My home PRICING is tiered like a Vegas Hotel would be with cheaper nights on Mondays and more expensive nights on the weekend. Prices also go up on special 'high trafficked' weekends ie. (Super Bowl Weekend, 3-day holidays, CES, other special events.

Thanks for hitting me up about my place. Las Vegas is a very unique market for vacation renting as a lot of home owners are negligent and rent to just about anybody to make a $$.
I focus my primary business on Business/Conference/Expo attendees & their team, Families in town that want to visit Las Vegas but not have to be in a smoke-filled casino with their kids, & Club Team sports (ie. youth basketball, volleyball, dance teams, etc.)
Having than been said, and being a 40 something myself who loves a good time, my house is in a relatively quiet neighborhood with very cool neighbors. All I ask potential rentals is that you be mindful of the fact that it is a residential neighborhood and not a frat house haha. The house if fairly sound proof when you're inside so you can stay up late and play cards and booze and such inside without making any waves. It's just the late night outside noise that we need to avoid so that I don't get shut down. If police are involved with neighbor complaints we will consider LEGAL action. So, again, just be respectful and treat our home as you would your own.
Other than that, just good old fashioned common sense is all I ask of you and your crew. This is not an investment property for me but rather is my actual residence so when I book it I typically travel for work. With that in mind just ask that you would treat it like your home. blah blah you get it!! haha.

MOST IMPORTANT RULES The following rules are LAWS for my Clark County Short Term Rental Permit
***** ANY VIOLATIONS MAY HAVE YOUR RESERVATION IMMEDIATELY CANCELED WITHOUT A REFUND ******
1) 12 = MAX # of people (adults and children) at this property at ANYTIME
2) The BACKYARD may not be used between the hours of 10pm – 10am on weekends, and 10pm – 7am on weekdays. This includes NO USE OF THE POOL. There should therefore be NO NOISE at all in the backyard. Any noise will set off the noise alarms and notify security.
3) ALL cars must be parked in the driveway) - NO STREET PARKING IS ALLOWED.
4) DAY = Noise levels outside must be reasonable outside during the day (LOW music levels on SMALL Bluetooth speakers OK). NOTE – IF THE OUTSIDE NOISE METER IS FLASHING AND BEEPING THEN THE NOISE LEVELS ARE TOO HIGH.
5) There is a noise monitoring device outside that does NOT record audio but only tracks decibal levels and you will be notified via text if the levels are too high for too long.
6) Smoking ONLY allowed Outside
Marijuana smoking is NOT ALLOWED
This listing has 6 RING cameras that monitor the OUTSIDE of the property. There are NO cameras inside the property.

PETS - All pets must be approved and there is a fee of $100/pet for your stay
Swimming Pool Release - This rental property has a swimming pool and hot tub located on the grounds. Tenants will use the swimming pool and/or the hot tub at the tenant's own risk. The owner wi0ll not be held responsible for the injuries sustained by the tenant and/or the tenant's occupants or guests when using the swimming pool and/or hot tub, and the tenant will notify the owner for any actions resulting from injuries to tenant and/or tenant's occupants or guests.
Liability Release - The tenants and tenant's guests shall hereby indemnify and hold harmless the Owner and owner's agents against any and all claims of personal injury or property damage or loss arising form use of the premises regardless of the nature of the accident, injury, or loss. Tenants expressly recognize that any insurance for property damage or loss which the owner may maintain on the property does not cover the personal property of tenants and that tenants should purchase their own insurance for tenants and guests if such coverage is desired.
