Loved this rustic country charm house

The fridge needed to be wiped out. The rest was quite clean. Lots of flies but I don’t know if you can help that. Suggest maybe window coverings for those who don’t want to wake up at the crack of dawn. The French door wouldn’t work and the outside handle fell off when we tried to open it. All in all, we loved the arrangement and space! We had a family reunion in the area and had all my married kids and grandkids stay there. We would definitely stay there again!

Amazing place

This is a great place to stay. I loved the remoteness of it. Great area to visit. We only wish we would have brought of side x side and 4 wheelers. I've heard it before that this place needs updating it does, that didn't bother us though. Thier is one room with a really hard mattress topper on it. Luckily for us we didn't that need though. Only downfall of the whole place.

Great Adventure

We were here for only two nights. If you are looking for a quiet place but close to many adventures this is a great place. Large enough for a family gathering with enough space to “get away”! Would certainly stay here again! Only complaint was that it was hard to find in the dark but this also made it great for star gazing!

Perfect for a group on a Capitol Reef adventure

The house was very very comfortable and well appointed. We had 8 people the first few nights and every couple had their own nice room. We celebrated Thanksgiving there and cooking in their kitchen was easy and fun with lots of large pots, pans and plenty of table settings. The setting is beautiful as well. If we go to the area again with a group I will hope to reserve this house again.

Quiet place, plenty ofroom

This was a very different place to stay for us. It was very secluded but beautiful view from every window. Plenty of place to sleep and the living quarters were nicely seperated so people sleeping could do so in quiet. Enjoyed our stay.

Nice quiet location

Nice quiet location although we could sign onto the Internet, we couldn’t use it for anything. Would not even download a PDF. Cell service for some of us was also poor or nonexistent others with different service did fine. There were lots of flies, spiders and one toilet that had a sign on it not to use as it was out of service. Could use a little more maintenance but everything else was there that we could’ve needed. Beautiful views as well.

Great place, but no A/C

We stayed here in July. Very nice home in a secluded/private area. Our only real complaint is that the home does not have A/C. We opened windows at night but it didn’t cool the house off enough; we were still uncomfortable with the house temp trying to sleep at night. We were gone during the day, but it would have been too hot to hang out at the house in the afternoon. We loved the covered picnic/bbq patio, which is where we ate our dinner after dark bc the house was too warm. We used the two grills, but they were old and the lids are broken and didn’t stay open, making it a bit difficult. Loved the pool table and corn hole. It is a little over a 2 mile drive on a dirt road from the main town, but we found it easily with Apple Maps (google maps wouldn’t find it).

Great Ranch House!

Addressing previous reviews. Yes, its off the beaten path. That's part of its charm. Google maps took us right there with just the address. We loved not worrying about neighbors and getting away from it all. The stars at night are absolutely amazing! Yes, there are bugs. It wouldn't matter how much you sprayed- you are in the middle of nature. However, I would recommend to the host to install and/or replace some of the screens. When you are staying during the hottest months, the windows do need to be kept open during the night to keep it cool. The nights are cool so we would open them all during the night and then close them in the morning to trap the cool air in. There isn't air conditioning but we were fine when we did this. Our hottest day there was 85 and maybe for about 2 hours during the peak heat of the day it was a little stuffy inside. The other suggestions I would give is ceiling fans in the two bedrooms upstairs with vaulted ceilings. Those seemed to be the hardest rooms to cool. Everywhere else was fine. The Loft is too stuffy to sleep in during the hottest months as well since it doesn't have windows. It wasn't a big deal, we didn't need it, but it is something to be aware of. As far as cleanliness goes- the place was clean in my opinion. Yes, there is a toilet that could use a new top as it does look dirty but, it isn't. The window sills could use a good cleaning but the reason people are noticing them is because you open and close the windows a lot (which contributes to the dirt). It didn't bother me a ton. All the furniture, linens, and bathrooms were very clean. If you read the review about pictures falling off the walls- ignore it. There is no way. Everything in the house is well made and sturdy. The kitchen has the most appliances I have ever seen in a rental. There was a review about food being left in the fridge. That is true. It is very apparent that the owners use the place on a regular basis. It was mostly condiments in the fridge. I didn't mind that but I was surprised to find the freezer packed full. We had things that needed to be in there so we had to do a little rearranging. A simple solution to that would be for the host to put a fridge in the basement or garage. The outdoor space is awesome and we appreciated that we could have family join us in their trailers and tents. Loved that the pavilion had lights at night. Host is very kind and generous and responds quickly. Would definitely stay again!

