The home contains 5 bedrooms: a Master Bedroom; three other bedrooms; an office that has a bed in it; PLUS a beautifully finished basement which has two bunk beds. There can be up to 13 people sleeping in beds.
The square footage of the house is 2,976 but this doesn't include the finished basement. (The basement is a walk-out to the back patio and there is a flat screen TV down there, so this is a perfect spot to stash the kids.)
The property is a very large 1.6 acres and, even though it is located on a mildly busy road, you don't hear it--the home is heavily-wooded and extremely quiet/private. The landscaping is immaculate and the property features a long lawn and multiple sitting areas: a patio off the back of the house and a small seating area down by the water. New, fantastic outdoor shower built in 2021!

Our family throughly enjoyed our stay, plenty of room for our party of 7 and came with all the amenties of home. Matt our host was very easy to communicate with.

We had a great week at this wonderful home on the pond. Beautiful views, plenty of space and equipped with all the essentials you could need. The beach was just down the street and the location was perfect for so many other activities: shopping, putt putt and many restaurants. We loved having coffee on the deck or patio and the kids loved playing outside and watching the Osprey's nearby. The yard is gorgeous! It was nice to have the outdoor shower too. Matt was quick to answer any questions that we had. Would definitely stay here again!
Ample room for 14 (including a crib for our little one. Layout of the house is great, and it's well-furnished. The setting is not done justice in the photos. Absolutely beautiful! We were there in early June, so a lot of flowering plants. Owner very communicative and responsive.
We loved this house. It was perfect for our family of 11. Our favorite was the clamming in the backyard. We truly had an incredible time and can’t wait to return.

Perfect family vacation
This was by far one of our favorite vacation rentals. The house is was spacious, clean, comfortable, decorated beautifully, and in a perfect location.
The side yard is excellent for frisbee, wiffleball, etc, and we enjoyed looking for creatures in the pond behind us.
Can’t wait to come back!
Great house for family stays , it was my sons wedding weekend and we throughly enjoyed the property and home . Appreciated all the extras in the kitchen so we didn’t have to buy everything . We will return !
This house was wonderful. Exactly as described. Clean and comfortable. Beautiful property with walking path to the pond, We were a group of 8 women and there was plenty of room for us to each have our own space.

We spent a wonderful week in Falmouth. The house was perfect for our family. There were a variety of places to sleep and they were all comfortable. Extra blankets and pillows were available. The house itself was awesome but the grounds are truly impressive. We loved the path down to the water and enjoyed watching the sky at sunrise and sunset. It was nice to drink our coffee on the back deck and look at the water. This property was clean, well stocked, and a really enjoyable home to stay at. It’s a quick ride to the beach in a car and less than a mile walk if you travel light to the beach or have a wagon! Matthew was super responsive and also reached out to check in several times. Fabulous all around. Clean house, well laid out, lovely and delightful grounds and access to a pond for kayaking (can rent a kayak from essential rentals). Don’t forget your sheets and beach towels. Matt was very nice and easy to communicate with.
We loved this home, starting with the extensive open floor plan on the first floor that allowed children to play in the living room while adults finished a meal or gathered at the table to plan the day. The kitchen is fully stocked, spacious refrigerator, and an extended counter with high stools. The two decks, an upper and lower, provide lots of seating, and the grill was great for a family BBQ. The master suite is enormous, and the other 4 bedrooms are ample and attractive. The basement is a bonus, with bunks and play space. The house is clean and comfortable, lots of windows to bring in the outdoors, beautiful landscaping, and 1.5 miles from Menahaunt beach where we were every day. Oh, and the outdoor shower even has hot water!
For our family, with kids ranging from 5-14 years old, this house was a perfect fit. The beach was ideal for swimming and playing, and we could kayak from the house to the beach. If you wanted to stay close by, a dip in the pond was very refreshing. The kitchen was well-stocked, and we were grateful for the AC in the heat. It was a perfect break in Covid times and we could have fun without having to go out in crowded places, due to the ideal location of the house.

Beautiful home in a great location!
We were looking for a home that could accommodate our children and grand children (a total of 13). This was perfect, with beds and rooms to spare. Great location to beaches, downtown Falmouth and the Ferry to Martha's Vineyard. The description of the property was spot on, in addition, it was immaculate! Matt was fabulous to work with a true caring attitude. I would highly recommend this to my family and friends. We look forward to returning. Sincere thanks to Matt and his beautiful family!!

Wonderful family vacation home!
We stayed at the property June 23-30. It was very spacious and allowed the 10 of us (ages3-56) to be close but also have our own space. The landscaping was immaculate and the house was spotless. We enjoyed the area, as well as being at the home. Very well equipped with everything we needed (including a great steamer pot for lobsters, clams, scallops and shrimp!) Would certainly recommend this lovely home. Thank you, Matt, for staying in touch during the week. The welcome note and gift were very thoughtful :) It was a great family week!!!

