About this property
Small Vacation Home in Rural, Walkable Community Near Lakes and Rivers
NOTE: This home should be complete by May 1, 2024. Photos are as of mid-March 2025.
Welcome to my family's Central Valley vacation home. It is located both in the middle of nowhere and in the middle of everything.
As you enter the home you'll see that the living room is furnished with one huge sofa that seats five bottoms plus two ottoman to make it even cozier. The dining room table seats six people and the kitchen dinette seats two. The first bedroom includes a full sized bed and two antique dressers. The second bedroom includes a twin-over-full bunk plus a twin trundle and a large dresser.
We welcome pets and there’s plenty of secure outdoor space for them to enjoy. We also have plenty of board games, puzzles, and books if you're looking to get off the screen. However, we suspect that you're not really here to hang around in the house so here are a few recommendations for getting out.
Our favorite day trips include heading north/east to:
1) Sonora and Columbia State Park;
2) Long Barn, Dodge Ridge, and Leland Meadows;
3) Knight's Ferry;
4) Coulterville, La Grange, Roberts Ferry, and the Tuolumne River.
We also enjoy making day trips to:
1) the San Francisco Bay Area;
2) Santa Cruz;
3) Henry Cowell Redwoods; and
4) Monterey.
I recommend taking the back roads from our house to your destination -- including Tim Bell Road, Claribel, Hickman Road, and/or Milnes.
Waterford is surrounded by rolling hills, farmland, and mountainous scenery. The Tuolumne River is a little more than 1/4 mile away where there is access for kayaking, fishing, and hiking. Waterford also offers convenient access to Modesto, Oakdale, and Turlock while maintaining a quiet, rural atmosphere. For many, this house offers a comfortable stay for friends and family.
Waterford is also a small, safe, and friendly community, making it an ideal spot as a home base for family vacations.

Located in Waterford, this holiday home is in the city centre and on a river. Turlock Lake State Recreation Area and McConnell State Recreation Area reflect the area's natural beauty and area attractions include Stanislaus County Fair and Woodward Reservoir. Hilmar Cheese Company and Hilmar Country Plaza are also worth visiting. Make sure you get close to the area's animals with activities such as game walks and birdwatching.
