About This House

Setting
This may be the most private home on Broadkill Beach. It’s separated from its neighbors by undeveloped property and trees. The setting is peaceful, quiet and relaxing. You’ll have direct access to the beach. There’s a dune crosswalk right in front of house. At night you can hear the soothing sound of waves that will lull you to sleep.

Beach
We provide:
• 6-8 beach chairs
• Corn hole boards and bags
• A beach cart to haul chairs and coolers to the water
Even on weekend days you’ll rarely see more than a handful of people. Children love playing in the sand while collecting seashells and driftwood. Beach toys are provided for them. Beautiful dolphins and mantas often swim off the beach, a sight to behold!

The House
Four bedrooms and 2 ½ bathrooms inside are surrounded by 900 sqft. of outdoor decks. A two-story deck tower offers panoramic views from the top. A shaded, screened lower deck is perfect for evening cocktails and conversation. Each level of the tower has a bar with six stools (total 12). On the main deck you can dine outside at a patio table with six chairs.
When the day is done, you can wash off sandy feet at the two foot showers or in the outdoor shower (hot and cold water).

Up to four cars can park in the driveway.

The Area
Broadkill Beach, Primehoook Reserve, Milton, Lewes and Rehoboth Beach
Wildlife abounds at Broadkill, with foxes, raccoons and other furry creatures running through the woods.
Magnificent osprey nest in the Prime Hook National Wildlife Refuge, which borders Broadkill Beach. The Reserve features boardwalks that enable you to see wetland wildlife close-up.

You can kayak along the Bay or inland in any of Delaware’s public canals, rivers, or ponds and lakes. Kayaks and paddleboards can be rented at the Broadkill Store. The Broadkill River can be accessed at the south end of the Bayshore Drive or two public ramps in Milton.

It’s a short drive to Cape Henlopen State Park with its miles of hiking and biking trails. The newly rebuilt fishing pier extends 1,300 feet into the water.

Milton has a charming downtown at the head of the Broadkill River. Most restaurants overlook the river or Wagamon’s pond. Fishing off the docks is a favorite pastime of locals.

The Dogfish Head brewery, distillery and casual restaurant is a must see. Other Milton restaurants include:

Relaxing week
House is very nice, great setup. I loved that there are gates on the deck to keep my dogs and toddler safe. We were able to relax and enjoy the water on the quiet beach. Walk to the beach was a just a little more than expected, and there bugs/mosquitos that can become problematic. That being said, we still had a great week!!

Beautiful beach!
Very comfortable home with just about everything you'd need for the beach. We were advised to bring blankets but didn't need, blankets are provided, as are decent pillows. There's also a good selection of family games. AC in the living room is a bit noisy and flies we're annoying but other than that, it was a lovely week! Would definitely rent again.

We have been staying at Broadbill for 9 years and wanted to stay right on the beach this year. The location is perfect ...it's Broadkill. The house wasn't what we expected. We knew it wouldn't be brand new, but it needs some attention. For the price we paid we would.of thought it would of been cleaner and things would work properly. The communication was amazing and ready to help. The house itself needs so much needed repairs.The beach is amazing and not far from the house.

Spacious beachfront home
The house has lovely views and a near private beach. Four full bedrooms and 2.5 baths. The screen in porch on the deck is a great place for breakfast or happy hour with lovely views and protection from bugs. The beach is a horseshoe crab sanctuary so there were a number of dead horseshoe crabs on the shore. Usually a breeze kept the beach from smelling. The house was well stocked, aside from needing to bring your own linens. There were beach toys and chairs available, but I didn’t see any beach umbrellas. The property is managed by a company that seems to respond to emails on a M-F, 8-5 basis, and doesn’t have a back up to respond when that person is out of the office on leave. This is fair, but a warning to those expecting prompt replies.

Nice except the bug infest
Property is actually awesome... except it is infested with bugs. Not bed bugs. No roaches. From Googling, they look like silverfish. Bed literally crawling with them after. Worse upstairs. We called the manager. The guy came and tried to treat it himself. He seen the bugs and we saved some in a bag for him also. Didn't help. We only had use of the first floor due to the infestation severity. We paid A LOT of money for this place. First time we ever splurged our savings on a beach house expensive vacation. Pretty disappointing. Thought we should've had a 50% AT LEAST refund honestly, if not even a complete refund. Very disheartening. To us, that was a lot of money, especially to not even be able to use the property.

