Wake up each morning to a breathtaking sunrise at this Sanbornton home, gorgeously situated on the western shores of Lake Winnisquam with an easy drive one hour from the Massachusetts border and 12 minutes from Route 93. With 90 feet of lake frontage outside your back door and shallow water (2-4 feet off the dock), this is a place for swimming, floating, sunbathing, boating (you can tie up to the 40-foot dock), or fishing for trout, salmon, bass, white and yellow perch and more. If you have your own boat or rent from Winnisquam Marine, the Winnisquam sandbar is close by for a full day of play.

This three-story home makes the most of its lakefront setting with gorgeous spaces to gather and relax outside. After a day of fun, pull up an Adirondack chair on the deck down by the water, gather on the 30x50 foot patio overlooking the lake, prepare dinner in the built-in outdoor kitchen, and set the patio table for an alfresco meal at sunset. Spend the evening hours roasting marshmallows and telling stories by the firepit.

The same incredible view awaits inside, most notably in the lake-facing sunroom with its three walls of glass. Each bedroom upstairs also has water-facing windows. The rest of the house blends historical charm with modern comforts. Enjoy a living room with plush leather couch seating and a smart TV (through your own streaming accounts), an upper great room for the kids to escape, and a large solid wood dining table for family dinners and board games. A washer/dryer and complimentary WiFi are also provided.

Conveniently located close to Route 93, this home is well-placed for entertainment and activities. Hit the Tilton Tanger Outlets immediately off exit 20 (six miles). Lochmere Country Club, an 18-hole golf course, is seven minutes away or Canterbury Hills another 18-hole course is two exits South. You can play rounds of miniature golf, enjoy ice cream, take-out seafood, or visit a popular corner market and deli all at the end of the street. There are a variety of choices for local dining. You can catch shows and popular music artists at the Colonial Theater in downtown Laconia (15 minutes) and the Bank of New Hampshire Concert Pavilion (approx. 20 minutes away). Many hikes and bike paths are a short drive including a bike path directly across the lake. Gunstock Mountain, popular for skiing in the winter and hiking and outdoor events in the summer and fall, is 20 minutes away. Finally, Lake Winnepausakee and all it has to offer including the Weirs Beach pavilion with restaurants and arcades is nearby.
