Newly remodeled, newly furnished in 2024! “Breathtaking-Best-in- the -City” unobstructed views of the Sandia Mts, golf course & sparkling city lights. It's like Country Club Living. You will be proud to call it home! It's a fabulous place to relax and unwind after your adventures in Albuquerque and New Mexico. (Or just stay home and enjoy the ever-changing views! Spectacular sunrises, sunsets, storm clouds forming, lightning striking in a distance, wildlife roaming, flocks soaring, hot-air balloons floating, animated golfers swinging and more! Please note that the Sandia Mts. turn a deep pink hue for only a few moments (the color of watermelon-- that is why the "Sandias" -watermelon in Spanish- got its name) just before dusk as the sun is setting. You won't want to miss the precise time of the deep color! (Those of us who live here, still try to catch the exact time each day the color changes and we are always enraptured to see it. From the patio, you will see the city lights twinkle from the rays of the setting sun just as the mountains turn to pink. It is a sight to see!

Please note: There is NO air conditioning in the home at this time. It is only cooled by fans. In the future there might be another cooling option.

The East-facing, mountain facing cheery and delightful sunroom has huge windows, 2 sliders on to a large covered patio & 4-hole putting green for your fun and enjoyment. The patio can be a very peaceful and relaxing spot to watch magnificent and dramatic storm clouds forming over the mts. in front of you, and it can be exciting to watch amusing golfers with comical stances and unique golf swings tee off in front of you. (Yes, they tee off AWAY from you and the home!) You can have your own golf competition on your own putting green in the backyard. The Ladera Golf Course Club house might have some live evening entertainment. Assorted and beguiling wildlife often roam or soar above the golf course- Egrets, geese, ducks, roadrunners and of course the coyote. And you will be delighted to see the occasional hot-air balloons floating nearby. From inside the master bedroom, you will be able to see the Sun rise over the mts. and you can watch the outside pageantry from the comfort of the master because it, too has a sliding glass door onto the patio. The master also features an ensuite with a new walk-in shower. The livingroom has a soaring ceiling, high clerestory windows and real wood floors. The home is in a quiet, golf course neighborhood with no through traffic. It is conveniently located near much entertainment and events. Located off of I-40 and the Coors exit, the home is just minutes to Albuquerque Old Town and downtown- only a few exits away. The Indian Pueblo Cultural Center is nearby, as well. The Petroglyph National Monument is 3 minutes to the west & protects one of the largest petroglyph sites in North America, featuring designs and symbols carved onto volcanic rocks by Native Americans and Spanish settlers 400 to 700 years ago. Just a block away to the west is a delightful park with two tennis courts. The home is an attached townhome on one side.

