Palmetto Dunes is located across HWY 278 from the Town Center Shops. There is a $25/$35 weekly gate fee per vehicle due to the security and privacy of this villa located inside the private gated community of Leamington within Palmetto Dunes. Two vehicle passes will be called in for you to purchase and are available 24/7.


The pool is open-year round and is heated mid March 15-April 30 and October 15-November 30. There is a kid’s pool, hot tub (open year-round) and several gas grills onsite for guests.

This is a second floor unit located over covered parking, which means it's actually on the third level. You will take an elevator from the ground floor to access the second floor. Luggage carts and bike racks are available in the garage.

Linens, towels and started paper products are provided. The kitchen is fully stocked to accommodate four guests. There is also a Keurig Combo Coffee Maker for ground coffee and Kcups.

The pools are heated from around March 15th to April 30th each year. The hot tub is heated year-round.

Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. The property makes no refunds for no shows, early departures or discounted stays.
