The space
Welcome to a slice of luxury in the heart of Phoenix's Biltmore neighborhood. Our 4BR home blends modern elegance with comfort, designed for gatherings and relaxation. With a king, 3 queens, bunk beds, a large sectional and an additional queen air mattress, the space comfortably sleeps 12-16 guests. Each room is a private haven with plush bedding and smart Roku TVs.

—Kitchen—
The kitchen, a culinary dream, is fully outfitted for festive meals. Fully equipped with extensive equipment including a Nespresso, KitchenAid mixer, blender, air fryer, baking dishes/pans, pressure cooker, slow cooker, wine cooler, and enough dishes and silverware to host 24+ as well as enough wine glasses and champagne flutes for 16+ guests. (Please note: we welcome gatherings and group dinners, however loud parties are strictly prohibited and noise laws are strictly enforced in this neighborhood.)

—Primary Suite ** Sleeps 2—
The massive primary suite is equipped with a comfy luxury King sized mattress with down pillows and a down duvet, seating area, large walk in closet, en-suite bathroom with oversized soaking tub, 65" 4K Roku Smart TV, and direct access to the patio. Full blackout curtains in this room.

—Bedroom #2 ** Sleeps 4—
This oversized bedroom is equipped with 2 luxury Queen sized mattresses with down pillows and duvets. It also has a large closet and a 55" 4K Roku Smart TV. Blackout blinds in this room.

—Bedroom #3 ** Sleeps 2—
This spacious bedroom has a luxury Queen sized mattress with down pillows and duvet. It has a spacious closet and a 55" 4K Roku Smart TV. Full blackout curtains in this room.

—Bedroom #4 ** Sleeps 4 kids or 2-3 adults—
This room is equipped with a Double + Twin bunk bed, as well as a bonus roll out Twin trundle bed (sleeps 4 kids comfortably). This room has a 55" 4K Roku Smart TV. Xbox Series X. Blackout blinds in this room.

—Additional Bonus Beds ** Sleeps 2-4—
We provide a Queen sized, full height, pillow top self inflating air mattress with bedding. The very large and deep sectional also comfortably sleeps 2 adults. Living room equipped with 65" 4K Roku Smart TV + Soundbar.

—Patio—
The outdoor space features lounge seating, dining table, fire pit, portable hot tub, corn hole game, and string lighting; perfect for relaxing under the stars and enjoying time with friends.
Guest access
As our guest, you'll have access to the entire home and private backyard space. We want you to feel at home during your stay, so please make yourself comfortable and let us know if you have any needs or questions. We hope you have a wonderful stay with us!
Other things to note
Here are a few other details to note during your stay:

- Smoking of any kind is strictly prohibited inside the home. We are 420 friendly outside. Please dispose of butts in the ashtray provided.

- We take care of all bedding/towels/laundry and general cleaning when you checkout. We ask that you don't leave dirty dishes or large amounts of trash, but you will not be asked to do chores before leaving.

- There are cameras on the outside of our property, but none face into the home or the back yard. Depending on where you park there may be a camera facing your car.

- The front door is locked with a smart lock that automatically generates a new unique code for each stay to ensure maximum security.

- If you bring a pet or service animal with you, you are REQUIRED to pick up your animal's poo. This includes service animals and it is the policy across all listings on the platform. You will be fined if any poo removal is required.

- The EV charger is shared, please let us know in advance if you will be needing to use it during your stay so we can prepare, thank you!
