Located in the eclectic Bywater neighborhood, The Lookout Inn is an owner-occupied inn with four whimsically themed spacious suites. The vibrant and locally inspired MARDI GRAS suite is complete with a queen sized bed, adjacent living room area, and generous private bathroom. This suite is one of two suites on the first floor.

The Lookout boasts a beautiful back yard oasis with lush tropical plants, in ground cocktail pool and relaxing hot tub. These amenities are shared amongst all inn guests. Hot tub is open seasonally from mid-September to mid-May. Pool is not heated.

We are off the beaten path, taking to you a peaceful setting allowing you to relax and rejuvenate amidst the liveliness of New Orleans.At The Lookout, you’ll enjoy a laid back, peaceful atmosphere filled with character and charm in this quirky, historic New Orleans neighborhood. We are a retreat from the hustle and bustle of the lively French Quarter, approximately 2 miles away. While we are listed as a B&B, we don't serve breakfast. However, a breakfast of champions: coffee! is available in your suite and we have some guest suggestions on eateries nearby. Also nearby are some fantastic iconic dive bars, beautiful architecture and riverfront park.

I’m Kelly Rayner. I was born and spent my first nine years in England until moving to the US. After spending the rest of my youth on the mean streets of Long Island, New York, I enrolled at Loyola University here in New Orleans. Like many of my northeastern classmates, I fell in love with New Orleans and never went home. A couple years after graduating, I fell in love with my future husband, making him the luckiest guy on earth.

Mark Heck (said husband), is a native son of New Orleans. He is a proud graduate of Architecture from Tulane University and now owns and operates an architecture studio downtown.

In addition to innkeeping, I also operate a small event coordination company that involves chaos wrangling at weddings every Saturday night. :)

After a year of Mark’s blissful marriage, we found and fell in love with The Lookout Inn in 2013. (So much love, right?!) Already operating as a funky little alt-hotel, Mark and I threw in a whole lot of sweat equity, elbow grease, duct tape, shingles and paint to really make her shine. Ever since then, Mark has kept architect-ing, while gigging at night and on weekends as the Lookout handyman, pool guy and remote control fixer. Occasionally, if you’re lucky, Mark can also be found at his hobby, smoking ribs and brisket in the driveway. (Shoot him a compliment or question—he’s an easy target for a free sample.)

I love to catch up with guests and shoot the breeze, when I’m not busy managing my needy staff member, namely….

Florence Marie (Tiny Flo). Like most small humans, Tiny Flo is a pretty unproductive innkeeper. But she is so darned cute, and since she’s not on the payroll, I’m quite happy for her to tag along wherever I go. Florence loves meeting new guests, but like any professional innkeeper, she keeps her tantrums and all her other bad habits well away from guest view.

And new to the family is Jolene Marie, our beloved English bully!!

The Bywater is a mere 2 miles from the edge of the French Quarter. The neighborhood boasts colorful shotgun houses, crumbling yet famous dive bars often hosting live music, a family friendly brewery and a former-hole-in-the-wall wine shop and courtyard turned one of the most popular places in city. All of these places are at your fingertips when staying at The Lookout Inn. Feeling a little outdoorsy? Let us show you the way to the "end of the world" where the levee meets the mighty Mississippi. Or we can direct you to Crescent Park, our linear riverfront park that connects the Bywater to the foot of the French Quarter.

What makes this property unique

Our inn isn't a new build. It doesn't have clean lines and ultra modern amenities and decor. It was built in 1907 (and is actually the NEWEST house on the block. Fun fact!) It has been meticulously maintained and well loved. It creaks in all the right places and boasts charm and originality at every turn.

My husband and I live in the front half of the inn and are available should you need anything at all. We are also completely legal and licensed to operate this inn.
We are happy to arrange tours, make reservations and more. Just ask!
