Big Sky Bungalow Grand Canyon

Experience nature and serenity without having to rough it with our sustainably designed true off-grid tiny house. Located on 15 acres (6 ha), just 30 minutes from the Grand Canyon entrance. Expansive wide-open views with the beautiful San Francisco Mountain Range in the distance. Enjoy the stunning display the Milky Way puts on at night with no light pollution.

Elevate your glamping with: Indoor bathroom! Hot water! Kitchen! Outdoor deck! Bbq! High speed internet!

4wd is required to access the house in winter (Jan-March) as roads can be extremely muddy.

Enjoy our brand new ultra-efficient off-grid 290 sq. ft. (27 m2) tiny house. Purposely designed to enjoy the environment from both inside and outside, all while having modern amenities:

-Sleep: Queen-size (153 x 203 cm) Nectar mattress, 100% cotton bedding, duvet, and blankets. Similar bedding is provided for the full-size convertible couch when booked for 3 or 4 guests.

-Bathroom: Full-size shower with hot water year round, conventional flush toilet, sink, and hairdryer. Soaps, shampoo, conditioner and towels provided. Unlike many properties in the area with bathrooms outside, ours is in the tiny house.

-Kitchen: Stocked with basic utensils, cutlery, dishes, glasses, pots, pans, spices, condiments and cooking oil. Single burner cooktop stove, toaster and conventional sink. No dishwasher, microwave or oven.

-Fridge: Bring your favorite food and drinks, store them comfortably in the 4.5 cubic feet (127 liters) fridge with small freezer on top. Ice cube tray with ice cubes provided. We do not provide drinks or food. Tap water is potable, but may not be your preferred taste. There is a Brita water pitcher provided if you'd like to use it.

-Coffee: Instant Pot Dual 3 in 1 for Nespresso (original), Keurig K-pods, & a reusable pod for your own ground coffee. Nespresso and Keurig pods provided. There's also a teapot and a Bialetti (stovetop espresso maker). Small selection of teabags provided (black, green, and herbal) as well as sugar. Bring your own ground coffee if you prefer, as well as creamer.

-Heat: Forced air central heat.

-Electricity: 4 USB outlets with USB-C and regular USB. 3 regular power outlets for laptop, CPAP, hair dryer, etc.

-WiFi: There's cell phone reception from the 3 major carriers (Verizon, AT&T and T-Mobile). We provide Starlink high-speed internet free of charge, which usually tops at 62 Mbps down and 7 Mbps up, but can slow down at times, especially in the evenings or during a storm. Wifi also works throughout much of the property grounds.

-Deck & Patio: A wood deck wraps around the sides and front of the house. The gravel parking area is behind the tiny house. There's a gravel patio with 4 Adirondack chairs and a Solo Stove style fire pit. You will bring your own firewood. There's a gas BBQ grill with a side cook-top burner. On windy and dry days there may be fire restrictions.

-Pets and service animals: If you bring animals, please plan to keep them off the furniture and if they must be on the couch or bed, please bring blankets for them to lay on. Wildlife often frequents the property. We do not allow pets or service animals left unattended in the tiny house or on our property. Pet fees pay for a deep cleaning of all surfaces, textiles and air filters.

Designed to experience nature, as well as respect it.

The wall-to-wall infrared reflecting windows allow for breathtaking views of 12,600 ft (3,800 m) high ancient volcanoes of the San Francisco mountains while maintaining climate control and keeping nature outside. The dramatic picture windows face southeast, providing dramatic sunrise views. If you're not an early riser, the light-blocking shades will keep the place nice and dark until you're ready to wake. Venture out onto the deck for a morning coffee, have a bonfire (weather permitting) outside at sunset, and be sure to take in the breathtaking display the stars put on once the sun goes down.

The walls and the roof are also infrared reflecting. This technology allows the tiny house to function with minimal energy. A 4.5 kW solar array 250 ft (75 m) to the north attached to a 10.5 kW battery bank provides all the power you'll need. A backup generator is on standby for those dark days that come from time to time. Propane heats the water and warms the house up at any time of the year when needed.

You'll have access to the entire 15 acres (6 ha). There are no other tiny houses on our property. However, we do ask that you do not disturb our on-site caretakers who are 500 ft (150 m) north of the tiny house.

