Enjoy a quiet view, 75" TV, tea, coffee, and hot cocoa while being close to all outdoor activities, but only 2 minutes from downtown Reno and 30 mins to Lake Tahoe, 22 miles away (skiing, hiking, biking, beach activities). 4 miles to RNO airport, 30 minutes to Carson city and Virginia City.

Welcome to our spacious 3-bedroom, 2-bathroom home, perfect for families and groups of friends. Soak in the hot tub out back. Enjoy a comfortable stay with a full kitchen and a family-sized living room with 75" TV, split AC, and central heater.

The master bedroom sleeps 2 comfortably with a king-size bed and has an attached bathroom for your convenience. The two guest bedrooms sleeps 2 comfortably each having king beds. Additionally, there're two double-size futons which sleeps 2 comfortably.

We provide clean sheets and towels for every guest and supply shampoo, conditioner, and body soap. Guests can also enjoy the 75" TV equipped with Roku for all of your steaming pleasure.

Welcome to my lovely Airbnb accommodation! Self-Check-in is provided using a unique personalized key code to the front door for each guest. To ensure privacy and security, each room is equipped with a lock. Feel free to make yourself at home and enjoy the backyard fire pit, patio furniture and hot tub. You can also take advantage of our wireless internet access, fast speeds, for streaming movies and TV shows or movies on the 75" TV equipped with Roku.

I kindly ask that only guests who have booked the accommodation are allowed to enter the house. However, if you wish to have additional guests to visit or stay, please seek the host's approval, which may incur an extra fee. If you require a late checkout, you may do so until 12:00PM for a pre-authorized fee of $50 on approval. To take advantage of this, kindly notify Host by 8pm the day before your scheduled checkout. A last-minute late checkout fee of $100 applies if requested on the day of checkout to reschedule cleaners.

If you need an early check-in, I can arrange it for a fee of $50, subject to availability of cleaning schedule.

Please note that guests do not have access to any locked rooms, closets or the garage. We hope you have a wonderful stay and make unforgettable memories at our Airbnb!

Cameras for security: There are two cameras out front facing the street and driveway that records motion, for use in verifying guests checking in. There are two other cameras in backyard viewing the backyard entrances that also records motion. If rules are suspected to have been violated video recordings will be reviewed

Park your car right in front of the house in the driveway. Street parking is first come first serve.
RV's will fit in the street parking in front of the house. Please ask host to place cones to accommodate when possible.

Reno, Nevada is a great place to explore and getting around is easy. The neighborhood offers a variety of transportation options to suit your needs.

Public Transportation: The Regional Transportation Commission (RTC) provides bus service throughout the city, including the neighborhood. The buses run frequently and are a convenient option for getting around.

Car rental: There are several car rental agencies located in the area, which is ideal for those who prefer the flexibility and convenience of having their own vehicle.

Taxi/Rideshare: Taxis and rideshare services, such as Uber and Lyft, are readily available in the neighborhood, making it easy to get around.

Bicycling: The neighborhood is also bike-friendly, with bike lanes and trails throughout the area. This is a great option for those who enjoy the outdoors and would like to explore the area at their own pace. Place bicycles behind the fence on the side of the house please.

Walking: There are plenty of sidewalks and well-lit streets, making it a safe and pleasant option for getting around. Dowtown Reno is about 30 min. walk from home.

No matter how you choose to get around, you will find that the neighborhood is easy to navigate and offers plenty of options for getting to your destination.

The house is located in a convenient residential neighborhood of Reno, just a short drive from the bustling downtown Reno. Grocery stores, restaurants, and casinos are all easily accessible within a 1–10-minute drive. If you don't have access to a car, Uber and Lyft are readily available in the area and can take you to most areas in Reno for around $10. During the winter months, it is recommended to have chains on your front wheel drive vehicles, and be aware that mountain passes may be closed during heavy snow or rainstorms. Be sure to check weather advisories before booking, if necessary

Here are some important details to keep in mind:

During winter months (Nov-Apr), please check road conditions and bring chains and a 4-wheel drive vehicle to ensure safe travel.

For your safety, the front and backyard are monitored, and motion recorded by security cameras.

Check with us to register children. there are some hazards in and outside the house that need adult supervision at all times, including but not limited to Stairs, fireplaces, cleaning supplies, hot tub, fire pit, etc.

LATE CHECK-IN is the Guest's responsibility. The host may not be available after 9pm for service.
I offer a flexible self-check-in process after 3pm on your check in day. It is your responsibility to update the host with your estimated arrival time and inquire about the check-in process after 9pm. The host is not required to be available as a 24-hour concierge. We will not award a full refund for guest's failure to follow instructions.

We have and always will be vigilant with our cleanings to make sure all surfaces are sanitized. We always provide sanitizing wipes at every one of our listings to prevent the passing of all viruses and bacteria.

The cleaning fee covers bedding changes, sanitizing commonly touched surfaces, and minimal cleaning to restore the listing to its description.

We are not responsible for guests belongings. If we find belongings are left behind, we will hold them for 2 weeks prior to disposal, unless food or drink items, dispose of immediately as discovered.
1. Please keep food and drinks in the kitchen and dining area or outside.

2. Please clean up after yourselves, including but not limited to hazardous materials or bodily fluids.

3. Pet Policy-
I am happy to host owners with a maximum of 2 dogs for $100 per dog. NO PETS or animals allowed on the property, unless approved and registered with host.

Please NO CATS for any reason as the owner is allergic,
(causing coughing and breathing problems) and stays at the property often.

Rules:
1) Pet(s), service animals or Emotional Support Animals must be well trained and experienced to only relieve themself outside.
2) Guests are responsible for picking up after Pet(s), Service Animals or Emotional Support Animals and disposing of waste.
3) Pet(s), Service Animals or Emotional Support Animals are not allowed on the furniture, including but not limited to beds, couches, tables, etc. I provide 1 dog bed and metal bowls for food and water. NOTE: guests may bring their own pet bed or crate to use
4) No feeding Pet(s), Service Animals or Emotional Support Animals from guest kitchenware.
5) Any Pet(s), Service Animals or Emotional Support Animals rule violation will result in a penalty fee of $100 plus additional cleaning costs. (normal pets fees do not apply to Service Animals or Emotional Support Animals)

Non-approved pet - $200 per animal not approved by host plus additional cleaning costs. Any attempt to cover up an accident, the guest will be responsible for replacement of area damaged, including but not limited to carpet or furniture.

Service Animals are defined by the ADA as dogs. (Mini Horses could not effectively access the property). No fees will be charged for service animals.
As required for service animal status, the animal must be under control of the handler which means harnessed, leashed, or tethered unless the individual's disability prevents using these devices or the device interferes with the service animals safe, effective performance of tasks, in which case the individual must maintain control of the animal through voice, signal, or other effective controls.
The service animal must be house broken.
A service animal cannot be left alone at the property.