Weathering the Storm
Our weather held out through Tuesday. Then the remnants of a hurricane came through. The rest of the week was cloudy and rainy. Movie watching and the Olympics prevailed two days. Thank you for having great cable and streaming availability. Going to the movies and shopping in Rehobeth was the other. Most of the days we were plagued by flies and other bugs. The wind was blowing across the Nature Preserve out to sea. We used a lot of bug spray. The screened in room/porch was awesome. The kids used that a lot. The kitchen was filled with usable utensils, pots, pans, dishes, and appliances. We did not take advantage of the open deck seating area above the screened porch. It was too windy. The bedrooms were great. My kids loved being upstairs, away from us, which worked to our advantage. My husband and I used the room in the back with the 1/2 bathroom. I have a lot of inside allergies and was not comfortable going upstairs because of the carpet. My husband went upstairs when necessary. The table in the kitchen corner was used to play cards along with eating meals. We used the outside grill to cook several lunches and dinners. It worked great. Overall, we had a nice vacation. Everything about the house helped with that. The beach was wide open when we were there. Unfortunately, the weather was not cooperative. Maybe next year will be better. I'd like to stay here again.

Well appointed beach house
This was a perfect size property with enough rooms and bathrooms to accommodate 2 small families. The views from the house are stunning! We enjoyed the sunrise each morning as we watched a pod of dolphins frolicked and fish in the water! The kitchen is well stocked with all the essential pots pans etc. The outdoor shower and the hose to rinse of sand is so useful! All the outdoor spaces at the 3 separate levels are well thought out! The screen in deck was well used by us! Very thoughtful screening it in from all sides! Grill also very useful and we enjoyed using it. Some cons: the mattresses and pillows need to be updated. The TV is super old, badly needs to be updated to allow streaming from guest device. Cleanliness was not the best, the house seemed just tidied up not really as though it had been truly cleaned, mopped, wiped clean etc. Toaster oven needs a good clean as well, not ideal with crumbs all over the bottom of oven. We could see all the effort put into fly traps all over the house to make outdoor space mor comfortable. The biting flies seem unavoidable at the beach. Any tips to help getting bit would make time at beach that much more enjoyable. I walked on beach each morning at sunrise all the way to the windmill and back and on other side. So peaceful! Not a soul seen most mornings. What a great location!

Overall the house fit our needs perfectly
Neighbors on both sides are not renters and both very friendly. We had a full house with plenty of room to spread out. The kitchen is too small for groups with a few cooks. Bring knives unless all you want to cut is melted butter. Other than that this kitchen is packed. As previous renters have stated the cleaning left a lot to be desired. I sent pictures to Jessica of the stains, marks on the walls and dead bugs left laying around. The one thing that concerned me was cooling a house with only window air conditioning units. They did keep the house cool for the most part. The large room upstairs was too hot most of the time even with the unit going 24/7. My family did not like listening to a few of the older units rattle all night. There are 3 sky lite Windows. I did find a shade for one wrinkled up and thrown under the bed. Again missed by the cleaners. There are fire extinguishers in the cupboard as stated. Last serviced in 2003. That is not only a concern but a fire code violation. So my advice is rent this house, just take cleaners, steak knives and forget the bad parts and enjoy staying on the beach. The decks are wonderful! The view is unmatched.

This was a first family vacation. Everyone had a great time. Grandparents , parents and grandchildren. This beach house was perfect. The location and all the house had to offer was awesome!!!! I hope we can make this an annual family vacation. I would definitely rent this property again.

Fairly accurate to photos, 4 bedrooms and 2 1/2 bathrooms. Very quiet street and we enjoyed the easy access to the beach! The home had some cleanliness issues that were not the fault of the cleaning service but from previous renters.

Very nice place. Lots of beds and right on the ocean. Kitchen well equipped. A short walk to get to beach and having a beach cart is really helpful. Individual room air conditioners work very well.

Great Beach, Location
House had everything you could need. Outside shower and rinse off was key for all of us. It was like a private beach and the small waves were perfect for hours in the water with our 4 year old twins. Highly recommend. PS: We met owner and he could not have been nicer... book this place asap....

Nice, peaceful beach stay!
My wife and I really enjoyed our stay at this house. It's a perfect location for a quiet and secluded beach getaway, yet still only a short drive to the restaurants and activities in Lewes. The house had everything we needed, and more. We especially enjoyed the outdoor areas - the low and high decks, grill and view. The communication was excellent before and during our stay. Highly recommend!

Great location, beautiful view.
Great location for peace and quiet. The property could use some updates (e.g., AstroTurf on outside decks). Had to submit our request to the property manager 3 times - they were not checking on the weekend....the home could have been cleaner upon checkin (upstairs bathroom). Couched could stand to be cleaned. Despite these things, we really enjoyed being together in the house. The upstairs deck is fantastic!

