Traveling to the Sierra mountains at any time of year has inherent risks and uncertainty such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control.
As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance.
Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance.
=== 2 === MAXIMUM PERMITTED OCCUPANCY 8 adults max
County Short-Term Rental Permit restrictions are strictly enforced. The County Permit for this home limits guest occupancy to no more than 10 persons (of any age) at any time. We have no control over the law. Violations of this policy will result in an immediate, no notice, $500 per additional person per incident penalty fee, charged to the reservation credit card, AND (1) probable notice to vacate the property immediately and (2) full loss of remaining rental fees paid and other possible expenses.

Quiet hours for this home are 9PM to 8AM.

Smoking in any form is strictly prohibited anywhere on the property (inside or outside). Guests should be aware of the extremely high sensitivity of the neighboring homes and the property owner, concerning this policy. Any violation will definitely lead to (1) immediate notice to vacate the property and (2) full loss of the deposit and (3) full loss of remaining rental fees paid and administrative costs.
=== 5 === MAXIMUM VEHICLE PARKING
Parking under this lease is strictly limited to no more than 3 vehicles at Spot 38 in front of unit. There is no extra parking. Street parking is not available on the adjacent street nor permitted in this neighborhood from May to October.

For the safety and security of our guests, motion sensor cameras monitor the driveway and side yards.
=== 7 ==== INDEMNIFY AND HOLD HARMLESS - MOUNTAIN ENVIRONMENT
This home is located in a mountain environment. Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bob cats, raccoons, squirrels, insects and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions.
=== 8 ==== GARBAGE AND RECYCLING DISPOSAL
Disposal of garbage and recycling must be placed in the dumpster. Fines for leaving the bear box doors open or garbage anywhere outside of the bear box start at $1,000 per incident and may exceed $5,000. Such fines will be immediately deducted from the guest's deposit.

We have the best and fastest internet provider available in this area. Again, this is the mountains and the internet/power can occasionally go out. We have no control over this, so please be aware. Please plan accordingly when planning your vacation. Thank you

We live in bear country. There is an outside exterior camera. We need this for when house is empty. If unplugged by guest there is a $500 fine if the technician has to come out.

We love pets, but due to St. Francis Lakeside Homeowner's Association we cannot allow and have no control over this whatsoever.
===12===CHECK IN/OUT
Check-in and out times can be flexible...just ask! Usually during the holidays or summer months, that may not be possible, but again please reach out and ask. In the event of unauthorized late check-outs, the cleaning company charges $150 per hour. Please sign an easy online digital contract that reiterates these rules. Thanks so much.
