Your Vacation Starts Here! Latitude Adjustment is the ideal coastal beach home for your next vacation. Located in Cinnamon Beach, your family and friends will enjoy the open concept layouts and multiple outdoor spaces including a private pool. Being located near Florida’s scenic A1A Highway allows for convenient trips to restaurants in Flagler Beach and day trips to visit attractions in St Augustine and Daytona. Although once you arrive at Latitude Adjustment, you may never want to leave.

When you enter the home, you are immediately at ease. The 1st level is an ideal entertainment space with a TV, games and wet bar. This space leads out to the private pool and covered patio that overlooks the lake. Grill out in the outdoor kitchen or relax by the pool.

The 1st floor also hosts a guest bedroom with 2 bunk beds and a TV. The 1st level Full Bathroom is convenient for the 1st floor guests hanging out in the entertainment/ Pool spaces.

You may take the elevator or stairs to the 2nd floor, which boasts an expansive open-concept living, dining and kitchen, decorated in a coastal design with nautical touches. In the living room watch your favorite movies while the fireplace warms up the space. But the true show-stopper is the expansive views from the balcony overlooking the lake. This is an ideal spot for the whole family to gather and recharge near the sea.

The kitchen on the 2nd floor features double ovens and a dish washer to spend more time relaxing. Smell the coffee brewing from the Keurig and sip it from the bar seating at the counter. Make mealtime memorable by gathering the whole family around the dining table that seats 10. The 2nd floor also hosts a Half Bath and Laundry Room.

2 additional guest suites are on this 2nd level. Both of these bedrooms host Queen beds and a TV. The Full Bathroom on this level is between the 2 queen bedrooms with a walk-in shower.

Ascend the staircase or the elevator to the 3rd floor to the King Master Suite. From this private suite relax in the King bed with a TV and your private balcony. From the 3rd Floor Balcony you get a glimpse of the Ocean and feel the ocean breezes as you decompress from your day. The private Master Bathroom is a secluded paradise . Wash-away the day in the walk-in shower or soaking tub for relaxation.

When you want to head to the beach, utilize the beach supplies at the home. Take some Beach Chairs, Beach Towels, Beach Umbrella in the Beach Cart for your short stroll to the beach.

Relaxing

My husband and I read all of the reviews before booking a house with Homeaway so I try to make my reviews as accurate as possible for anyone else wanting to book. The house is beautiful and the layout was perfect for our family. My parents are older so the elevator was fantastic. There are a couple of reasons that I rated it a 4 instead of a 5. In the pictures of the property, there is a walkway to the beach seen from the balcony. This is a public access but is not accessible from the house due to private property. The beach access for South of Charleston is only a block and a half away but we were disappointed that the pictures were a little misleading. There were plenty of utensils and pots and pans, we also enjoyed the convenience of a coffee pot as well as a Kuerig, however, all of the knives were extremely dull and the can opener was useless. I know this seems like minor issues, but just want future renters to know. Last item about the house is that the doors to the balconies are difficult to open due to corrosion from salt air. As far as the area, be prepared to cook most meals at home because there is only 1 seafood restaurant in the area that we could find. Also, aside from the pools (which are extremely nice) there are no activities for children. We wanted to ride bikes or play putt putt but the only bike rentals are up on A1A which is not convenient to go rent and ride back to the resort. All in all it was a great vacation and the house was amazing. The wildlife in the back yard was entertaining. There are plenty of birds and there were otters in the lake which we enjoyed watching so it was a peaceful vacation. We probably will not return to Cinnamon Beach simply because we enjoy going out to eat and shopping the local area. I hope this review helps!

Our family loves the area, neighborhood, location and amenities. We have tried to rent this property many times and it has always been booked on the dates we requested. Upon arrival we were disappointed immediately by the condition of the property, there were visible issues such as loose and falling hand rail at stairs, worn furniture covered in pet hair and shower drains clogged with hair. The property manager was contacted and responded in a timely manner to those issues , later that evening we discovered the pool light was out. We contacted maintenance and they were going to check on it , the light was not repaired and we were unable to enjoy the pool with our family in the evenings. I will say that the neighborhood is amazing and we have enjoyed spending our vacations here in the area, the house needs maintenance and the pics/ description of this property are deceiving and disappointing.

