A minimal admin fee applies to cancellations at any time, in addition to the specific terms of the cancellation policy.

The villa has a private lawn garden, oceanfront, suitable for small private events.
Full access to the Four Seasons Punta Mita includes access to restaurants, spa, gym, kids club, pools, beaches, Lazy River, tennis, and shops. Guests can call the FS Hotel for room service, concierge, bell services, spa reservations, and more.
Since this is a privately owned FS villa, all villa-related requests should be communicated to the local ambassador and/or private housekeeper. Additional housekeeping services or requests made directly to the hotel will be charged separately by the hotel.
Membership grants access to restricted areas, but fees, rental charges, and costs for services and consumption may apply.
The pool heater and jacuzzi share a boiler, with the pool heating by day and the jacuzzi by evening.
Peak festive dates are strictly non-refundable. A security deposit may be required after booking confirmation (MX0453).
