The house is located in a residential area in the west of Calgary's Tuscany community, which itself is a charming, peaceful, and safe neighborhood. Conveniently located just a 1-hour drive to Banff, 20 minutes to the airport, and a short 10-minute walk to Tuscany Station light rail, our house offers easy access to key destinations like the downtown and major tourist spots. With activities and attractions everywhere, you can fully immerse yourself in all the city and mountains offer!

Use our home as a central base for your adventures, whether it's exploring the Rocky Mountains discovering the stunning trails along the Bow River, or enjoying a variety of delicious food in downtown. No matter your pace, our location is sure to enhance your experience.

The main floor features an open-concept kitchen, dining area, and living room, with plenty of space to spread out. The spacious master bedroom upstairs is equipped with a king-size bed, a walk-in closet, storage cabinets, a 55in 4K smart TV, and a full bathroom. The second bedroom upstairs has a queen bed. The third bedroom upstairs has 2 twin beds. Two bedrooms share a full bathroom. Each bedroom has a closet with hangers, bedside tables, extra pillows and blankets, and large windows with plenty of natural light. Each bedroom has 2 charging stations, making it convenient for you to use smartphones and other smart devices.

Beds of different sizes are suitable for the needs of different family members. Each bed is fitted with memory foam mattresses and 100% organic cotton bedding, ensuring a comfortable and relaxing night's sleep. The curtains are all light blocking and heat insulating, ensuring your sleep quality.

1. BOOKING: We DO NOT accept any 3rd party booking.

2. LIABILITIES: The host is not responsible for any accidents, injuries, or damage to any person or personal property during your stay.

3. UNAUTHORIZED GUESTS: All guests staying in the unit must be on the reservation.

4. QUIET HOURS: Quiet hours between 10pm - 9am. No parties or events at any time. Please keep the noise down to comply with the local noise bylaws. Guests will be charged for $200 per instance if a noise violation report is received.

5. SMOKING: Smoking is strictly prohibited, including balcony. There will be a fine of $250 if the property managers find evidence of smoking.

6. LOCAL BYLAW: All guests are required to follow the local/condo Bylaws and community standards.

7. Any violation of rules 3-6 above will result in a minimum penalty of $200 per day per instance. Depending on the severity of the violation, immediate eviction without any refund may apply.

8. CHECKOUT: Unauthorized late checkout will result in a $200 late checkout fee for the first 2 hours. And will increase by $100 every hour after that.

9. DAMAGE: Any damage to the property will be charged at the original purchase price plus a $100 administration fee.

10. If guests are found in violation of house rules, breaking any laws, or receiving repeated complaints from neighbors or building managers, a team will escort the guest out of the unit, resulting in an additional $500 penalty.
