We are right off of 400 North, close to Perimeter/Dunwoody, Buckhead, Alpharetta, and Roswell. Walking Distance to Publix grocery store, luxury nail salon, UPS, public transit, golf course, kayak dock, and park. 11 miles to Truist Park. 15-20 minutes walking to Marta Bus Stop. Xfinity Internet/WiFi is included. This Vacation Rental is located in the panhandle of Sandy Springs where it's quiet/secure and has less traffic, this location is perfect.

About the space:
Deep, almost black, ebony wood floors throughout by Mohawk, greyscreen walls, art-deco, luxe, and contemporary design styles. The ground floor includes one bedroom with a king sized bed (BeautyRest Firm mattress), and an en suite bathroom. Up the first flight of stairs are the living and dining spaces which feature a fireplace, recessed lighting, full kitchen with cookware, gas stove and convection oven, utensils, Kuerig coffee station, a peninsula with 3 place settings, and an outdoor deck area.
The master suite and office space are located on the top floor, both of which have their own bathrooms attached. Washer and Dryer are included and are located on this top floor landing. Note: Some closets are locked for storage. Please let us know if you require additional storage space so that we may arrange it for you. The Powder Room is locked for cleaning storage and contains the Housekeeper's supplies.

Please note our No-Shoe Policy: We remove our outside shoes at the door when entering the home to cut down on allergens and promote more harmonious vibes in Buddhist Tradition. We provide house slippers for guests. We invite you to feel real welcome and enjoy your stay <3.
No-Smoking Policy: We are an energy-conscious space, mindful of fire safety as well as keeping our internal and external environments clean as a healthy representation of ourselves and as an outward manifestation of our respect for others, therefore no smoking is allowed in the residence or on premises. We apologize for any inconvenience this may cause and we thank you for your understanding. If any smoking of any kind is detected during or after your stay, you agree to pay a $1200 cleaning fee plus any other fees and/or replacement costs deemed appropriate. Indoor and outdoor areas on premises are not smoking or vaping areas.

This home comes with its own thermostats, however, this is an energy-conscious space and we ask that we are all mindful of our energy consumption.

Sensory Elements and Neighborhood Details to Note:
This Listing is located in a residential neighborhood, while generally very quiet, we should expect typical neighborhood sounds occasionally (ie: children playing, or, a dog barking).
Trash Collection day is on Tuesdays between the hours of 10am- 12pm, there may be temporary commercial vehicle noise as the commercial vehicle approaches our cul-de-sac.
Landscaping is done on Wednesdays or Thursdays to keep our subdivision beautiful, there may be leafblower noise at some points on these days.
The Prink Suite (Entry Level Suite) bathroom showerhead rings from time to time on the highest setting, we sincerely apologize if that bothers you, please adjust the settings to reduce that noise if you find it bothersome. We're currently working on a solution that does not involve reduced shower pressure.
The Damask Suite (Top Floor Master Suite) bathroom contains a jetted tub, to satisfy proper sanitation rules, we use jet covers and ask that our valued Guests enjoy the tub without activating the jets, if you require jet service or activate the jets at during your stay, the additional fees will be applied for cleaning and other applicable service, please let us know prior to your stay about whether or not you need jet service.
Advisory: We would like to inform you that the city of Sandy Springs and other areas of Metro Atlanta is undergoing construction.The city of Sandy Springs may be doing construction to improve our city. The city of Sandy Springs new police station and municipal court headquarters may be undergoing improvements that could potentially impact the area around our Sandy Springs Listing subdivision. Although the city of Sandy Springs strictly regulates construction noise, provides monitoring with decibel meters, and does not allow any construction after 7:30 pm on weekdays and 5pm on Fridays-Saturdays (no construction is allowed on Sundays) we may possibly expect occasional construction (a couple of hours per day) during working hours.
City of Atlanta Travel Advisory: Metro Atlanta highway construction and road paving could impact travel times.
We use vanilla and essential oils for fragrance, and other natural air-fresheners.
We serve vegan/vegetarian refreshments.
The only time we use conventional cleaners is to satisfy proper disinfectant protocols. Bleach-free cleaning wipes are available as part of your cleaning kit located underneath your bathroom sink.
We replace our air filters on each level every 30-60 days.
We do not use any pesticide or chemical pest control inside of Guest Rooms, instead opting for essential oils and herbal blends.
If you have any allergies or sensory issues, please try to let us know prior to booking so that we may accommodate you.

Parking Policy: There 2 parking space available for this luxury listing and they are located in front of the home on the carpad and in the 1-car garage. The carpad can accommodate only one vehicle. To keep our neighborhood safe, there is absolutely NO sidewalk/curb parking permitted in the neighborhood. The HOA will immediately tow any unauthorized vehicle parked on streets, curbs, or sidewalks due to safety hazards. It is very important that all guests follow parking rules. Again, there are only TWO parking spaces available.
Cleaning: we ask that our valued Guests are mindful and pick up after themselves. Cleaning products and cleaning towels are located at each sink. Brooms and Swifter are located on the second floor.
We provide papertowels, paper plates, and utensils, please wash and put away any pots and pans you use (Guest pots and pans are clearly labeled in the Guest Cabinet). Please place any trash in the corresponding receptacle.
Tour of space can be given at check-in.
All Guests MUST be listed in reservation. Name must match ID. We are a secure Vacation Rental and the safety of our valued guests is paramount, therefore, we do not permit visitors who are not listed in the reservation; if you plan on having visitors on premises, please contact us to arrange prior to your stay.
