About this property

The Cliffside Perch, 70ft above the dry Blanco River

OVERVIEW
Relax and reconnect in a calm space nestled among trees and atop a cliff, with a breathtaking view of the Blanco River bed. Watch a Texas sunset from the balcony, hike down into miles of boulders and wildlife in the dry Blanco riverbed, or explore nearby swimming holes and downtown Wimberley (a 12 minute drive). The perfect getaway for families or a small group. The Cliffside Perch is a simple retreat, with Wi-Fi yet lacking television.

THE PROPERTY
This unique 3-bedroom/2-bath, 1600-square-foot home includes a king-size bed, a full-size bed, a bunk room (with 2 twin-XL bunks that sleep 4), and a futon couch; 2 living rooms, each with sitting areas; an eating area with bar stools; a dining space with a large farmhouse table and a small mid-century modern kitchen; a screened-in porch on the first floor; and a large top deck above a cliff, 70 feet above the dry Blanco River bed. For safety, porch rails are 42 inches high and a fence blocks access to the cliff along the length of the property.

OCCUPANCY LIMITS
A note on occupancy limits. We have had more than 10 people stay there, cramming lots of kids in. That's not for everyone, but to let you know how that works: the beds fit 8, the futon fits another 1 or 2, and Nugget cushions under the stairs could fit another 2. We've set the max to 10, but you can ask for more to fit kids.

GUEST ACCESS
The Cliffside Perch is on 6 acres, 4 of which are above the cliff. All linens, towels, dishes, and cookware are provided as well as coffee, soaps, shampoo, and conditioner. The property is fully accessible to guests for hiking and exploring. (See if you can find the fairy village in the forest, somewhat near the entrance.) Outbuildings should not be accessed. There may be also guests in a separate white tiny house that's on the property.

OTHER DETAILS TO NOTE
To provide a retreat, we intentionally have not set up a television.

Charming get away

We absolutely LOVED our stay here! The home was so clean and well stocked with all the things and extra things for a get away. We had adults and young children, the kids loved having a room for themselves with double bunk beds. Board games, toys, and musical instruments provided for lots of fun family moments. The outdoors was so beautiful, we saw a wide range of wildlife from the porch and enjoyed the binoculars. Our host checked in regularly to make sure we had everything we needed which was much appreciated. The beds were comfy and the open was of the home was a nice spot for our family trip. I would definitely stay here again and highly recommend the place to anyone else.
