Built-in slide (ok for adults too) spin you out into the lower level, and then take a minute to have waterfall spin over your head on the loveseat before you exit up 4' wide granite steps to the 6000 lb. Diving Rock Ledge.

Or sit calming on shallow ledge and enjoy the fun while just dipping your toes. Hot tub for 8 also enjoys infinity edge and wide acreage and sky views of natural and private environments. And the bubblers and fountains sing the song of peaceful waters.

Our Sun-filled home is perfect for multiple family reunions or quiet couples getaway, gardens, decks/porches, trails/picnic area, swings/hammock. Massive 20' ceiling Family Room Sunroom open to kitchen and dining area. Our Natural Edge Table is new seats 10 - with bench and table is live edge wood top 108" long overlooking private backyard with pool, hot tub, waterfalls, forest and grotto below and river beyond hidden by the foliage and hardwoods.

Living and Formal Dining are upfront with Shutters for nighttime privacy. Opens to the wide covered front porch with columns and no railings - great views of property and perfect for sipping wine in the rain. Porch swing and corner tea table with Tropicana upholstered outdoor couch perfect for gathering. Supervising play area with commercial pair of swings 10 foot high! Just across the yard enjoy shaded picnic area, charcoal grill and trails that lead to the river.

The rear of the house has recessed desk are for the entrepreneur and office on lower level if needed. The family room has sliding doors to dual staircase leading to bbq, pool, hot tub, terrace that wraps around decking to waterfalls - pool level seating and billiards and darts in separate structure just like the islands.

The kitchen is gourmet with the gorgeous table and chandelier with dimmer. The gas cooktop in the island and cook world stainless low water cooking pots and pans and some le creuset and cast iron as you wish. Stainless 3 shelf dishwasher, double ovens, Built in Kitchen Aid Refrigerator and Freezer clean for you! Two sinks and lots of counter space for multiple chefs. Island seats two for conversations with the chef. Visibility to the pool - and full adult supervision required for children while in pool.

The powder room is good size, with granite counters everywhere and shiny hardwood floors. Please be cognizant to protect floor and furniture from wet suits, towels, people or pets. We do have a lower level pool room with access to bath to protect the main level.

Finally on main level you may access through garage to outdoors. The small back foyer includes bar supplies including cocktail smoker.

As you continue the Private first floor suite is lucious with private jacuzzi bath and brass trimmed shower with sliding glass door to screened porch. We even sleep on screened porch chaise quite often in the summer - especially to hear delightful rain drops and fresh breezes.

The upstairs has a foyer for goodnight hugs and dispersing to one of four bedrooms. The Tropicana has a private bath and somewhat separated. The Master has double door entry and nearly 1000 sqft with sitting room, fireplace, view of acreage and pool - King size bed, make up table and huge master bath with grand jacuzzi tub, brass trimmed shower, dual sinks and private water closet.

Lower level is just as fun. Theater with old fashion dvd or even video - fun for kids. Nice reliner furniture and screen is open to elegant poker table which seats six but offers viewing and relationship to additional surrounding seating and air hockey game! Full bath on this level with shower, pool room for games or pets, work out room with free weights, yoga mat, weight machine with pulleys, and Iron Man Hanger for back stretching.

Adventure to River w/ fishing,swimming,island, some sand,historic canal. The historic canal is amazing with century old huge block stone maybe 15 feet high or more. This is also goldvein country! So streams are rich! At the river you have some sand we cross water with our river shoes and carry loveseat camping chair and cooler to sandy beach island. Fishing from the shore, the island or while wading. Some fishing gear provided. Fishing License inexpensive at local Walmart, I think. You will see canoes and kayaks floating by - we have almost 6 acres but adjoin the Fredericksburg river land easement that goes up and down the river on both sides. It looks like Montana at the river - so natural don't see houses or highways. Please remove all trash and no damage to wild life or trees is a definite must. It's about a 10 minute hike - just enough to feel like a workout but not too strenuous for most persons. However, if you are tired or not comfortable on inclines I recommend the pool, the grotto with the billiard table and darts, the shaded picnic area, swingset and front porch for entertaining.

The library is set apart from the lower level just a bit for quiet ready and resting. There is the lower level bath with shower available, and a laundry room! A leather couch for reading selecting book from a 120 foot selection of books floor to ceiling and a very comfy queen bed for napping while reading or researching.

The outdoors is amazing - very private, surround by hardwoods and gardens. Full or circular decks and path so you never at a dead end.

The infinity edge is 40' and view crossed across the woods and through the valley - river visible slightly in the winter and often you can hear the river run. The pool has a shallow wide ledge for babies and grandmas I say. Ledge sitting is great for aluminum chair when you want to be a part of it all but maybe not jump in. Shallow pool basin is about 4 feet and goes to about 10 feet. There is sitting area near bbq for the lucky ones - and the pool kids can swim up for refreshments. The lower pool is about 3.5 feet deep to 4 feet acess by the thrilly spin-around slide for adults or kids. You cross lenghtwise across the pool walking or floating under the 15' waterfall - lots of excitement. There is a safety seat at bottom of slide for parents to supervise and always necessary to have adult at top of slide for proper sitting to keep safety at the forefront. We usually have the young ones develop a challenge word as they go swirling down the slide and always necessary to get the ok that it is clear down below! After you cross through the waterfall there are wide granite steps that bring you to the terrace landing and back to the 6000 lb diving rock. No running around the pool, no run and jump (so we dont hit our noggins) no jumping on the pool floats because it can hurt and damage the float but also the person jumping. Keep it safe! There is a sitting loveseat in the deep-end for parental supervision and nearby confidence.

The infinity edge is beautiful and the sky and the trees reflect beautifully at night and day. It is tempting to lean over the edge but important all are reminded to keep your lower half in the water to prevent any accidents. No walking, standing, leaning on any of the pool counters or ledges. Safety first at all times. No dogs in the water please. You can check the filter baskets in the shallow and deep end if leaves or pollen are apparent.

Lots of pool furniture and garden statues and archways here and there. Outdoor lighting and torches or the terraces. Be sure and put out all lights at the end of the evening. Quiet time at 10 p.m. Sound carries through the river and valleys.

Binoculars available - Life jackets and pool toys at Walmart accessible without getting on the main road.
