigarette butts are left around the property an additional $100 cleaning fee will be charged and sent to our cleaners.
Absolutely no fireworks! Guests will be fined $500 for any fireworks. If the owner is fined for fireworks guests will be billed accordingly for the fines incurred for fireworks and noise.
Absolutely NO confetti or glitter. Using confetti or glitter will result in additional cleaning fees.
No taping items to the walls or ceilings.
Host provides propane tanks for the BBQ grill. Guest’s are responsible to refill the propane tanks if required. Refills are available at the nearby stores and some gas stations. Please ensure propane valves are turned off after use of the grill. Host will reimburse for the refilling of propane tanks, just send us a photo of the receipt.
Host provides a wood burning fire pit. Guests are responsible for firewood if required. Firewood is available at nearby stores.
Please pick up any trash outside the home from your stay
Do not take any indoor furniture outside
Do not flush anything other than toilet paper down the toilet. No feminine products, napkins, rags, etc. should be flushed at any time. Please no food down the sink drain.
Fishing
1) The use of the lakes for fishing and boating is subject to the fish and boat codes and regulations of the PA Fish and Boat Commission. PA Code, chapter 63. General Fishing Regulations.
2) Fishing in the lakes within the HOA is only permitted by Association Member, Family Members, Tenants and Guests
3) The Catch and Release program is for all lakes
