VISITORS:
We are reasonable hosts, however, we prefer you not to invite guests over to stop by for any reason. Please be sure the exact number of people you intend to stay at the home is the exact number of people you booked in the system
CHECK-IN
Check-in is at 3pm. Unfortunately, we can't accommodate early check-ins as we have the home deep cleaned after each stay. We have an easy process for check-in and check-out. Upon booking your stay, you will be provided with specific instructions.
CHECK-OUT
Check-out is at 11am sharp! Guests must vacate the premises no later than 11am.
COMMUNICATION
Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help you in a timely manner.
1) We do not allow events or parties. Guests of any kind are prohibited. This includes, but is not limited to: chefs, music coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, photos shoots, or anything else that may be considered an event with invited guests. We are renting the house to you and your specified guests for your own comfort and personal enjoyment, and we are explicitly not marketing it as an event space.This is a very strict policy, with no exceptions.
2)No loud music after 10:00pm.
3) Please note that the house has an outside security camera doorbell for its protection. Trying to cover or alter the device will result in immediate termination of the lease, and no refunds will be granted.
4)No food or drinks in the bedrooms.
5) We do not allow balloons or signs at the home. There can be no delivery of any items permitted, with the exception of food delivery. Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar games. Fireworks are not allowed. Drones are not allowed -- nor is anything else that can be launched into the sky. Karaoke machines are not allowed.
6) Smoking is not permitted anywhere on the property, including on driveways and on the outdoor grounds. Vaping is not allowed, and drugs are not allowed.
7) Please refrain from making loud noises, indoors or outdoors. No portable loud speakers or amplifiers are allowed after 10pm.
8) Please be mindful of the furniture and fixtures; and, above all, please respect the home and keep it in pristine condition.
OUTDOOR FURNITURE
We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as-is and the furniture could be subject to pollen, leaves, sticks and debris from the surrounding vegetation. While we will provide for its upkeep on a best-efforts basis, we are not liable for your dissatisfaction if the condition of the furniture is not up to your personal standards. We note that during the winter season, there could be snow; during the fall, there could be leaves; during the spring and summer, the furniture could experience heavy pollen dustings. We consider this standard for outdoor furniture in our climate and vegetative surroundings.
OUTDOOR GROUNDS
We have weekly lawn service. We don't know its exact schedule, but we assure you that when the team arrives, they will work as quickly as possible. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between these services. These items include, but are not limited to: sticks, leaves, pollen, or anything else that is considered natural. If you have any questions or concerns, please let us know right away.Please understand that our community has a lot of natural vegetation, and some items are out of our control; however, we will do our best to ensure you are happy.
TRASH
Please follow the instructions provided at check-in for disposing of trash.
INSECTS
Please note that the home is regularly serviced for pest control. We are not liable for your health issues and phobias and consider ants, insects, ticks and any other natural specimen as ordinary for this area. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other insects or animals are a part of the area and not a reflection of the home's cleanliness.
GRILL
We provide an outdoor BBQ grill for your enjoyment. The grill may have food particles stuck to the grill surface. We are not liable for any food particles stuck to the grill, but we provide grilling tools and cleaning materials.
SUPPLIES
The home is maintained very well and we do our best to ensure all necessities are stored in the house. However, if we are missing some items, please let us know and we will do our best to replenish these items. If we are out of paper towels, toilet products, shampoos, conditioners, or anything else you may consider a necessity, we are not liable for your inconvenience and we will not grant any cancellations or discounts as a result of this inconvenience.
ADDITIONAL DISCLOSURES
The tenants bear all responsibility for their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease, for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, tick bites, insect bites, bat bites, allergic reactions, pool injuries, falls, or any other such incidents. If there is any damage that necessitates urgent repairs that need to be performed due to any cause (including, but not limited to: acts of God, tenant irresponsibility, or equipment failure), the tenant will not be compensated for the disruption. In addition, the tenant will grant access to any professionals summoned to the property to fix and/or resolve the issue(s).
Other things to Note:
The most important details are listed below in order for us to have a successful experience together.
1) No Parties, events, lunches, cocktails, dinner parties. No showers or events
2) No smoking on the grounds or in the home. If you smoke, we suggest that you don't book this home.
3) No drugs, vaping or anything of this nature.
4) NO PETS permitted- So sorry.
5) No hired help permitted at all. No chef's & no trainers, party planners or anyone that is a hired guest.
6) Two cars MAX - Please park only in the driveway. Garage is off limits
7) An exact number of people must be listed and booked on the Vrbo platform. No guests permitted unless they are on the lease. We are reasonable hosts, but prefer fluid communication.
