This luxurious villa is located in the most exclusive area of Puerto Vallarta just eight minutes South of downtown and approx. 25/30 minutes from the airport. The South Side of Puerto Vallarta, where the Mountain meets the Ocean, has been recognized internationally as the 'Golden Zone of Puerto Vallarta.' This area is also known as the 'Mexican Riviera'.

This is one of the few houses in Puerto Vallarta that´s REALLY ON THE BEACH... experience the comfort of taking a few steps down off of your pool into the sands of Playa Punta Negra... one of the best sands of Puerto Vallarta. Experience morning and night walks through our beautiful family-friendly beach.

Enjoy our cook serving you 3 meals a day... our housekeeper pampering you with drinks and our housecleaner taking care that the villa is spotless for you... staff service included in the price, FOOD, AND DRINKS ARE NOT INCLUDED

Our villa has 6 bedrooms all with A/C, ceiling fans, and a complete bathroom. Each bedroom has 1 King Size bed and one of the bedrooms aside from the king-size bed also has 1 double bed. We provide wifi, satellite TV, flat screens, speakers, and a sound system at the pool level, we help you coordinate transit and boats/fishing/scuba diving in Los Arcos landmark, and zip line activities. On the lower level, we have a big outdoor patio with huge lounge space, al-fresco dining, and bar facilities.

location, location, location and the most amazing service. Beautiful villa on the beach in PV. We had out family (10 people) and enjoyed amazing food prepared by the chef and were waited on all day by Isreal who took care of everything for us ! Simply amazing - A must do!!

Lovely home for a quiet vacation with the family. The owners were very responsive and helpful in planning the trip. The staff worked so hard to make sure all ur needs were met for a special celebratory week with the family.

Amazing!
We had an amazing time! We stayed 7 nights at Casa Paty. We were 6 couples with 2 littles. The service we received from Israel was top notch! He was so attentive yet allowed us to have our space and let loose. The food was amazing. Dining 3 meals per day al fresco on the lovely pool level table allowed us to watch the whales in the morning at breakfast, lunch in our swimsuits and the dinners with sunsets cant be beat. The chef created any meal that we wanted from authentic Mexican meals to steak and fresh lobster. Luz was great in keeping our rooms clean and the laundry and home looking fresh. Simply a great staff in a beautiful home in a superb location created the best week one could ask for. We will be back!

This property is a beautiful home that is set up nicely for large groups and get togethers. They employee the most wonderful staff that took incredibly good care of us during our stay, as a group of people that travel a lot, I can say we all felt that the staff did an amazing job of attending to us. I noticed other review comments mention a language barrier but with the use of a translation app we had no problem at all.The sun area of the property, beach and pool are shaded for the morning hours.We had a problem during our stay with the heated pool unfortunately the ocean was warmer, so we didn't get to enjoy the pool as planned. The owner when contacted claimed to be concerned and then suggested there was nothing wrong with it when his staff had informed us a part was on order for the heater.......We had to ask and then he had mentioned offering some compensation for this however nothing came of it he didn't respond to my messages which was disappointing.

Ranchers on Vacation!
Casa Paty is a great place to have a relaxing vacation! We have a group of 4-6 ranching couples that vacation in Puerto Vallarta every 2-3 years. We loved the location and the staff. This was the first time we stayed right on the beach and it did not disappoint. Some love the beach and some the pool, this was a great combination. We spent most of our time and had all of our meals down by the pool. We were a bit worried about the language barrier but it turned out not to be a problem at all! Israel was amazing helping us plan 2 special surprises throughout the week. Alonzo did a great job providing us with The best meals and Luz was an amazing housekeeper! Gary was always in communication and willing to accommodate our needs. We would definitely recommend Casa Paty!!

Beachfront Bliss for Groups!
We had the most incredible time staying at this beautiful beachfront property in Puerto Vallarta! The best part was definitely the location—right on the beach with amazing views and easy access to the ocean. It was the perfect spot to relax by the pool or spend time on the beach, especially with the added bonus of whale sightings! We were lucky enough to witness several whale breaches right from the property, which was absolutely breathtaking.This place is perfect for large groups—there’s plenty of space for everyone, and the fact that each bedroom has its own full bath was a huge win. The added services of a chef, housekeeper, and concierge made our stay even more special. We were well taken care of from start to finish, and the personal touches really made a difference.Whether you’re traveling with family or friends, this property is an ideal choice. We loved that it’s great for both relaxing and exploring, but it really shined as a spot for a girls’ trip or couples looking to unwind. We’ll definitely be coming back!

