STAY AWAY
Cabin does not look anything like photos and smelled like urine. The cabin we booked was located directly on a major road and had a terrible layout with 3 beds taking up all the space, it did not look anything like the photos online. The cabin also had a terrible urine smell that made it totally inhabitable. No other cabins were available and ownership refused to offer us any sort of refund.

Nice but small
The cabin my wife and I rented wasn’t what was show in the pictures. It was really small . Otherwise it was ok.
We were booked for a cabin for 2 nights. We got there early to check in and were made aware that they accidently booked it in there system on our checkout date. Which meant we had no cabin available. They did manage to make sure we had a room booked (king mini suite in the barn) instead. Which they said was an upgrade because they include breakfast ( however cabin bookings also include that). So the only upgrade was bed and tub size. However we lost out on having a private cabin right on the water, We ended up with people outside our room window all night making noise.
Also the breakfast was lack luster, 3 options only and even those three options were not really able to be modified. They got overwhelmed quickly and seemed to have no control over things in that room. Also with COVID it doesnt seem to be the best idea to have people walk up and serve themselves water/ juice and muffins where everyone's touching the same things.
First let me say we had a great stay. Cabin was more of a stand alone hotel room with kitchenette. And no view of river. There were no dishes or pans to use said kitchen.
But there is river access a short walk from our unit. The pool was nice. I definitely would go again. But I wouldn’t recommend basing the decision on the online description.

The room we stayed in was not what the pictures implicated. Plus the bathroom was not clean. We ended up leaving a day early and going to a hotel instead.
We had a wonderful stay in this cozy quaint cabin. Highly recommend! The cabin was comfortable and had everything we needed for our stay. The only disappointment was the electric stove fireplace... for looks only, very dim at that. Staff at the Merrill farm inn was very helpful and welcoming as well. Would love to return!
Great experience. The cabin is located among other cabins/motel rooms which is nice because you have access to a person at the front desk at all times. The cabin is small, clean, and perfect place to stay close to North Conway and the mountains.
If anyone is looking for a quiet cabin to stay in , this is the place. There are shops not too far down the Rd as well for shopping. Overall, it was a great experience.
Cabin was clean . Property management was accommodating and professional. I loved the porch swing that overlooks the Saco river. I would definitely book here again.
Listing is only slightly misleading. From the photos shown it makes it appear the cottages are on the river, but really they are located on a hill and you need to walk to the public access. Only small fridge in the room that froze anything and everything we put in which resulted in a bottle of soda to explode so please be careful.
Initially I emailed the property owner to determine what type of bed was available for the additional adult (3 adults traveling), and when I received a responde 24 hours later, I was told there were no family cabins available for the dates I requested. when I went back on the homeaway site, it still listed an availability so I booked it and got an immediate confirmation, so confusing but we did get a cabin. The main room had 2 twin beds, a TV, a table and an eating nook with a table, and trestle benches. Problem was, the air conditioner was in the wall in this nook and it was freezing in that little space, but if you shut it off, it was too hot in the rest of the cabin. The air conditioner would have been better off being placed in the main room, because the bedroom never cooled off, even with the door open (which kind of defeats the purpose of a separate bedroom). The other issue we encountered was when you entered the cabin, it smelled, like sewerage, only in the main room, then the smell seemed to dissipate (unless we just go t used to it). The cabin was very clean, had a small kitchenette with dishware and pots/pans, microwave & coffeemaker. Bathroom had excellent lighting, shower is very small stand up shower, but did the job! property itself was very nice, front desk check-in very nice. property owner was quickly responsive when we had an issue with the TV in the bedroom and came there that evening within 15 minutes of our call. Overall it was a nice place to stay for the 2 nights we were there and it's pretty close to the center of North Conway, which is what we were searching for.
Cute, cozy cabin overlooking the river. My friends and I had a great time barbecuing, swimming in the river and the outdoor pool. We also used the sauna on the premises which was great. Overall, the property is well kept and the neighborhood made us feel safe.

Disappointed
Although the cabin was ok i was disappointed that the cabin rented to me was not actually the cabin in the photos.
The cabin in the photo shows a porch swing which was the reason i chose this rental but apparently they have multiple cabins available & the one they rented to me was not the cabin in the pictures.
I was disappointed because i was expecting to have a porch swing (which was the big selling point of this cabin to me) but instead my cabin had a bench the didn't even face the river. The cabin with the porch swing was next door to us so not only did i not have a porch swing but i got to look at it next to me all weekend.
Rather disappointing.
You should really have pictures of multiply cabins so people realize that when they book this, they'll be getting whatever cabin you have available & not what cabin is pictured. I was expecting to be renting the cabin that was pictured & probably would have chosen to rent a different rental if i had known that i wouldn't be getting the cabin pictured.
But with this being said the cabin i got was comfortable & clean other then it not being what i expected there were no other problem.
The property is beautiful & being right on the river with access to the river would be great in the summer months

Cute cottage
We do not have enough good things to say about this place! We were pleasantly surprised by the view, I honestly think that the pictures on the site do not do justice to how accessible the Saco River is(there are stairs and a path that lead right to it). We spent the nights that we were there on the screen porch and made our way down to the river at sunset. The cabin is small and quaint, well-maintained and furnished with any necessities you could imagine (tv, coffee maker, stovetop, microwave). The front desk staff was very kind, professional, and accommodating and made checking in and out easy. There is also an assortment of recreational options at the resort including a swimming pool, private hot tub, volleyball nets, workout area, and a fire pit. The location is also very convenient to the outlets and center of North Conway, though the inn offers you everything that you could need including breakfast and dinner as well as a snack hour in the middle of the day. It’s also accessible to hiking, kayaking, tubing, etc. We felt that the location of the cottage was remote enough that we were not interacting with other guests even though the cottages are fairly near to each other. There are options for couples cottages as well as family cottages. My boyfriend and I ended up in a family cottage and felt that it was a good size for the 2 of us (it was still only one room with an attached bathroom). We had an amazing stay and are planning on returning in the future to the Merrill Farm Inn!

Great Stay! Merrill Farm
Check in was friendly and quick. Cabin was great, beautiful view of the Saco River and the mountains. The second day mother nature decided to rain on us, but that was fine. Spent the day on the screen porch watching the river. The maintenance personnel were great. We had a small issue with a noisy air conditioner, which was addressed quickly. Cabin is convenient to shopping and any amusements you would want to take advantage of. Wonderful week to spend a lazy vacation, will definitely come back.

Peace and quiet with wonderful views
This is our second time staying in the cabins at Merrill Farm Inn. The view from each porch is breath taking, the ambience is peaceful. Weve stayed in both the couples cabin and family cabin; both very quaint. They have a wonderful dining room on the weekend and a simple continental breakfast. We can't wait to come visit again!
