Welcome to Seahorse Shores! Nestled in the exclusive, gated community of The Dunes of Destin, our enchanting 3BR/2BA beach house spans 1700 sq ft and offers unparalleled luxury and comfort. Just a 5-minute stroll to a private, serene beach, this home is your perfect getaway.

The first floor features two cozy bedrooms, one with a queen bed and the other with a queen-over-queen bunk bed, a full bathroom, and a comfortable living area with a new 46” smart TV and a Wii gaming system. The well-appointed beverage bar includes filtered water, a beverage cooler, an ice maker, a Ninja Coffee Bar, and an assortment of coffee syrups.

Upstairs, the second floor boasts a stunning dining space perfect for family meals, a fully equipped kitchen with a gas range and all the cookware and dishes necessary to prepare meals for your guests, and a spacious living area with a 55” smart TV with complimentary access to Disney/Hulu+ and a sofa bed with a memory foam mattress. The master suite is a sanctuary with a king bed, TV, and a grand master bath featuring double sinks, a makeup area, and an extra-large shower with double showerheads. Step out onto the second-floor deck to enjoy the refreshing sea breeze.

Step outside to discover a private yard ideal for outdoor games, including Corn Toss, Hook 21, Giant Jenga, Croquet, and Ring Toss. Relax on the covered patio or take a refreshing rinse in the custom outdoor shower. The garage is equipped with two adult beach bikes, a beach gear wagon, a 30-qt Igloo cooler, and extra beach chairs for easy toting to the beach. There is 1 owner's closet that is off limits. We have a sign on this doors and it is locked. The rest of the house is yours to enjoy!

We are available for guest needs, as are the owners. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.

Must be 25 to rent. Primary guest must upload ID, selfie and credit card to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. If there appears to be a party or many young adults, host reserves the right to ask for all guests to send IDs through reservation after booking. After guest portal is completed, door code and check in instructions are issued.

All guests agree to no parties, no outside guests at any time and ALL rules must be observed.

Check-in & check-out are contactless. Check-in instructions will be accessible via your guest portal 7 days before arrival as long as the above items have been completed.

When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

**We have a strict NO PETS policy in place for our home. We ask that you respect our wishes and please do not ask as there are no exceptions. This includes ESAs.**

The walk to the beach takes approximately 5 minutes (about 1200ft) all within our wonderful neighborhood (no major streets to cross).

Only a short walk away, the community pool is available for your use and is about halfway on the walk to the beach. It is not heated during the off-season.(We do not have a private pool on our property)

*We provide complimentary beach service which includes one (1) setup of 2 beach chairs and 1 umbrella by Sunset Beach Service. This service is seasonal starting March 1st and ending October 31st. **PERSONAL BEACH UMBRELLAS/TENTS/CANOPIES ARE NOT ALLOWED ON OUR BEACH PER HOA**
Per Destin Ordinance, maximum occupancy of 10 persons is strictly enforced. This includes children under the age of two (2).

Per Destin Ordinance, we are allowed a maximum of three (3) vehicles on our property. We allow 1 vehicle to be parked in the garage (included in the total vehicle count).

Parking is not allowed in the street or along the sidewalk anywhere within our community. Roam towing is in effect and you may be towed at your expense.

We utilize a Ring security system for our home, including door & window sensors, a motion detector mounted near the patio door at the ceiling downstairs, and a Ring base station. Please do not tamper with any part of this system. It is only used when our home is vacant for extended periods of time

Rental Agreement Terms & Conditions

Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.

Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.

Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.

Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.

Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.

Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.

Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