Great staff and location
We were a group of three families comprising 6 adults and 4 children (age 9, 12, 12, 12).Everything about this property was as described in the listing and all of the reviews. The staff is incredible - all meals were made to our requests (we had multiple food allergies to accommodate), and someone was always available to answer questions, help arrange a driver, etc. The beach out front is nearly private due to it's location - we took family photos with ease, played in the waves and built sand castles every day. Watching the birds and whales were a routine activity from the pool deck. We went into town twice with a driver the staff arranged and did a boat ride and baby sea turtle release. The house has the usual wear and tear expected of a home on the beach with all of the sand and salt air, but nothing that detracted from our stay. The staff speak spanish (as expected) and communicate easily with translation apps - I saw someone complaining about this in a review and thought I'd address it since that's a ridiculous thing to complain about in another country.All in all, I would not hesitate to book again - great listing and good value!

Beautiful Villa
This property is outstanding! The pictures don't do it justice. It was perfect for our group of 11 adults. Each couple had their own bedroom and bathroom. Tons of common space although we spent most of our time around the pool area. The staff were great, friendly, went above and beyond and the chefs food was incredible!

When can we go back?
We had the most amazing stay! Family group ages 1-76 and everyone was happy. As a family with small kids it was amazing to have the pool and beach at our fingertips! The staff were amazing, truly kind and our meals were absolutely delish!! Not having to load the crew multiple times was so wonderful and made it actually feel like a vacation! The house was great, giant comfy beds, comfy futons in rooms for the kids and they even had high chairs and oak n plays. Thank you for everything! We will be back!

Amazing views and only steps to the beach
Property was absolutely beautiful and right on the beach! If you’re looking for fun in the sand, this property is right on the beach with XX immediate access. There are great places to relax on the patio and the table overlooking the beach along with lounge chairs, also has plenty of room rooms for large Family gathering. The master bedroom has an amazing view of the ocean. Other bedrooms do not have much light and view like the master bedroom but they are spacious. There is also a large living room upstairs which we enjoyed for family talks, and game nights. There are also two options to eat, including a large family size table upstairs or a huge table downstairs in the patio area. Everyone was super helpful and helped us coordinate many activities, including snorkeling, and massages. Thank you for making our stay memorable. We had a great time!

Spectacular experience
This is the second time we have had the opportunity to stay at Casa Paty and it did not disappoint again. The house is beautiful, spacious and the atmosphere of the property is awesome. The outdoor space was perfect for small groups. The staff was beyond excellent, very attentive and friendly. They go above and beyond to make sure your stay is comfortable. The meals we had at the property were all delicious with great presentation. Hope to stay here again in the future!

Magical Casa Paty
We recently returned from a magical week at Casa Paty with 10 family members ages 4 to 75. The owner Jonathan was excellent at communicating with us from our first inquiry until our final day. The amazing staff included Ismael the housekeeper who greeted us with a smile each day and kept the villa running smoothly from organizing meals to taking care of the pool and arranging rides. Alonzo the cook grocery shopped for fresh food each day and fixed wonderful, authentic meals for all of us. Our maid Luz kept the entire villa clean every day. We spent each day by the pool or on the beach and in the ocean. Kids and adults loved catching waves to body surf and looking for fish and other sea life. The beach and views were beautiful! We also made trips into Old Town PV and to the amazing botanical gardens. We have rented many places with VRBO in the US and abroad, but none with a staff. This was our most relaxing vacation ever!

Wonderful Memories
We wanted to do something very special to celebrate our 50th anniversary with our children and grandchildren. Renting a villa (for 12 people), on a beach in P Vallarta was our dream vacation/celebration and after considering several choices we selected Casa Paty and we are so happy we did. Our week stay exceeded all our expectations and then some. The house is beautiful - three stories, very spacious and comfortable, beautiful and private beach, large pool and all the amenities you would expect if staying at a 5-star resort. The setting/location is also very safe and secure. What is so special about Casa Paty are the people - Jonathan, House Manager, Israel, our Housekeeper, Alonzo- our chef and our Housemaid (name ?) . Their kindness and over the top service and professionalism made our dream family vacation so special and hassle free, especially Israel - he arranged all of our transportation to/from our excursions, arranged a last-minute fishing trip, made sure anything and everything we needed was taken care of and so much more. Alonzo's meals were all amazing and our housemaid not only kept the house and our rooms spotless she did our laundry without ever asking! And thank you Jonathan for helping us with all the planning. This was our first time renting a villa vs. staying at an all-inclusive resort and for the money and especially the people and service, Casa Paty was a much better value and experience for us. . .

Great house great staff
Staff made all the difference in this vacations. We had problems with one of the AC units and they changed for a new one on the second day of our stay. All food services where flawless, great quality! Beach at the house was nice and safe.

