The Hematite Suite is all things Iron Ore, and an homage to the 1890's iron boom that built Duluth and subsequently the wealth of the Cotton Mansion. Dark and moody, yet bathed in soothing sunlight the Hematite Suite is the perfect place to cozy up by the fireplace, or come back from a busy day in the city. A curated collection of turn-of-the-century mining cartography and artifacts connect you to what the early prospectors and tycoons sought after. Complete with a spacious period bathroom, the Hematite Suite has everything you need for a lovely stay.

This suite features a king sized bed, claw foot tub and shower, smartTV, mini fridge, microwave, coffee maker, seasonal AC, and a gas fireplace.

This suite is on the 3rd floor of the Cotton Mansion, you will need to go up the grand staircase and the proceed to the servants staircase which will be identified with a gold plaque labeled as such. Please note that this property does not have an elevator.

Venture out of your private space and head over to the main house to enjoy the shared living areas including the Living Room where you can relax in front of the massive Alabaster fireplace in comfortable furniture with a cup of coffee or a late afternoon glass of wine. This room boasts 15 ft. high beamed ceilings, original wall sconces and Russian Circadian White Oak Floors, a Grand Piano, and Chess Nook. Challenge your partner to a game! Grab a book and put your feet up in the library where you can let your imagination take you back in time to Joseph Cotton's Library and law office where the legal roots of Duluth's iron ore industry and US Steel were forged. This impressive room features a magnificent black marble fireplace, leather furniture, and black fumed woodwork. Books and artwork are for your enjoyment. There are so many beautiful spaces for you to enjoy you may just find yourselves staying in for your vacation.

Cotton Mansion built in 1908, by Joseph Cotton, is a 16,000 square foot Italian Renaissance mansion and Carriage House located in the historic mansion district of Duluth, Mn. Beautiful custom-crafted details include an incredible array of hand-carved stone, exotic woods, Fifteenth Century Italian marbles, stunning mosaics and hand-carved plaster frieze ceilings. Experience the lifestyle of one of Duluth's great historic figures, Joseph Cotton, corporate attorney for US Steel (1901-1908) and independent council for John D Rockefeller through 1935. Cotton enjoyed a unique relationship with US Presidents, which included being chosen by Teddy Roosevelt to give his second nominating speech at the 1904 Republic Convention in Chicago. This property is intended for adult getaways, no persons under the age of 16 are permitted. Our guest service team is available by phone from 8am to 9pm if you have any questions or need anything. Our direct contact information will be provided with your booking confirmation. The primary form of communication, including check in information, will be through the booking platform and/or email. You will receive your check in information at 3pm on your arrival date. Check in is at 4pm. Check out is 10am.

VACATION RENTAL HOUSE RULES
1. GENERAL REQUIREMENTS a) All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager during their stay; and b) Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.

2. NOISE AND THE NEIGHBORHOOD a) This Vacation Rental is NOT suitable for children under the age of 16. b) Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties and rooms – especially during nighttime hours (10pm – 8am), and upon arrival and departure; c) Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;

3. VISITORS a) Guests are allowed a maximum of 2 visitors at any time during their stay. b) Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that visitors are complicit with these House Rules. c) Visitors of guests are not permitted during quiet hours of 10PM to 8AM out of respect and consideration of other guests.

4. FUNCTIONS a) Parties and large gatherings of any kind are strictly prohibited at the Vacation Rental; and b) Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers.

5. PARKING a) Guests and any visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; please use the designated parking area, up the driveway along the right side of the house to the back of the property.

6. SECURITY a) Any time Guests leave the Vacation Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. b) Guests must switch off the lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving.

7. SMOKING a) Smoking is not permitted inside the Vacation Rental or on the private deck attached to the room; b) Smoking is permitted in the back parking lot next to the garage; c) Cigarette butts must be disposed of properly (in large trash cans located outside property or off property all together) and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

8. PETS a) Pets are NOT permitted at the Vacation Rental;

9. DAMAGES AND BREAKAGES a) All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And; b) To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement.

10. CHECK OUT ARRANGEMENTS a) Please be sure to lock all doors. Check out is at 10am - if you need a later checkout please contact me as soon as possible to make arrangements.

11. EMERGENCY CONTACT DETAILS: a) In the event of an emergency relating to the Vacation Rental, your emergency contact is: Heirloom Vacation Rentals b) In the event of all other emergencies please call 911.

12. COMPLIANCE a) Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Vacation Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