Reviewer Comments: Upon arrival any this property there were several issues that were immediately noticed..... the stair handrail was loose and falling off the wall, worn upstairs living room furniture, pet hair on furniture and pillows and clogged shower drains. We contacted management and they responded to the issues in a timely manner, however as we settled in more issues became evident. One of the reasons we rented the property was for the pool ... the pool light was out and never was repaired during our stay causing or family not to be able to enjoy the dark pool in the evenings, really disappointed. This property was not at all what we expected, we love the area and the community but we will not be staying or recommending this property in the future.

We especially enjoyed the pool area and upper porch where we ate breakfast every day and could see the ocean and feel the breeze to keep us comfortable. The only problem we had was that the a/c unit in the master bedroom was out when we arrived. Property manager, John Sullivan was a dream. He moved two of us to another house until the unit was repaired the next day! Superb service! And he kept checking to be sure everything was fixed. We have had trouble with other managers of at other properties where the whole vacation was marred by the memory of things gone wrong and no solutions. Not so with John! He would be one of the reasons we would rent again! Our only complaint was the master bed was a bit hard. It was a beautiful property and we would highly recommend it !

Beautiful Home!

We had a group of 8 of us (6 adults and 2 kids) and it worked out perfectly! The pool at the unit was pretty cool but maybe because it was April, guessing it's a bit warmer during summer months. Also, an arcade game in the basement but it doesn't work. The house was stocked with everything you needed beside groceries. I would highly recommend this house in Cinnamon Beach.

Lots to Like with a Few Issues

This was our second stay at South of Charleston and one of many visits to Cinnamon Beach. The house has a few issues that could easily be addressed such broken screen doors, dusty ceiling vents, stained mattress, rusty outdoor furniture with dirty cushions, tired living room sofas. The location is great; however, lots of construction around the community with noisy vehicles and right now a porta potty almost in the front yard which won’t last forever. Loved the ocean and lake views from master balcony. Great tv’s, master suite, guest rooms, kitchen and a kids suite. Ocean Hammock gate access is cumbersome and intrusive requiring driver license numbers from your guests to obtain passes that must be shown at each entry. CBVACATIONS was great about getting what we needed for them. Will visit again in the future but not until some attention is paid to the rough edges in this house and construction at least next door is finished and slowing down around the community.

Totally wonderful family get together

First of all the property manager could not have been more helpful and kind. I have never experienced such service at a rental before. The house was totally accurate about the location etc. The house was totally clean and well maintained. We didn't lack for anything. All of us loved the pool and used it so much, yet there are two big pools just a block away as is the beach The location couldn't be better. It was close to everything but totally quiet. We enjoyed sitting on the balconies in the late afternoons. There were beach toys in the garage to use. We all drove towards St Augustine to the alligator farm which I highly recommend. It was very informative and interesting, not hokey as you might think. Publix is just a stone's throw by car as is AlA fish market. We hope we will be able to return soon.

Best property management team of any we have ever used anywhere! Only caution is lots of new construction including right next door to this house. Didn't impact our enjoyment at all as we spent most of the day hours out and about but it might bother some. Master suite is perfect and separate from the rest of the house up on the third floor with lake and ocean view for coffee with the sunrise and wine with the sunset Kids suite on the bottom floor and adult guests on the main floor allows for complete privacy for everyone! Lots of stairs but the elevator is wonderful especially for groceries. Pool is sensational! No remote for the garage, master fan and the pool lights didn’t work but these are really minor issues in an otherwise wonderful place. Coming back this winter.

Palm Coast Family Reunion 2016

Overall, I recommend this vacation rental. Reviewer Comments: We really enjoyed our stay at South of Charleston. The home is beautiful and very tastefully decorated. We stayed for one week in July for a family get-together. The lower level had a nice game room, a bunk room for the kids, and a beautiful back patio with a screened in pool, hammock, and nice table and chairs. The middle level had two bedrooms, a beautiful living room area, a huge dining room table where we had our family meals, a very nice kitchen, and a lovely outdoor area with comfortable seating and a table with seating for six. The third level had an amazing master suite with a king bed, huge bathroom, and a beautiful balcony with an ocean view. There was an elevator to take you to the different levels. The only concerns were that the pool pump and dishwasher were not working consistently and we could have used more plastic storage containers and serving bowls in the kitchen. Overall, our stay was awesome! We had a short walk to the beach as well as the community pools. We enjoyed bike rides around the beautifully maintained neighborhood. We would definitely stay here again!