Work Retreat

This property is very rustic. The house is older and musty. It is down a dirt road for about 3 miles. There were mice. I did not receive any check in information and had to wait at the house for about 45 minutes until I got the manager on the phone. She did answer and I was able to get in.

Spacious area

This place was definitely off the beaten path. Difficult to find. but once we did find it (with the help of a friendly local) there was lots of outdoor space to enjoy with family/cousins. It is on a dirt/gravel road that is poorly marked, so I'd say 'ask for clarification' in the town before you drive all over and try to find it yourself. The kitchen was well stocked and roomy. They was lots of space to play outside and inside too. I think the owners of the home lived in the next house down the road, as they went by and waved. A ranch type property.

Sibling Getaway

We had a glorious weekend! All ten of us had just a wonderful time. The home has spacious gathering areas. It is completely isolated so no distractions or disturbances. Fabulous balconies and views. We even took advantage of the BBQ pavilion and the dear visiting the yard. The 5 bedrooms and 3 bathrooms were great for the 5 couples. Everything you could ever need to cook, including Belgium waffle maker. The pool table did not function properly but we really didn't need it. The water pressure is great with plenty of hot water. The window coverings are sheer (do not black out) but there were plenty of extra sheets to use, we just draped a sheet over the curtain rod for those wanting darker rooms. All mattresses were comfortable except one, the lower bedroom. One bedroom had more extra twin beds. We visited Capitol Reef and drove our ATV around a bit. Highly recommend for a group.

Mandatory insurance

Mandatory insurance! We considered at fault advertising to list it as one rate and then require that we pay additional insurance as well. There were several uncomfortable beds, the toilet seats were in terrible visual condition. The master bedroom had no curtains to block the morning sun. The house itself was very spacious and had a good supply of cookware etc. It was a good place to spread out and relax.

Family Outing

Had a great time again with our kids and grandchildren. This year we didn't have all our family because of covid, but still had fun. This is the sixth time we have been to Horse Valley Ranch and have loved every time we have strayed. We will be coming back again!!!

Seckuded getaway

We traveled from rafting in Moab to this lovely town before heading to Capital Reef. This home is secluded, so much so, the stupid gps gets lost. But the property manager is wonderful and able to correct driving mistakes. The house provided lots of room for our family of 7. Couldn't be happier.

Lyman property

We should have been told that we had to drive a long way off the beaten trail to get to the property. That would have been OK if the property had been clean when we got there. I have never seen nor killed so many flies in my life. The property manager must hire a cleaning person the morning of the clients stay to come in and kill and vacuum up all the flies. Do not like living in a den of dead flies. In addition, I am sure my bed had been slept in prior to my arrival. Overall the place was dirty. We were very disappointed and ranked it as one of our worst stays. Also install a fan in the bathrooms.

Mark Newman and his family have owned and has enjoyed this ranch for over 15 years. When asking Mark why he bought this property, he said ' I bought it so I had a place to go where no one could bother me.' Our family is from Riverton Utah. We are the outdoor/sporty type. We have spent many weekends hunting, fishing, hiking, riding motorcycles, ATVs and horses at this ranch.

Why they chose this property

It's located right between Fish Lake and Capital Reef National Park. Also, many miles of hiking and ATV trails can be access directly from the front porch.

What makes this property unique

We love making time to spend at Horse Valley. If we want to relax, there is no quieter place. If we want to plan a hike or adventure of any kind, the options are endless. There is a refreshing and revitalizing feeling that comes from a few days spent at the Horse Valley Ranch.
