The space
You’ll feel you’re vacation mode set in as soon as you drive down the private tree-lined road with the River bordering Pennsylvania on one side and Catskill mountains on the other.
Put your waders on and walk right out the front door to cast your line in the most desirable part of the Delaware River. Grab your fishing rod, hiking shoes, oars, sneakers or a good book and immerse yourself in this truly tranquil getaway. We are approximately 2-½ hours from midtown Manhattan, 45 minutes from Binghampton NY, and less than 25 minutes from Roscoe NY.
This sunny house sits on 10-acres, sleeps 8, has a full kitchen, separate dining tables, 65-inch smart TV, high speed fiber optics internet access, vast grounds to explore, fire pit, Weber grill, an expansive deck and plenty of parking.
1st floor: Three bedrooms. One and a half baths. Oversized King bedroom with seating/office area. Wide windows with river views and private sliding glass door to the deck for sunshine or star gazing. A Queen bedroom plus a double twin bedroom, 1 ½ baths and laundry. Kitchen with dining table and counter chairs seating 6, stove, refrigerator, microwave, coffee and K-cup maker, pots/pans, dishes, glasses, pantry items, spices. Living room with gorgeous views of the river, sofa, loveseat and lounge chairs, 65” Smart TV, DVD, CD, VHS player, and movie selections. Piano for the musically inspired, formal dining table seating 8, cast iron heating stove and gas fireplace.
2nd floor: One Bedroom. One full bath. Queen bedroom with high loftlike ceiling. Separate full bath with shower.

The historic village of Hancock is known for recreation featuring world-class trout fishing in the Upper Delaware River, Section 1 of the BDR route, canoeing, swimming, hunting, hiking. The Town Square hosts many seasonal events, summer concerts, a tractor parade, a Holiday parade of lights, BBQ’s, and carnivals. It is also home to the Robert W. Nichol Nature Preserve and Science Center, a one-of-a-kind destination.
