About this property

Riverside Eagle View, 5bed 3bath, hot tub, CB South

Custom built in 1997, this two story home is approx 2300 sqft with 5 bedroms/3 full bathrooms and comfortably sleeps 12 people. The home is beautiful in any season sitting above the stunning East river with mountain views that can be seen out every bedroom window, the large windows in the main living area, the deck, and from the hot tub. In the blooming season, the yard is landscaped with natural wildflower beds and attracts birds off the river corridor giving guests a real feel of Colorado beauty. After a day of outdoor adventure in any season, enjoy the hot tub and deck with a drink or hot beverage.

The house is located walking distance to the local CB South coffee shop CAMP4, liquor store, restaurants, brewery, and the free shuttle bus stop (.4 mi). The free Gunnison bus comes roughly every 30 minutes and will take you into the Town of CB or the ski mountain. The home is stocked with boardgames, puzzles, playing cards and corn hole. There is a large park in CB South that has a play structure, tennis, basketball and a soccer/baseball field. In the winter there is a skating rink at the park and the neighborhood maintains a groomed nordic track at the intersection of Shavano and Teocalli Streets.

We are new owners continuing to offer this beloved, cozy family home. **Renting in CBSouth is a great option because you can save over 10% in lodging taxes compared to renting in town or on the mountain.

Bedrooms and Bathrooms:
There are five bedrooms. A king bedroom on the main floor with an ensuite bathroom. Upstairs there are two queen bedrooms, as well as a bedroom with two twin beds and lastly a bunk room with four single beds. The bunk beds comfortably sleep adults at 6 feet long. Each bedroom has a TV/ Roku, humidifier, ceiling fan and large windows opening up to the river (a natural sound machine). Additionally each bedroom has a closet and luggage racks, except for the bunk room which has 4 luggage racks. All beds are outfitted with down comforters and high thread count cotton sheets. There are extra pillows and blankets in each bedroom and the linen closet. Upstairs are two full bathrooms each with a tub, shower and plenty of towels.

Kitchen:
The kitchen is fully stocked with appliances, cookware and spices to make preparing a full meal at home a breeze. Large kitchen appliances are new as of December 2023. Small appliances include: instant pot, crock pot, blender, mixer, toaster, kettle, milk frother, bean grinder and french press. The large kitchen table is situated near the cozy gas fire place and seats eight people comfortably.

Living Room/ Dining Area:
This home has an open floor plan combining the dining and living area which makes it perfect for entertaining. The living room is surrounded by windows looking out to the mountains and East River. The dining area and kitchen benefit from this view with the open floor plan. The living room comfortably seats eight to nine people. It is outfitted with three swivel leather chairs, a large leather couch and three ottomans. There are a few throw blankets for guests to use while enjoying the living room.

Outdoor spaces:
This home has a very natural setting. The front yard has green grass and the rest of the landscaping is filled with native wildflowers with a few bird houses which attract humming birds. The large deck is one of the best parts of this home. Looking over the East River, you can also see Red Lady, Whetstone Mountain as well as Mount Crested Butte in the distance. The deck has a locally made large table and benches with an umbrella seating six-eight people. There are also two locally made rocking chairs with a side table and two rattan chairs. Additionally, there are four adirondack chairs placed in the backyard looking over the fence at the East River. In summer 2024 we will add an eight person hot tub to the property.

Hot Tub:
A new hot tub overlooking the East River was just installed in May 2024. Please note instructions posted at the house to keep the tub hot and clean.

TVaccess and WIFI:
The TV is a smart TV in the living room. TVs are located in each bedroom are outfitted with Roku sticks. You can easily access to your accounts on Disney +, Netflix, Hulu, Apple TV, etc. You are welcome to log into any of your own applications on the TV via the guest tab.

Laundry Room:
A full size washer and dryer are available for guest use as well as a drying rack. Laundry detergent provided.

Security/ Keyless entry:
This home is equipped with a front door keyless entry for your convenience. The unique code for your stay will be provided one day prior to checkin. We also have three security cameras on the exterior of the home. They are located at the front door, the side facing the driveway and in the rear facing the river. These cameras are soley to check on the landscaping, to ensure the hot tub cover is securly fastened and the snowfall. As hosts, we do not watch the cameras for any other reasons unless our neighbors alert us there is a wildlife or guest issue.

Heating and Cooling:
Our home does not have A/C. The natural outside air and celing fans in each room keep the house sufficiently cool. We also provide evaporative coolers in each bedroom for the hottest days. Please consult our Welcome book for tips on keeping the house cool.

We have forced air and in-floor radiant heat. The main thermostat is located on the wall at the entrance to the master bedroom.

Pets:
We are a pet free home.

Parties/ Events:
We do not allow parties or events at our home since we are located in a neighborhood. Please contact the host if you have any questions.

Outdoor Activities:
The community of Crested Butte South is perfectly situated in the valley with quick access to various outdoor activities and ajacent towns. The closest access point for outdoor activies from the house is Cement Creek Road (the entry road to CB South). Trail acess for snowshoeing, mountain biking, hiking and dirt biking stem off this road.
In the winter, CB South maintains a groomed nordic track at the intersection of Shavano and Teocalli Streets.

The town of Crested Butte is a direct 7-10 min drive and Mount Crested Butte is just 10-15 min away. The shuttle (.4mile walk from our home) is a great way to access both. The town of CB has a plethora of mountain biking and nordic and snowshoe trails. Mount Crested Butte is a ski hill for all levels and is a phenomal downhill mountain bike park in the summer months. Fantasy Ranch is a highly recommended horseback outfitter near Mt Crested Butte. Stand Up Paddleboarding can be enjoyed on the Slate River at August Park in town. You can also enjoy paddle boarding at Lake Erwin just north of town.

Almont, a 15-20min drive, is a fly fisherman's haven on the Taylor River. It is also a great place to experence Snowmobile and ATV tours, white water rafting and horseback riding. Gunnison is just a 30min drive from our home and has a City Market grocery store and a Walmart for food and supplies. Gunnison also boasts incredible mountain biking trails at Hartman Rocks. and dirt biking such as Hartman Rocks, Sargents, Tomichi Creek. Taylor Park Reservoir, just off the Jack's Cabin Cut off boast many trails for ATV and dirt biking. There are several delicious and fun restaturants and cafes on the main strip, a bike shop, a full size grocery store and Walmart.

Wonderfull
We were in town for a wedding and booked this place because of how many bedrooms it had. It was wonderful. Had everything we needed and it was all easy to find. The bedrooms were cozy and there was plenty of space for everyone to get ready for the wedding. A short walk to the free bus stop made it very easy to get in and out of Crested Butte without having to drive. Mornings were beautiful and very peaceful and the hot tub was great as well.

Such a lovely hideaway.
We had a group of six adults who came for a week of UTV exploring around Crested Butte / Taylor Park (pro-tip you can access the Taylor Park trail system via Cement Creek/ the trail head is quite close to this property and its a beautiful trail) We found the property clean - well supplied with kitchen utensils and dishes. The ladies with us appreciated the upscale appliances. The master suite and two bedrooms with queens fit us all easily - and there are two more bedrooms with beds for six children/ teens making it a good choice for bjg family outings The hot tubs has a nice view of the river and Crested Butte Im sure we will be back.
