The space was designed by the host and her team and have previously had their designs featured in all of the company's past properties.

PARKING: You will have access to the entire home during your stay. The driveway can fit two full-sized vehicles. There is additional free street parking in front of the home in perfect view of the house!

AMENITIES: As a courtesy, a "starter" of supplies for guests, includes hotel quality toiletries, toilet paper, paper towels, dish soap, dish pods, coffee cups and trash bags. There are also some cleaning supplies for encouraged upkeep of the home should a mess or spill happen. Guests are still personally responsible for purchasing these items at a nearest store if guests have depleted the "starter pack". There is a utility room with complimentary use of the washer and dryer.

𝗩𝗶𝘀𝗶𝘁𝗼𝗿 𝗣𝗼𝗹𝗶𝗰𝘆: Guests who book this property are required to update their reservation with the full names of all additional guests sleeping at the property for at least one night. The maximum number of people allowed in the house is 8.

To ensure the safety of our guests and property protection, there are security cameras located on the exterior of the property providing 24 hour surveillance. There are NO cameras inside the home. There is a camera at the front of the property. There is also a Ring doorbell camera at the front door.


BEDROOMS: This home accommodates a maximum of 8 guests in 1 KING beds, 2 QUEEN beds, 1 DOUBLE bed

There is a parking space on our driveway and along the street. There is a smart lock on the front door and a unique code will be provided.

Please park your vehicle in the same direction as the traffic, if parking on the street.

Guests will have interaction with our team
all hours of the day until 11PM.

The home is close to the galleria, downtown and the memorial park.

Know Before You Go:

- As part of our compliance with city ordinances and the global party ban on major travel booking sites, a strict maximum occupancy of 10 guests is in effect for this listing (this includes temporary visitors you may invite to the house). If you’re planning to invite additional friends or family to visit during your stay, please notify us ahead of your visit. Visitors are kindly asked to return home before midnight each night to avoid extra headcount fees. Failure to notify the host of an event or gathering on the property will result in immediate eviction and total loss of your deposit (which is no fun for anyone, so please notify us!).

- Smoking is not permitted in the house.

- Neighborhood quiet hours are 10pm-7am, but you're welcome to use the outdoor amenities (quietly) until 11pm.

**Guests can request late check-outs within 1 day of departure. Late checkouts are not guaranteed and we will not be able to approve any late check-outs before this window. Late checkouts will not be allowed past 12pm.
This strict rule is put in place to give the cleaners enough time to clean the property and replenish supplies before the next guest arrives.
** Unapproved late check-out will incur $300 charge.

We do charge a refundable deposit fee if $500-$1k per stay in most cases! The actual deposit cost will depend on your circumstances. This is meant to be a holding deposit (similar to a hotel) that will be refunded automatically after your stay and is not meant to be an additional charge.

We have one security camera in the driveway, one Ring doorbell at the front door, and one in the rooftop. We also have a Minut Alarm to measure only noise decibels which alerts us if a limit has been reached. All security cameras are for the safety of the property and our guests and are on the exterior of our home. Our Ring cameras and Minut Alarm are on 24/7 for security and will be on during reservations.
House rules should be read completely and agreed to.

We must know the EXACT number of guests coming on-site. Unregistered guests are not allowed.

By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property:

1. This is a Self Check-In Property. You Must Confirm that you are Willing & Able to Check-in to the Property with the Instructions Provided.
2. Check-in is at 4 pm, and check-out is promptly at 10 am. Arriving slightly earlier, or want that extra hour to sleep? We do Have Early Check-in & Late-Check-Out options available for a fee only with prior approval. House rules should be read completely and agreed to.
3. Quiet hours observed 10PM to 7AM.
4. No packages or mail sent here
5. Please No Smoking Inside Our Home
Future guests are expecting a NON-SMOKING HOME.
Smoking must be outside. Clean up after yourself and the area; discard in trash receptacle. (Cigs, Vape or Marijuana, if detected, there will be a cleaning and deodorizing fee up to $1350)
6. Use of narcotics is not permitted.
7. Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.
8. Please be kind to our Earth by turning off lights and closing all windows, doors and blinds

12. Groups of 6 or more you must inquire first prior to Instant Booking
13. Local area guests must send a request prior to booking stating nature of visit.
14. Check-out is 10AM unless stated otherwise. A Mandatory $150 fee for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement.

15. Our Cleaning Fee is based on courteous guests, if there is an excessive mess or trash, OR any damages assessed, you will be notified and charged.

16. House is also equipped with a noise monitoring device, due to local Noise ordinance (80dB). Security cameras on the front door, front driveway and back patio. Excessive noise after quiet hours or tampering with any security monitoring device is grounds for cancellation of your reservation without refund.
17. Minimum age of 25 years to book our property.

18. We will request a separate hold fee for incidentals in the amount of $500. This amount can range from $750+ and vary by nature of group count, event or gathering specified, or deemed necessary case by case.

19. Please DO NOT rearrange furniture or decor items. Everything was aesthetically designed and set in place to stay as it IS. Pease DO NOT Remove Mattress Protectors, Pillow Protectors, or Any Other Items from the Place where you Found them.

20. There will be an additional $25 fee per guest per day if the number of Guests Booked for the Reservation is Exceeded at any Point of Time within the Reservation.

If you accidentally leave something Behind and Need us to ship it, a $25 Handling Fee Plus Shipping Fee will be charged.

No REFUNDS will be given for Storms. Please Certify you will Not ask for a Refund because of a Storm.

No REFUNDS will be given if the Property is NOT of your liking and it is not what you expected.

Please do not tamper or attempt to remove/disable cameras, smoke detector, noise monitoring device; this will result in a $500 fee.

NOTE: Due to Texas' hot & humid climate. This climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it’s not a perfect solution. Please note that you may see bugs in the home, no refunds are given if bugs are seen.
