Breathtaking! This 3BR 2BA, in the Village of Lake Denham, will leave you speechless! Not only is paradise inside the house, but you have an amazing waterfront view while you revel in the private pool. Cruise around on the golf cart to discover recreation centers, pools, golf courses for all level of players, and pickleball courts. The squares certainly won't disappoint with their restaurants, shopping and nightly live music.
The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.
Pool Heating Disclosure and Fee - for Florida's Cooler Months (October - April)
We’re pleased to offer pool heating as an amenity to enhance your stay. Please read the following information regarding our pool heating policy and associated fees:
1. Pool Heating Fee: A daily fee of $10 will apply if you would like the pool heated during your stay. This fee covers the additional energy costs and maintenance required to keep the pool at a comfortable temperature.
2. Requesting Pool Heating: Pool heating must be requested at least 48 hours before check-in to ensure the pool reaches the desired temperature in time for your arrival. Please note that pool heating may not be available upon last-minute request.
3. Temperature Setting: For the safety and comfort of our guests, the pool will be heated to a maximum of 82°F/28°C. Please understand that adjusting the temperature setting beyond this limit may not be possible.
4. Seasonal Availability: Pool heating is typically available from October - April. During other months, please inquire with us if you wish to use this amenity.
5. Weather Conditions: While we strive to maintain the pool temperature as requested, extreme weather conditions may impact the pool heater’s effectiveness. We appreciate your understanding.

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.
Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.
Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
Pets: THIS IS A PET-FREE HOME - Absolutely no animals allowed on premises at any time.
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.
Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.
Golf Cart Fee is $50 at the time of booking.
The Golf Cart is a bonus/privilege and requires a Hold Harmless form to drive. if selected. If you choose to use the golf cart, you will need to date and fill in your home address on the front page and sign the back page of the Hold Harmless Agreement. You will find the Hold Harmless Agreement inside the booklet when you arrive at the property. We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs.