The driveway to the tiny house is private and is not used by the caretakers when guests are on the property.

This is a rural area. The property is a short 5-minute drive from the highway on a dirt road that can be driven with a regular 2WD car most of the time, except after heavy rains or snow, then a 4WD will be necessary. Check with us prior to arrival for road status. If needed we can refer you to a local shuttle service that will take you between the property and a parking lot for a fee.

The nearest towns with groceries and restaurants are Tusayan to the north (by the Grand Canyon National Park entrance) and Williams to the south (on I-40). Both require about a 30-minute drive. Williams has one Safeway (Vons) and Tusayan has a well-stocked general store. Flagstaff is the largest city and is 1 hour away. You can easily stock up in Williams or Flagstaff prior to arrival at the property.

You can get firewood and some basics in Valle (also known as Grand Canyon Junction), which is a 10-minute drive from the property, there's a hardware store, a gas station with a convenience store, a hotel, a restaurant, and an RV park with a small store.

WEATHER:
Summers tend to be sunny with some rain and thunder in the afternoons (known as monsoon season), which often produce dramatic rainbows and clouds, as well as a nice cooling effect on hot days. The summer average lows tend to be in the lower 60s (15 C) and highs in the mid-80s (29 C), with temperatures cooling rapidly at sundown. Do bring jackets in the summer, especially if you plan to stargaze.

Winters average 74 inches (188 centimeters) of snowfall, with lows in the lower 20s (-6 C) and highs in the low 40s (5 C).

Spring and fall are dry with lows in the mid-40s (7 C) and highs in the mid-60s (18 C).

July and August are the wettest months.

While high winds occur throughout the year, March through mid-June is the windiest period.

Bring layers and warm clothes at any time of the year - we're at 6,000 feet (1,800 m) in elevation, and the weather here is somewhat unpredictable. Do not count on the weather forecast to be accurate.
You are responsible for checking the house manual for the proper operation of the off-the-grid tiny house.

The tiny house is an ultra energy efficient building. When the windows and doors are closed, the envelope is completely sealed. An air exchange system provides filtered fresh air constantly, but the system is designed for 4 people maximum. No more than 4 persons should sleep in the tiny house.

You must notify us in advance if you're bringing any pets or animals, including service animals, so we can take proper sanitary measures and comply with local health regulations.

Wildlife frequents the area, please keep your pets and infants within reach. Watch your step when walking outside, there may be dangerous wildlife, unmarked objects, obstacles and holes. Be cautious when manipulating outdoor furniture or objects outside. Coytes (seen often), wolves (seen rarely), mountain lions (seen rarely), rattlesnakes (seen in the vicinity), birds of prey (seen often), black widow spiders (seen often) and other potentially dangerous critters to persons, infants and pets could be present on this property.

Do not feed wildlife (it’s illegal) or leave unattended food or trash outside. Always keep the outside garbage bin properly secured.

Under Arizona law the operator of a campfire assumes all civil and criminal liabilities. Campfires may be restricted at times. Please refer to the house manual before operating any campfire devices or charcoal grill.

Smoking or vaping inside or within 10 feet (3 m) of any structure, deck, vehicle or vegetation is not allowed. All related smoking waste must be extinguished and properly disposed of. Smoking outside may be restricted during fire bans, check Campfire Guidelines section on the House Manual for details.

Vehicles must be parked on the gravel pad by the tiny house. Vehicles can only be driven on designated, marked or gravel roads for access to and from the property only.

Other prohibited activities (but not limited to):
Events or parties.
Commercial photography or filming.
Photography intended to be used for purposes of disparagement, aiding direct competitors of Manager, industrial espionage or unlawful activities.
Unlawful storage, possession or use of regulated or controlled substances.
Operation of fireworks.
Excessive sound, noise, or the operation of loud equipment.
Cruising with motorized vehicles (except electric bicycles).
Fossil, mineral, rock, vegetation, or firewood gathering.
Harassing wildlife and fauna, including hunting activities of any kind.
Recreational, negligent, or unlawful use or discharge of firearms or other deadly weapons.
Camping or sleeping in a vehicle or outside of the tiny house.
Flying a drone unlawfully or outside a radius of 100 feet ( 30 m) from the tiny house.
