Large first floor condo with a king bed in two bedrooms, two double beds in the third bedroom, queen sleep sofa in the living room. Limit to 8. Sit on your deck and enjoy a drink while watching sunrises and sunsets on the James River. Five minutes driving distance to Busch Gardens and Water Country USA, fifteen minutes to Historic Williamsburg and William and Mary College. Resort pool and restaurants are extra charge. Also Water Country USA is a ten minute drive to an awesome waterpark. Off site rec center with indoor pools 15 minute drive.

We really enjoyed our stay and could not have asked for a more gracious host. A short walk to the river and a 10 minute drive to historic Williamsburg. When we come back, we might make it to Busch Gardens, which is next-door.. a lot of fun things to do nearby. Many thanks, Fred..
We had a wonderful stay, the condo and owner are both highly recommended. The sunrise over the James River every morning was absolutely beautiful. You will enjoy your stay.
We arrived on a VERY cold Tuesday evening and the condo was toasty warm. We have stayed several years in a row for my wife's birthday and alwsys enjoyed the accomodations and location. Plenty of room and very comfortable.
Loved the setting and the generous indoor room space. It was our second time renting this unit over a 3-day Thanksgiving week; although we had all our lunch and dinner meals at my nephew’s home in Kingsmill.
Everything about this 3 BR 3 bath unit was exceptional - spacious rooms, comfortable furniture and beds, well-equipped kitchen, beautiful views of the James River, lovely wooded walkways, access to Kings Mill dining (delicious and beautiful sunsets). We were just minutes away from Colonial Williamsburg and several outstanding restaurant choices. It was a perfect get-away for a gathering of lifetime friends.
I echo all of the previous reviews. Along with two of my college roommates and our wives, we enjoyed Fred's remarkably comfortable home. We were in town for a long weekend to participate in a local sprint triathlon. The three spacious bedrooms, three bathrooms, large living room, and kitchen were ideal for the six of us. It is one thing for us fellows to be impressed (and we were.) But to also garner high praise and the seal of approval from all of the wives is the real gold standard. Thanks, Fred.
This was our third time staying in this condo, and as always, our stay was enjoyable. Fred makes the check-in and out process easy, everything is clean and the condo is well-equipped. The location is quiet yet convenient to amenities .
The 3BR/3BA layout was perfect for our family of six. The property condition was perfect and it was well equipped. I really enjoyed the Kingsmill location. Perfect location if you’re planning a visit to Busch Gardens, also very convenient to other attractions. The owner was easy to work with.
We loved our stay. After a busy day of exploring the area, it was nice to settle down to a quiet getaway. We had regular winged and 4-legged guests. An Osprey even tried to share a fish with my wife.
My adult children and I stayed at Fred's place for a visit to Busch Gardens. The condo was exactly as described and was absolutely perfect for our trip. Fred was great to communicate with (quick responses and so helpful in every way), check in was a breeze, and we felt right at home as soon as we arrived.
Everyone raved about how soft the sheets and towels were and the GREAT water pressure in the showers (much appreciated after long hot days at the park).We had plenty of room (there were 5 of us) and loved having a private bathroom in each bedroom. The views of the James River from the porches were lovely -- it felt like we were on our own private estate :-).
Busch Gardens is a super quick drive from Kingsmill, and there's a Harris Teeter just across from the development. We didn't visit Colonial Williamsburg on this visit, but it's a short drive away, too.

This property was great for our family. It had three separate bedrooms with their own bathrooms. It had good kitchen and living room space to gather. The location was great to get around to all the vacation attractions around Williamsburg. Fred was a great host.
Fred was great with communication and was open to communication for any reason. The property was very clean, spacious, and the surroundings were amazing. Would definitely recommend Fred and his condo to friends, family, or anyone wanting to stay in the area.
Really enjoyed the accommodations during our trip to Williamsburg. Kingsmill is a very nice area with great proximity to the parks, Colonial Williamsburg as well as Jamestown. The owner Fred was very easy to communicate with and offered some great suggestions for the area. The unit is laid out very nicely, and appointed well. Our family had such a good time and this will certainly be our go to place for all trips moving forward in the area

This property is relaxing, accommodating, peaceful especially after a long day of sightseeing. The patio is a great place to watch the bunnies and deer hand out. 😀
My family and I go to Busch Gardens every year and absolutely love staying at Kingsmill. Fred was very responsive and his property was just what we were looking for.

I am a retired Realtor in Maryland who desires to share my second home in one of America's great resorts. I have recently decided to terminate my rental agreement with Kingsmill in order to rent to guests who desire longer stays. At the same time, I have greatly reduced the rental rates in that I am not operating a daily hotel service.
Why they chose this property
When I first drove into the community of Kingsmill on the James River I immediately fell in love with the best that Virginia has to offer. I was already drawn to the history of our country in Williamsburg and wanted my grandchildren to experience the beginnings of our land. The beautiful golf courses, walking and biking trails, tennis, marina, ponds for canoes were over the top. Having Busch Gardens, WaterCountryUSA, museums minutes away completed the picture for a great stay on the James River.
What makes this property unique
I have discovered that Kingsmill can be enjoyed year round. A gated community offers the feeling of security on early morning walks. Eagles fly over on their way to the river to fish. Leaves turn in the fall. My wife enjoys having the choice of high end shopping in the historic area or the outlet malls located minutes away. Our stays are not long enough and we continue to return. The sounds of the train whistle and the fireworks of Busch Gardens excite our grandkids. Our guests' reviews tells the the story of living on the historic James River. Talk about unique.