Nice Vacation Home And Great Location

Overall, I recommend this vacation rental. Reviewer Comments: The home was very nice and in the perfect location. The beach was a five minute walk and the community pool was about a three minute walk. The floor plan was nice and with 4700 sq ft. there was plenty of room in the home. The only problem was with the homeowner as for some reason there was a lot of trash they took out and left in the driveway in two trash cans. This was apparently done after the normal Thursday trash pickup. Not sure why there was so much trash since no one stayed in the home the previous week. Called the property managers and they came right away and cleaned up the mess which was in the driveway near the garage and was smelling pretty bad too. The other problem was that the home owner apparently sold the home during the week and had the wifi mistakenly turned off on Wednesday during the week and blamed it on the internet provider saying it was supposed to be Saturday at the end of the week. Called the property managers and they called the owner and got the wifi turned back on until the end of the week. The rental company was excellent and so were the property managers Chris and John but the homeowner was a different story which is hard for the property mangers to completely cover for. Would give the rental company and property managers five out of five but the homeowner probably a three. Would stay here in the future and definitely recommend to friends and glad there will be a new owner in the future. Thanks!

Great location, but several cleanliness issues and lack of customer service from management

We were very pleased with the location of the property in relation to the ocean as well as the property pools. Our issues were all about the condition of the home upon arrival. It appeared as though the home hadn't been cleaned for a while, and many things were missed. The comforters on the bed didn't appear to be clean (one had dried blood on it) and there were no other blankets provided to use. We had to clean the bathrooms ourselves in order to get rid of the prior renters' "hairs", dried toothpaste and urine on the toilet seat. The shower curtain in the main floor bathroom was beyond disgusting. The patio areas and pool area were dirty and full of cobwebs so we had to wipe everything down ourselves. Also all the pool equipment and toys were dirty and full of mildew. I contacted Chris Gallo, the property manager, right away, and he told me he'd get a housekeeper over. That was our first day there. We waited each day for the housekeeper to arrive, and no one ever did. Not once....for 5 days. We were extremely disappointed in the management's lack of follow-through or concern for our satisfaction with our stay. The house was nice, and could've been great....if it was cleaned. It was especially disappointing considering how much is charged for cleaning services. Aside from that, we loved the area and had a wonderful time at the community pool. The staff at the pool/grille was great and the security at the gate was personable as well. I wouldn't recommend the place if you have small children, as the master bedroom is on a different floor from the rest of the bedrooms. The view from the 3rd floor balcony is beautiful. The pool is fairly small and was quite chilly. We used it very briefly and spent the rest of our time at the community pool by the lake, which is great for smaller children. The area is conveniently close to Daytona and St Augustine and it was handy to have a Publix so close as well. Lots of fun, beachside restaurants not far from location too.

We had to clean the bathrooms ourselves in order to get rid of the prior renters' "hairs", dried toothpaste and urine on the toilet seat. The shower curtain in the main floor bathroom was beyond disgusting. The patio areas and pool area were dirty and full of cobwebs so we had to wipe everything down ourselves. Also all the pool equipment and toys were dirty and full of mildew. I contacted Chris Gallo, the property manager, right away, and he told me he'd get a housekeeper over. That was our first day there. We waited each day for the housekeeper to arrive, and no one ever did. Not once....for 5 days. We were extremely disappointed in the management's lack of follow-through or concern for our satisfaction with our stay. The house was nice, but would've been great....if it was cleaned. It was especially disappointing considering how much is charged for cleaning services. Aside from that, we loved the area and had a wonderful time at the community pool. The staff at the pool/grille was great and the security at the gate was personable as well. I wouldn't recommend the place if you have small children, as the master bedroom is on a different floor from the rest of the bedrooms. The view from the 3rd floor balcony is beautiful. The pool is fairly small and was quite chilly. We used it very briefly and spent the rest of our time at the community pool. The area is conveniently close to Daytona and St Augustine and it was handy to have a Publix so close as well.
