Located in the urban core of Kansas City, Hyde Park goes north/south from Linwood Boulevard (32nd Street) to 47th Street and west/east from Gillham Road to Troost Avenue.

Hyde Park was a watering hole for pioneers heading west on the Santa Fe Trail. A stream and a cave with a natural spring made the area an ideal overnight spot for travelers. The neighborhood's history begins in the 1880s.

Today, Hyde Park is filled with mostly residents and some businesses along its Troost Avenue border. For more restaurants and bars, visit Westport and the Country club plaza which is less than 10 minutes away. If you are a jogger/biker, Gillham Park runs along the western border of Gillham Road. For more information, see William the host.

Just one block away is the Troost MAX which travels from downtown to the Crossroads district, Hospital Hill and south along Troost to Bannister. Troost MAX offers local service south of 75th Street. Other major destinations include the East Village development (currently under construction), Discovery Center, UMKC Hospital Hill and Main Campus, Rockhurst University, The Landing, Truman Medical Center, and Children’s Mercy Hospital. Park and Rides are located at 31st & Troost, 95th & Troost, and the Bannister & Hillcrest area. Trail Connections are a vital part of Troost MAX: a future trail between Troost & Bannister will connect to the Trolley Track Trail near 87th & Garfield.

MAX stations are well-lit and feature a distinctive, easily identifiable information marker, and a specially designed passenger shelter. The stations are clearly marked and named, featuring easy-to-understand route maps and real-time transit information. Riders have instant and constantly updated access to the exact arrival time through GPS technology and real-time signs at MAX stations.

Perfect for large groups!
We needed a property that could accommodate a large group (14) that did not require us to sleep in bunk beds. This property has six true bedrooms, was in a great location, and had lots of seating both indoors and outdoors. Parking was also very easy and convenient. We would definitely stay here again!

Perfect House for a large Family
Eight of us stayed over Christmas and the house was festively decorated, which made our stay very nice. The weather in KC was chilly, which wasn't the houses fault, but we all felt cold, LOL. Great space for dining and gathering.

Great Stay
Plenty of bedrooms and bathrooms. Well appointed, close to the plaza and Westport. Host was very responsive. We had a toddler in our group and the breakable things were on high shelves which we appreciated. While it is an older/historic home, it has been updated with all the amenities for a great stay.

Nicely appointed rooms for everyone to have their space. Great remodel leaving the original features along with modern upgrades. The kitchen worked out well with double sinks and dishwashers and huge commercial fridge and freezer.

Feedback
The location of this property is in a riskier part of KC; this should somehow be noted. The pictures were staged to signify a more updated property. We knew this was older property, however were a bit disappointed when seeing in person.

What a Home-Away-From-Home!
When 12 authors within our military nonprofit's publishing family decided to attend this year's annual AWP conference held in KC, they also decided to reserve 1016 as their home-away-from-home, and what a smart move! From the beginning stages of reservation until check-out, 1016's host was accessible and eager to ensure each of our authors enjoyed a 5-star experience. Most of our authors had never met in person, so the number of bedrooms and baths afforded everyone enough privacy, and the large dining and living rooms enough room for large group discussions. Because so many of our authors were also going back and forth to the downtown conference, which was only an 8-minute drive from 1016, the home's security system with its entry code and automatic lock after each entry/departure allowed everyone to feel they could come and go with peace of mind. Every bed and pillow was top quality; every bathroom appointed with irons, hair dryers, body wash, and shampoo/conditioner dispensers. The only regret was in over packing for this trip, unaware somehow that the home offered such amazing amenities. And the check-out was the easiest ever! This home, 1016, is historic, and remodeled to splendor without losing any of its olden charm. If we ever return to KC, we WILL reserve 1016 again! What a wonderful, memorable experience! Thank you!

Awesome House
We were here for our son's wedding and had a mix of family and friends staying at the house and we had visitors too. This house was one of the two best VRBOs we have ever rented and it was absolutely the best equipped. The house has great decor and nice bedding. The kitchen is really nice and even features two dishwashers, which we used for our crowd. I had a couple questions for William and he was very responsive! Only 4 stars for the neighborhood because of the city location--can't be helped. One thing to plan carefully is your parking. The lot is tight and we were allotted three spots--plan on backing larger vehicles in. There is plenty of street parking across from the house. Overall, the combo of the house itself, the amenities (coffee and fridges on every floor) and the owners customer service were FANTASTIC.

