Nine Acres Quiet Escape

Happily isolated from the bustle of Oak Bluffs and Vineyard Haven, this tranquil residence a 15 minute walk from the cliffs of Aquinnah offers simple, unpretentious comforts of old Martha's Vineyard. The raised decks at the front of the house face westward onto fields, the sea and Aquinnah's shimmering sunsets. The grounds are flanked by old stone walls that bestow a seasonal bounty of blackberries, honeysuckle, salt spray roses and the occasional tiger lily. Nestled in the soft slope of a hill, the house combines shared social areas and private sleeping modules with baths and outside showers. Each of these areas connects to the others via a continuous wooden deck with steps down to the lawns. The roof of one unit doubles as a sturdy treetop porch, ideal for cocktails, star viewing, and yoga at dawn. The secluded pool is on the hill at the property's eastern edge; down across the front field, a rustic shack surrounded by scrub oaks provides a perfect retreat from activities in the main house. On sunny days, Aquinnah's public beaches beckon, a 7-minute drive from the house -- or you can drive in the opposite direction and sample the quiet, sheltered beaches of Lobsterville. Both towns preserve the relaxed sensibility and unhurried pace of Martha's Vineyard set apart and far back in time and space.

Perfect secluded beach escape
My family and I thoroughly enjoyed staying on this beautiful piece of property. Easy access to secluded beaches and the Aquinnah cliffs. The pool was well kept as were the guest and main houses. The owner was extremely easy going, reachable and attentive to our needs. Highly recommend.

A spacious retreat
We loved the open plan layout with separate guest pavilions connected to the main house by an expansive wooden deck, great for large family gatherings where you can be together in the main house but then retreat into your own space at night. Feels secluded and private with distant view of the water, and the Aquinnah area quieter than the more popular areas on the Vineyard. Great access to nearby beaches with the beach pass provided. It was perfect for us.

The layout was great for our large group with one main house and two guest houses. Adam was always available and went above and beyond to make our stay enjoyable. Aquinnah is heavenly
A true, old-Vineyard, 70s-vibes family compound with ocean views and 25 minute walk to the Aquinnah cliffs and stunning ocean beaches. If you want artsy comfort, lots of space for family and friends, huge skies, and an easy, rustic, laid-back rental with everything you will need, this is for you. We loved every second here. Owners are incredibly responsive and kind, responding to any and all questions we had. Truly, this is a great place.

A slice of heaven
We absolutely loved staying at this house. It was quiet, secluded and relaxing, and in a very nice part of the island. We spent time at Philbin beach and also Menemsha pond, both of which were very close. The property itself has the classic charm of a summer cottage with plenty of space. The property is expansive and beautiful. We loved the pool and the outdoor showers. Adam was a great host and very accommodating. We highly recommend this house for those who want a relaxing and quiet vacation on what I feel is the most beautiful part of the island.

A slice of old school heaven
We stayed for 3 weeks and hosted friends and family. I'm saying a 4/5 on cleanliness because when we arrived, the place seemed to have 1-2 years of neglect and was a 2/5 for cleanliness. Granted, these Covid times are harder to get good help, and the owner was extremely understanding and helpful in correcting for the grime. The first two days of our stay was busy-- regular service staff to clean and refresh the house. This made a 110% improvement. . . we just didn't need that extra step to occur during our stay. After that it as still a 4/5 as the house is old and stuff is a bit dusky and damp-- but what do you expect so close to the ocean?? The house is fantastic and lay out perfect, but it is worn thin with many elements of the house needing a full refresh. Before it got the deep clean, we were a little put off, but afterward, the house captured the old school remote and beachy vibe that meshed Inverness to pool time and sandy quiet beaches. Our stay ended with a desire to never leave. . . or at least return as quickly as possible. Live light on the house, return to the 60's/70's, and the house will bestow true relaxation back to you. 3 outdoor showers, a perfect size pool and a deck for sunsets over the ocean, bikes rides to lunch, beaches, bike ferry and light houses. . . cozy and special. . . but don't expect frills.

We didn't want to leave!
If you need 5-star luxury this is not for you - but if you want privacy, relaxation, morning walks to the Aquinnah Lighthouse & cliffs, easy beach access, old-vineyard charm, lots of artwork & books - and a very helpful owner - look no further. The layout was great for adults or families with teens/college age "kids" - 1 main house with 2 bedrooms and 2 "guest houses" connected to the main house by expansive decks - so lots of privacy but plenty of room to hangout in the house & screen porch & decks. Adam was always available to resolve any issues or offer advice. And the pool was nice to have on hot days. We will be back!!

We had a great vacation
We had a terrific vacation with friends and family in this open and comfortable Aquinnah house. The house had comfortable spots for us all to be together, and many cozy nooks to be alone with a book or a daydream. The kitchen was well-stocked, the views were great, the owners were very responsive to anything we needed, and it was a perfect location.

I live in Los Angeles with my wife and three children, and we are fortunate to spend part of every summer in Aquinnah. My parents bought the land and built the house in the late 1960s, and still visit when they can make the journey. The house is now the shared legacy of a large extended family: my sister and brother, their spouses and children, our cousins and closest friends. This home holds a centrifugal power over my family: hearth to shared meals, stage for music and rites of passage, setting for sunsets too many to recall, maker of memories too sweet to let go.

Why they chose this property

In the 1950s, my father and mother rented summer houses in many towns of Martha's Vineyard. It was Aquinnah -- then called Gay Head -- that won their hearts. The land, which is home to the Vinyard's Wampanoag tribe, is less manicured than in some of the other towns. Maybe that's why you sometimes find families of deer or wild turkeys roaming the property at dusk or dawn. My parents treasured the untamed spirit of the place, benevolent and sometimes wild. Loving the land, my parents passed this esteem to their children, and we to ours -- and now to you.

What makes this property unique

Where to begin...mornings by the garden out back, with guitars and mandolins if they're handy. Porches and decks on all sides of the house, so you can always be in the sun or shade. Ivy climbs high on the fence around the pool, for privacy and occasional freedom from salt. Close enough to Aquinnah's beaches to hear the waves roar when the wind is high; far enough from State Road never to hear a passing car. No traffic or crowds on the roads of Aquinnah and Lobsterville, though the towns are second-to-none for swimming, sailing, fishing, catching clams, walking until you're weary, singing until you're sated.
