NO SMOKING:
Pease no smoking inside our home or on our rooftop deck. Smoke in the driveway or backyard. Minimum $500 fine. If any future reservations are lost due to odor, guest will be responsible for reimbursing us financially for the reservation entirely. Cigarettes butts can damage our rooftop deck and the pool & hot tub equipment below if thrown off balcony.

10 GUESTS/VISITORS MAXIMUM ARE ALLOWED. PEASE STATE ON YOUR RESERVATION HOW MANY GUESTS & VISITORS WILL BE ON OUR PROPERTY EVEN IF NOT STAYING THE NIGHT (10 MAX TOTAL). ABSOLUTELY NO LOCALS ALLOWED TO BOOK OR BE ON OUR PROPERTY AT ANY TIME.

CHECK-IN: 4PM & CHECK-OUT: BY 10AM
****Months May, June, July, & August no early check-ins or late check-outs can be granted due to high occupancy.**** If you need flexibility in the other months, we might be able to accommodate early check-ins or late check-outs for an additional fee, subject to our schedule availability. This is not guaranteed. Please ask us when making your reservation. Kindly note that we won't be able to approve any requests made within 5 days of your reservation or during your stay.

CHILDREN DISCLOSURE:
We're delighted to welcome families with children to our home! However, it's crucial to mention that our home is not childproofed. Also, with amenities like a hot tub, pool, numerous stairs, rooftop deck featuring a high ledge, etc - we want to be up front and ensure a safe and enjoyable stay for everyone. This home may not be the best fit for infants and very young children. For the safety of our youngest guests, we kindly request that children be supervised by an adult at all times.

3 STORY HOME W/ STAIRS:
Our home boasts three stories, a common architectural feature in many Nashville residences, contributing to breathtaking skyline views. To fully enjoy the charm of our space, please be aware that stairs are an integral part of your stay that each guests must use. The incredible view will make you forget about all the stairs.

POOL & HOT TUB:
Enjoy the convenience of having the pool and hot tub open and available year-round, making your stay with us a well-rounded retreat. During the fall and winter months, there is also a heat option on the pool. Children are required to be supervised 24-7 in the pool and hot tub. Please note, there are limitations to how warm the pool can be in the fall and winter months and this is all dependent of the air temperature. Also, keep in mind it's the south and you will likely experience pests outside in our backyard which is out of our control & no refunds will be given.

NO GLASS IN BACKYARD:
For the safety of everyone enjoying our backyard, patio, pool, and hot tub, we kindly request that you refrain from bringing glass items into these areas. Inside the home, we provide only plastic and silicone cups for your use. These alternatives are not only convenient but also help prevent accidents and ensure a worry-free experience for all guests. We appreciate your cooperation in maintaining a secure and enjoyable environment.

POTENTIAL NOISE:
Nashville is known for its lively atmosphere, especially in the heart of the city. While our property provides a peaceful haven, it's important to note that you might experience some noise during your stay from nearby construction, traffic, other neighboring guests, etc. This is completely out of our control. We don't foresee this being an issue for most of our guests but it's important to mention if you aren't used to city living.

NO NASHVILLE OR LOCAL GUESTS:
We have a policy of not renting to individuals residing in Nashville or within 120 mile radius. We reserve the right to cancel any reservation without refund of a local who books our home. Do not book our home if you are local. We do have exterior cameras and will see if there is a party or more than 10 guests on our property.

MAXIMUM NUMBER OF GUESTS & VISITORS (10):
All guests and visitors that will be on our property (inside and outside, even if not staying the night) must be pre-approved and listed on the reservation. 10 total guests and visitors is the maximum allowed per our short term rental permit with the city. More than 10 guests and visitors found on our property will result in immediate eviction without refund. Please let us know up front if there will be any visitors that are not staying the night and include them on the total number of guests on your reservation. We do welcome bachelorette, bachelor, and birthday gatherings up to 10 guests/visitors.

DOGS:
We happily welcome 1-2 well-behaved, house-trained adult dogs to stay in our home. We ask that all dogs be crated when left alone in our home, so please bring a crate with you. To ensure a smooth process, all dogs must be discussed and pre-approved by host within 24 hours of booking. Please be sure to add them to your reservation with the correct number of guests. $100 flat pet fee applies for up to two dogs. We regret to inform you that dogs under 1 year old, cats, or other animals are not allowed. Be please respectful and clean up after your dog(s) in our yard to avoid a fine. Any damage from pet will guests responsibility as an inspection will occur at check-out. No dogs allowed in pool or hot tub.
