This property with an exceptionally large plot of 7,000 m², which is not in an isolated location, is a real highlight and exudes all the charm of Provence, but not far from the beaches.

The approx. 230 m² villa blends in wonderfully with its surroundings and impresses with a façade that is partially designed in natural stone. The materials used in the exterior and interior are of a very high quality and tastefully coordinated.

The living space is essentially distributed over one level. The living/dining area and the kitchen are open-plan and the rather monochrome and warm colour scheme creates a cosy atmosphere.
The modern kitchen with a large centre island offers all desirable features such as ceramic hob, oven, side-by-side fridge, dishwasher, microwave, washing machine, tumble dryer, toaster, kettle, Nespresso and filter coffee machine.
In the side wing of the villa there are three attractively decorated bedrooms as follows:
- bedroom (1) with double bed 140 x 200 and TV as well as a view of the garden
- bathroom en suite with washbasin, shower, WC and towel dryer
- large bedroom (2) with double bed 160 x 200 cm, TV and desk as well as a view of the garden and access to an adjoining terrace with deckchairs

The master bedroom is slightly elevated and can be reached via a few steps in the living/dining area. This is furnished with a double bed 180 x 200 cm, TV and has a small private balcony. This area is complemented by a spacious dressing room and the adjoining bathroom with double washbasin, bathtub, shower and WC.

The enormous plot is beautifully planted and also offers an exceptionally beautiful view of the surrounding wooded landscape without any disturbing influences or other buildings - certainly rare to find.
The terrace in front of the villa offers a lovely lounge seating area under a shady, attractive wooden pergola. Adjacent is the outdoor dining area, also under a pergola, which provides the desired shade in spring/summer thanks to the natural planting. This area is complemented by a brick-built seating area and a large gas BBQ.

A few steps away from the villa is the spacious and beautifully designed pool area with eight sun loungers, another lounge seating area and a summer kitchen with sink and fridge. The pool measures 8 x 6 metres and can be heated on request for a fee.

The property is completely surrounded by an electric fence and there are numerous parking spaces.
Conclusion:
The property goes into its first rental season in 2024 and is a definite recommendation from my agency - an absolute ‘coup de cœur’!!!

This dreamlike property is situated in an absolutely quiet location in the direction of Plan-de-la-Tour on the outskirts of Sainte-Maxime approx. 8 km from the town centre. This can always be reached without traffic jams - even in the summer months. The large shopping centre (large supermarket, sporting goods shop, baby market, pharmacy, petrol station, etc.), an Aqualand, climbing and scater park and a cinema complex are just 5 minutes away by car and the nearest smaller supermarket is only 1.7 km away.