Here are the rules for the rental home.2024-4-15 update--
#1. No surprises here. All of this is listed on the short-term rental site prior to your booking. (under about this property.) Please do not be offended that I am leaving this detailed info here and in the home. It answers guests’questions. House manual. Please: THERMOSTAT-The thermostat is near master. The evenings are delightfully cool, so you can open windows and enjoy! . There are comforters, blankets, fans in bedrooms.
TRASH: Please throw trash, uneaten food from fridge into green trash bin and recyclable items into blue recycle bin, both with YELLOW ropes on the handles to ID them as mine. They are located in the garage or inside front entry. Trash day is Friday morning. Please set them on the curb. At the end of the visit, empty all trash cans in home. Please return them to the entry way after they are emptied.Please use coasters so furniture is not damaged. If you are more comfortable rearranging/ moving furniture/household items, please move them back.When you are out of the home, please don't leave on any appliance such as the dishwasher (not even in dry cycle- please turn off completely) turn off coffee pot, off washer, off clothes dryer, etc. when you leave the home. Possible SECURITY CAMERAS: Cameras are mostly battery operated so I have extra cameras in case batteries fail. They are pointing to the outside . Do not tamper with cameras and connections.There might be one camera in the garage. Please wipe up immediately any water or melting ice cubes on the wood floors through the home. The water can severely damage the flooring. There is fresh ice in the freezer. Drinking water from the kitchen faucet. Please wipe your feet on the provided entrance rugs because pebbles and asphalt damage floors. Please blot up any and all spills on flooring and on furniture. PARKING: Parking is permitted on my cement private driveway, no more than 2 vehicles, side by side, pulled all the way up into the driveway. I understand there is street parking.
Note: You may park 1 vehicle in the garage, it is a tight fit. In the driveway, do not leave anything in the vehicle or glovebox, Albuquerque is experiencing vehicle break-ins throughout the city. The “Nextdoor” app video shows thieves with flashlights peering into vehicles.
Keep couch covers on the light colored furniture .
If the patio has decorative lights: Turn them off during the day and when they are not being used. The putting green and turf are petroleum based and are flammable.Home is on a golf course with possible stray balls, snow, rain and ice can make patios and driveway slippery.
NO MAILED TO BE DELIVERED TO USPS MAILBOX- it cannot be accessed by guests nor host. Deliveries to the home should be sent to the home location or a private PO BOX.
BY BOOKING THE HOME ALL OF THE GUESTS AGREE TO RULES AND POTENTIAL HAZARDS- (If you are not committing short-term fraud, there is no worries about the rules. Please note: The home is on a golf course with potential stray golf balls, snow, rain and ice can make patios and driveway slippery. BOOKED GUESTS ONLY/ NO SMOKING ANYWHERE on the proptery/NO PETS- No large gatherings. No parties. No additional visitors to the home, unless a written request by the booking guest is approved by the host in advance: Here are numbered rules so most are repeats of above info. 1. By booking the home: you agree to house rules, follow house manual, follow check-out items posted on front door. 2.You agree to give the host complete guest list if asked.3.Your anticipated arrival time and departure times are important in scheduling cleaning crew..4.f you are not committing fraud, you do not need to worry about rule 4! To protect myself against the growing fraud in short-term rentals, I might be checking you in and will check your ID. 5.Check-in time afer 4pm, Check-out time before 10am.6.No pets.7.Garbage disposal is for small scraps of food.Do not dispose of sanitary products, diapers, wipes in toilets. 8 Blackmakeup washcloths are provided.9.Guests agree to pay if excessive damage occurs that exceeds the security deposit. 10. No smoking11.No unregistered guests or visitors unless written permission from host. The Ring video doorbell can monitor number of guests/visitors. There is a charge of $50 for each unauthorized visitor, guest per day. 12.No large unauthorized gatherings, no parties, a fee of $500 will be charged. 13. No excessive noise-14. $45 key replacement fees. Do not make copies of keys, do not change codes and locks.15.Please use reasonable amount of utilities- water, heat, air conditioning, lights. 16 Illegal drugs/substances or prohibited items are grounds for immediate termination without refund.17.Shoes/boots not allowed indoors, courteous to leave footwear in entryway to help keep home much cleaner. 18.No food, beverages in bedrooms. 19. No mail to be delivered to the mailbox because guests and host have no access to it. 20. No illegal downloads with the internet..21. No fires, no candle use on the property.22. Guests acknowledge: they can, and are encouraged to park one vehicle in garage; garage is tight fit; no large vehicles will fit; there are two parking spaces in the driveway; Don't leave anything in vehicles parked in driveway. "Nextdoor" app videoshows thieves around the city peering into parked cars for items to steal and they break windows. 23. No smoking 24.Backyard of fun activities for all. Please be aware, the home is not child-proof. You agree to be watchful of golfers coming down the fairway and acknowledge there could be stray golf balls that come into yard. 25. If water is spilled on the floor, or ice cubes drop on the floor, please wipe up water immediately.26. Enjoy the possible patio lights and remember to turn them off during the day and when you leave. 27. Don't use any grill or anything flammable on turf move: Don't move any items to flammable artificial turf. 28. Fireplace and pellet store are not to be use. 30. Please text me immediately if there is any emergency; water problems on the wood floor.31.no unauthorized guests 32. Please shut and lock all windows and doors when departing. 33. Please no running toilets or running appliances when you leave the home.34. Please follow check-out directions on front door day of departure. 35. Please message host when you arrive and check out.