Wonderful week with family
This is a great house for a family reunion! It was exceptionally clean and airy. The property is beautiful landscaped. We enjoyed the spacious family area for games at night and activities on rainy days. The kitchen and dining area are perfect for nights we dined in, and the grill and deck/patio are great for outdoor dining. And we were close enough to enjoy delicious meals out at The Flying Bridge and Oysters Too! We made good use of access to the pond with our kayaks, and liked the short trip by car or bike to Menauhunt Beach at the end of the street. Although we did not have the best weather for our week's vacation, we had a wonderful time and found the owners to be most responsive and accommodating.

Great Family Vacation Home
As we pulled into the driveway a actually saw this vacation home in person our first impression was that it was lovely. When we walked through the door we knew we made the correct choice.
This is the 3rd rental we have done in the area over the past 3 summers and each of us had the same reaction when we walked in. "This is the nicest home we have rented"
The basement "Bunk Room" was perfect for the grandchildren and they loved having their own space. The kitchen, dining living room felt open and airy. The side sitting room didn't see much activity but is lovely. The deck overlooks the "Pond" and the pictures don't do it justice. It is a great spot to just sit out and relax.
We did have an air conditioning situation that was rectified as quickly as it could be by the owner and was a small inconvenience. The fact that the weather had cooled some made it bearable.
If you are a larger family and interested in this home, don't hesitate. The house is large enough that we never felt like we were on top of one another.
We will strongly consider renting this home again in the future.

We had a wonderful experience! The owner was super nice and helpful to us, he even let us stay another night after we got off to a late start due to vehicle trouble. We are a large family, 11 children 18 yrs down to 1, the house was perfect for us. So many beds and spaces to roam. It was clean and homey. There is a pond behind the house that our boys enjoyed fishing at and watching the crabs. The yard is gorgeous. There are neighbors on both sides but it felt very private. We enjoyed the many spots on the beach not too far from the home. The one night got chilly so we turned on the fire with a flip of a switch, got blankets and games and enjoyed the evening. Plenty of bathrooms and a nice laundry area. The beds seemed very comfortable.
Cape Cod was a great trip for us, quaint little towns, beautiful homes, ocean views plenty of places to stop and have fun on the beach, the people all seemed friendly to us and we noticed the driving is much more relaxed than in our area. People stop and wave you on, a lot.
We would love to make it back again and wouldn't hesitate at all to stay at this home.
Loved our stay here. Five bedrooms and a basement with four bunk beds made it easy to accommodate two families including five adult children. House was near many lovely beaches and hikes. Communication with Matt, the owner, was great. Highly recommend!
This home offers something for everyone! An extremely well stocked kitchen, pans, utensils for the person who likes to cook. The deck overlooks the pond and was a hit for quiet time or meals. The bedrooms had plenty of pillows and blankets and fans! 3 zone AC was a big hit. Big sectional to cuddle the kids in the living room. The lower level was the perfect hang out for the boys and they loved the bunk room. Matt was super responsive to all our needs! We loved this home.
We had a great stay. The house was plenty room enough for all 8 adults and 5 children. The location was great. Close to the beach, town and everything else we wanted to do. The owner was prompt getting back to us when we had an issue-such as when the power was lost one night for a few hours. We were able to see a lot of stars that night. Overall we had a great time.
This house was everything we hoped it would be... and more.

We had a lovely time in East Falmouth! This property had "something for everybody" in our family! When we arrived the house was neat and tidy, complete with a very well-stocked kitchen. The outdoor spaces were AMAZING and as a flower lover, the landscaping added that extra touch of beauty and interest. The grassy area was perfect to throw a ball or to play volleyball with the portable net we threw in the truck before leaving. Our kids nicknamed the little beachy area at the end of the path "fiddler-crab island" and they spent hours hunting for crabs and observing the nature. The downstairs rec area provided a wonderful space for our kids to play when the adults needed quiet, and the added surprise of an additional small living room (not pictured) allowed for a quiet morning room to enjoy your coffee. Matt and property manager, Doug, were absolutely WONDERFUL and very responsive to any questions we had. Finally, the house was in a great location with plenty do do for everyone in the family as it was close to beaches, fishing, the marina, shopping, and many coffee shops. We even caught a Falmouth baseball game. Would recommend this property!

We are a family of five (3 little girls) and we live an hour from Falmouth. We fulfilled our childhood dream when we bought this house...we have always wanted a Cape house and East Falmouth is perfect. We enjoy the home with family and friends when not used by vacationers.
Why they chose this property
We love that the home is newer and it feels comfortable in every way. The home is very quiet and the views are fantastic...also, the former owners did such a great job with landscaping and stonework...it's a really beautiful yard and property.
What makes this property unique
Waterfront and waterviews at a reasonable price! This house is NOT built right on a killer beach with huge waves or anything--but just being right on a body of water and having a little private waterfront space is fantastic!