Perfection in Paradise
Outstanding! Every part of our stay was amazing. Communication from the property manager was timely and helpful both before we arrived and during our stay. The house staff do not speak any English, but our poor Spanish and extensive use of our phone translators worked very well. Despite the communication barrier, the staff were exceptionally friendly and accommodating to every request no matter how big or small. The weather and beach were spectacular for the entire week, with dolphins and whales viewed from the pool deck nearly everyday. Our group is already planning our next trip to Casa Paty.

Loved the villa, great staff , Marcus and Alonso were very attentive, it was clean and the perfect size for our family group of 11. Not in walking distance of down town so you do need to plan accordingly for transportation, but Uber arrived promptly.

Wonderful Holiday Family Vacation
My mother in law wanted to get us all together for a special holiday. Her one request was beach front and that was the main driver for our selection of this wonderful house. We got beach front (with a nice sandy beach) and so much more! The house was perfect for our group of 10 -- with space to get away as well as for us all to hang out together. We spent most of our time around the pool area. The property owners were incredibly responsive, making trip preparation so easy and the staff at the house was just incredible. The location of the house was also perfect -- quiet but still close to everyone we wanted to do. It was such a special week for us and a trip that we will always remember.

Beachfront paradise
While the home and beach are spectacular, the staff made this trip above and beyond our expectations. We chose from a menu of meals, provided money for groceries, then parked our toes in the water, butts in the sand while the three on site staff brought us pina coladas on the beach, cooked 3 meals each day and kept house clean. There are condos on either side of the property but this was a non factor. We had the beach mostly to ourselves all week. We saw whales and dolphins some of the days. When there were clouds it was warm and didn’t stop us from enjoying the beach. Our stay was early January. The pool was warm enough to swim and cool enough to be refreshing. The lower level of the house walks out to the beach so this is where we hung out in the open air family room with two large tables for bigger groups to eat and play games. Recommend not renting cars

Everything about our stay was incredible. We were a group of 8 adults and 6 kids under the age of 7 and the villa was perfect for our needs. The communication with Jonathan was excellent. The house manager, Marcos, was there for everything we needed. The food was better than we could have hoped for and the cleaning service was simply the cherry on top. I looked at lots of different properties around PV and have yet to find something which offers the proximity to such an amazing beach and comfortable amenities like this villa offered. We will absolutely be coming back to stay here in the future. Gracias to the entire team at Casa Paty and do yourself a favor and book this house for your next family trip.

Reunion trip with high school friends over 25+ years
The booking process and communication with jonathan from start to finish was seamless very easy. He was prompt in responding every time. The photos of the place were exactly as was presented and the directions to the villa were also well described. We arrived at Jonathan’s place a two days after hurricane Lidia’s Category 4 visit. To our surprise, the place with immaculate. The house sat directly on the beach and is the only house amongst condos on site. Rafael, welcomed us and Marcos, the house manager, gave us a tour of the home and immediately provided us with some delicious appetizers and margaritas. Because of the impact of the hurricane, electricity in the area was impacted and the neighborhood was still getting it restored when we arrived. However, the staff was very accommodating in making us feel more than comfortable. Dinner that evening with amazing- very delicious- served via candlelight and was a quaint and romantic vibe. Marcos also called us taxi transport whenever we needed it. We felt truly at home at Casa Paty and in trustworthy hands with Jonathan, Marcos, and the team. We won’t hesitate to recommend this villa and stay at this property again when visiting Puerto Vallarta. Gracias A todo!

This home has been in my family since the moment of it´s construction. We have been members of VRBO since the year 2000 and we are very proud to grow hand by hand with this amazing website. I love to travel the world, scuba diving, golf, tennis and try to offer our guests the same experience that I look for when I travel.

Why they chose this property

This property is very important for my family because it has a lot of sentimental history for us. My father arrived to Puerto Vallarta when it was first being developed and chose this special spot in Playa Punta Negra. In that time there where a lot of places available however he didn´t hesitate in choosing this location due to it´s privileged beach and setting. He decided to build this villa as a family vacation home in the place he considered would be one of the best beaches of Puerto Vallarta and time proved he was correct.

What makes this property unique

When my father constructed this villa, his idea was to build a home that blended with the beauty of the constructions that made the 'Puerto Vallarta Style' a architectural concept. For this reason he incorporated two domes, roof tiles, rocks, marble and a white color through out the villa. All of this combined with all the necessary amenities in order to enjoy the villa with a great comfort. We consider our staff members friends of our family because we've known them for a long time and they're one of the strengths of our villa. We are convinced that very few homes in Puerto Vallarta can offer the service that we offer to our guests and the great location of our villa being one of the few in Puerto Vallarta, REALLY LOCATED ON THE BEACH.