Fun and relaxing beach trip
The property was well-sized for our family of five, and had nice communal space on the first floor. The "roof" deck was our favorite spot. Beds were soft, hand soap was plentiful, and the beach was right out the back door. Our teenagers spent the week teaching themselves to skimboard, they had a good time despite this being a less energetic beach than Rehoboth or Dewey.

Terrific stay!
Great stay during COVID pandemic. Easy to social distance on beach. Well stocked kitchen. Ate all our meals on the lookout, even saw dolphins one day. 15 minutes to nearest food lion so shop thoughtfully. A/c is window units but they work well. Only suggestion would be new mattresses upstairs. Will definitely be back. Thanks!

Wonderful getaway
This was our first vacation in the Covid lockdown era and it was fantastic. The property was nicely presented and with access to an almost deserted beach. The house had been cleaned thoroughly before our arrival and we felt very comfortable even in these difficult times. Highly recommended and we would love to go back.

We’ll be back!
What a perfect beach cottage for an extended family. Loved the screened in area as well as the deck above, with a perfect view for star gazing at night and coffee for the morning. We were lucky to spot dolphins and the beautiful fox as well as saving a sea horse washed ashore. The cottage was comfy and we had enough room for all ten of us to watch a movie on our “movie night” and spread out for games on our “ game night “. We hope to book again for next year.

Had a great week at this property. Outdoor shower was a real plus to wash off salt and sand after beach time . Watch for Jellyfish. Our granddaughters got stung on 2nd day and would t go in the water the rest of the week. I left gallon of vinegar, which is supposed to be helpful after jellyfish stings.....not fresh water. House was well equipped, all appliances worked well, and would definitely recommend property. Screened ink porch was great to escape bugs, and watch tower above great for view of Dlelaware Bay

A perfect beach getaway!
My husband & I rented this house for a week with our moms. It was the perfect quiet beach getaway for us. We had one day where the flies were bad, but otherwise the week was perfect.

Girl’s Weekend Getaway
We’re a group of 5 ladies who gather once a year for an extended weekend. This location was the perfect blend of privacy with plenty of room indoor and out for our group to reconnect. I was worried about getting there because of Hurricane Florence but Jessica assured me that the roads were fine and that they were watching the weather closely. We ended up with only one day of misty weather, which was spent at the outlets shopping. I would definitely choose this location again. Oh, and I got to meet the resident fox upclose one morning. So beautiful and a great fisher!

Really great location
We loved our week at the beach. We saw so much wildlife (horseshoe crabs, fox, sand crabs, conch) and spent so much time at the water. The location is great for families with young children. We could see our group from the house, and there were so few other families there it felt like we owned the beach. What I appreciated was that you didn't have to pack for the day- we could head out with water bottles and toys, and go back to house for lunch. And if you forgot something, we could send our older kids back to get it. There are some waves, but we felt very safe letting the children play without holding on to them in the water. I was worried about mosquitos on the deck/porch but we really had no problem with them at all. The biting flies did get bad for a day out on the beach but we were there on a super hot/dry week. Our kids loved sitting out on the decks eating dinner and enjoying the view. The house has plenty of sleeping space (description is accurate but could even probably say 4 bedrooms because the futon was in it's own room.) Kitchen had enough utensils, appliances (laundry/dishwasher/a/c) worked great and it was so handy to have the outdoor shower. There are a few minor maintenance issues (cracking sink, splintery deck, lighting sconces not affixed well, our group of 10 taxed the plumbing a bit) and we found a few food wrappers etc. from the previous renters, but those things seemed minor to us because if everything was brand new, we wouldn't have been able to afford this house. The house also had a lot of nice touches like beach chairs, toys, indoor board games, etc. This house is a really great value and we hope to return next year.

Nice property, close to beach, well stocked kitchen
House has two large bedrooms upstairs and two small downstairs (one is a "den" with a futon). Kitchen has a wide variety of pots/pans, dishes, glasses, etc. Bring sharp knives if that is super important to you. Photos and description list multiple TV's but there is only one, in the living room. Air con is cold and keeps house comfy on hot, humid days. Beach is nice, a short walk over the dune. Plenty of beach chairs and kid toys so you don't have to bring them from home. We couldn't get the whirlpool tub to work which was a disappointment for my daughter. Also, screen porch would be more useful with a table and chairs rather than the high bar stool type chairs that are in there now. Overall a really nice place to stay in a quiet neighborhood. Would go back again..
