This spacious and newly updated vacation home is close enough to the public beach access to be there within moments (one mile), but far enough away to provide a private atmosphere away from the crowds. The welcoming interior of the home offers plush seating and two living areas so everyone can spread out. Three bedrooms provide comfortable accommodations for guests with plenty of storage. The kitchen is well-equipped with all the essentials for both cooking and baking. Spend time with the family outdoors while enjoying the XL backyard with a stockade fence.

This home is located in North Myrtle Beach in a quiet and well maintained residential neighborhood convenient to grocery stores, shopping, restaurants, and entertainment for all ages. Additionally, the Aquatic and Fitness Center is just one block away and offers day passes for use of its fitness equipment, indoor swimming pool, hot tub, sauna, racquetball court and more.

Primary bedroom has adjustable king bed; smart TV; ceiling fan; and white noise machine.
Primary bath has double vanity and tub/shower combination.
Bedroom #2 has queen bed with smart TV and ceiling fan
Bedroom #3 has two twin beds with ceiling fan and workspace (no TV)
Hall bath has single vanity and tub/shower combination
Sunroom has full size sleeper sofa (mattress recommended for children only)

LAUNDRY
Washer and dryer are onsite for guest use.
Please remove sand from items before washing. Do not overload machines. Remove dryer lint with each use.
Iron and ironing board are provided.

INITIAL SUPPLIES
A starter supply kit of shampoo, toilet paper, hand soap, laundry detergent, dishwasher detergent, coffee, creamer, sugar and paper towels will be provided at check in.
Guests are responsible for additional supplies needed for the duration of the stay.

LINENS AND BEDDING
Bed linens, blankets and pillows are provided for each bed.
Bath towels, hand towels and washcloths for the number of booked guests are provided.
Daily linen service, beach towels and beach blankets are not provided.

GUEST RENTAL AGREEMENT, SECURITY DEPOSIT, and ID VERIFICATION REQUIRED

All guests must complete a Guest Rental Agreement, ID verification, and Security Deposit in order to receive Arrival Instructions. Details of the Guest Rental Agreement can be found in the House Rules.

Also required, $1000 deposit and $400 deposit per pet, if allowed. A background check will be completed as well.

GUEST COMMUNICATIONS and ACCESS
Prior to check-in guests will receive an email or text with arrival and departure instructions along with a unique code for the front door electronic keypad. Guests will enter and exit through the front door. For security the side gates are locked at all times. The garage door button adjacent to the interior door will open and close the garage door, but guests must still exit through the front door.

Guests will communicate with the Host via phone, text or email.

CHECK IN AND CHECK OUT
Check in is 4:00 pm
Check out is 10:00 am
Late departures without prior authorization are subject to additional fees.
Guest agrees to comply with the Guest Departure Checklist provided at check in.


UPON ARRIVAL
Guest should check the property thoroughly upon arrival and immediately report any discrepancies or concerns to Host for resolution and to ensure Guest is not held responsible.


Guest agrees to allow Host or its representative to enter the property at reasonable hours to make timely inspections or repairs, and Host shall be allowed reasonable time to restore property to an acceptable condition. Issues presented after check-out shall not be cause for refund or discount.

RESPONSIBLE GUEST and MINIMUM AGE
Booking Guest must be 25+ and agrees to be an occupant of the property for the entire duration of the stay. Minors under 18 are not to be left unchaperoned at the Property. Guest agrees to be solely responsible for the actions of all occupants present at the Property at any time during the stay and to ensure that all occupants understand and comply with the terms of this Agreement.

MAXIMUM OCCUPANCY
The property shall not be used by more than the number of adults and children listed in the reservation confirmation and is in effect 24 hours a day for the duration of the booked stay.

RESERVATION PAYMENT, SECURITY DEPOSIT & CHARGE AUTHORIZATION
The total price due as itemized in the reservation confirmation is be payable as follows:

50% of the reservation total price is due at time of booking to reserve the rental property with the total remaining balance due 30 days prior to the confirmed check in date.

100% of reservation total price is due at time of booking for reservations made 30 days or less prior to confirmed check in date.

Guest shall provide a valid credit card account (“Guest Account”) and represents that Guest is the authorized user of the account. Guest consents to the Guest Account being charged as defined herein and to the Guest Account being held on file for the purposes of a security deposit. Guest is liable for and authorizes Host to bill the Guest account for (a) any damage or loss that occurs at the Property during occupancy; (b) up to $500 for violations of the pet policy including bringing more pets or different types than authorized; (c) any excessive cleaning fee required by the acts or omissions of any occupant during occupancy; or (d) any fines issued by police, utility providers or agencies for violation of any law, ordinance or rule during occupancy.

All payments must be made with a valid VISA, MasterCard or debit card.

CANCELLATION POLICY
All reservation changes must be submitted in writing to the Host.

No refunds or reservation changes will be made for adverse weather conditions, utility outages, mechanical failures, acts of God, evacuation orders, medical emergencies, illness, death, pandemics or any other cause beyond the Host’s control. Travel insurance is recommended to protect against financial loss should there be a need to cancel a reservation.


HOUSEKEEPING OR MAINTENANCE ISSUES
Guest agrees to check the Property thoroughly upon check-in and immediately report any housekeeping, maintenance or other concerns to Host for resolution and to ensure Guest is not held responsible.
Guest agrees to allow Host a reasonable amount of time to address any reported issues and will allow Host or its representative to enter the Property at reasonable times with reasonable notice to make inspections or repairs deemed necessary by Host.

PET POLICY
This property is dog friendly for quiet, well-behaved and house trained family dogs with pet fee ($150 one dog or $285 two dogs). No more than two dogs (40 lb or less) are permitted on the property at any time and must be declared at time of booking. Guests with any undeclared pet may be subject to immediate eviction with no refund or discount for loss of use and will be charged a minimum $250 pet cleaning fee.

Guests are responsible at all times for the safe and proper control of their dog(s) while on the property.

Dog(s) are not permitted to be left alone on the property unless crated.

Guests are responsible to keep furniture (sofas, chairs, beds) protected at all times during the stay with provided furniture covers, and to remove and dispose of all yard pet waste before checkout.

GOLF CARTS AND MOTORCYCLES
Golf carts and motorcycles are welcome and can be stored in the garage for safekeeping out of the weather.

Do not drive on the lawn.

TVs, CAMERAS AND WiFi
There are smart TVs in the den, sunroom, queen and king bedrooms. (No TV in the twin bedroom.) Cable service is not provided, but many of the popular apps are loaded. Just remember to bring your personal login information.

For the security and protection of the home this property is equipped with external only cameras at garage, front door and backyard.

High speed internet is provided by the local carrier. No refund or discount for service disruptions beyond the Host’s control.

SMOKING & OTHER RULES
Smoking and vaping are permitted outdoors only. Smoking or vaping of any kind are not permitted indoors and may result in immediate eviction.

Guest may not rearrange or move furniture.

Burning candles or incense, fireworks or explosions are not allowed on the property at any time.

GOOD NEIGHBOR POLICY
This family vacation home is located in a quiet residential community. Additional guests, groups, events or parties are NOT allowed. Noise audible outside the property is prohibited between 10pm and 8am. Adherence to maximum occupancy and noise ordinances is required and strictly enforced.


Guest and all occupants agree to treat the property with the same care used with your own residence and leave it in the same condition it was in when you arrived.

To prevent theft of or damage to furnishings or your personal property, Guest and all occupants agree to close and lock all doors and window