Fabulous House for Wedding Guests
This Kansas City house was a wonderful place for me and my family (mother, siblings, adult children and nieces) to stay - 13 of us. It was plenty big for our group and the house was well appointed and comfortable. The dining room was large, the living room was cozy, the bedrooms and bathrooms were perfect! There was also a large outside area with tables and chairs for us to gather, take pictures and play card games! The location was close to our wedding venue (Nelson-Atkins Museum of Art) and downtown KC. The owner is amazing and I would definitely rent this house again!

Great Stay!
We used this home for a girls trip with 12 adult women. It held us all very comfortably and offered plenty of space and privacy. The parking holds 2-3 cars, but street parking is also easily available. The commercial size fridge and freezer were great for a large group. The location felt central to the areas we were visiting, and we were able to do a WalMart+ delivery to the front door. Irons and hair dryers are provided, but bring your own pillows!

Fantastic Girls Trip
We totally enjoyed the accommodations for our girls trip. The house was perfect !The location & proximity to the Plaza was ideal. The house clean and well organized, we felt very safe and appreciated the off street parking. The host was very responsive to any to our needs, more than helpful booking and having to rebook due to Covid. In addition to helping out when we got locked out! We would definitely book again.

Great place to get together with friends
Great place to meet up with old college friends. Nine of us stayed in this house and six stayed in the house next door for a weekend. We were able to meet up here for dinners and to socialize - in the house and on the patio between the houses. The kitchen is well equipped to cook for a group, and all of us could eat together in the dining room. The house was in a good location for us. A nice walk to the art museum from here. The coffee shop across the street is great! We all wound up there for breakfast one morning. One of our group was in a wheelchair and he didn't have problems getting into and out of the house, or to the parking lot or street, but he couldn't get out to the patio. We didn't realize until it was too late to call someone to ask if there was a way to do this. (There is a gate to the patio area at the front of the house that was locked while we were there. I think the sidewalk between the gate and the accessible door is flat with no steps. So contact the owner to see if there is a way to make the patio accessible by wheelchair, or if there was something we missed.) Comments about this house from some others in our group: * Lovely property! Very well furnished. Would happily return another year. * Nice to have board games available * It was nice having a fan in the number 3 bedroom * Great to have ample refrigerator and freezer space *I loved the house. It was quiet, clean, peaceful & safe neighborhood. I would definitely stay again.

AMAZING SPACE for warm weather!
This house is exactly what you need for a gathering place in summer. We had a Nieces' Weekend and had many different families and had plenty of space. They are designed for each guest to have what they need, ie, bathroom, blow dryers, etc. We all fit easily. It was nice that all of us could eat at ONE table. The elementary kids thought this house was amazing and entertained themselves there the whole weekend. However, like the last review we ALL thought this house was extremely cold. I treated my family and I ended up sleeping on the front room couch both nights because the main floor bedroom was so cold my feet were numb. We closed off the room and couldn't even use it. I did contact the landlord about the temp and he responded immediately that he would take care of it. I did specifically ask about draftiness before arriving and he said the last lady never contacted him and assured that was a one-off situation. I was concerned about that because of three infants and though he tried, the house is just freezing cold on the bottom floor. Gathering to visit at night was COLD. It was warmer outside than in that house. To make it clear for the future reader YOU HAVE NO CONTROL OVER THE TEMP. YOU HAVE TO CONTACT THE OWNER TO TURN THE CONTROL up or down, which is ridiculous for the money. He has control, he could turn it down after guests leave. Overall great, but not for the winter.

Not a safe neighborhood.
We went Thursday night to stay at the house. 5 adult men for a trade show. We didn’t stay one night because we felt unsafe. You should disclose what neighborhood this house is in. 2 of the men were armed and still felt unsafe. Should have called that day but didn’t know what the procedure for the complaint.

Christmas
The rental did have the number of bathrooms/ bedrooms but not in the condition I expected. Bathrooms and especially the kitchen needed a deep clean and fixed. The weather didn’t help one bathroom and one kitchen sink was not usable (frozen)the entire trip. Which according to owner happens when it gets cold, which if you are going to charge a premium it should be fixed. The dishwasher trays wouldn’t roll out and the back door entrance never worked. There should be a tv in the main room for families to watch tv not the foyer. I had to ask twice to have the temp raised( it’s locked) it was still cold. It had a musty odor and needed a good clean.
