This location requires you to be of a minimum age of 25 years.
1. Golden rule: Treat our property how you’d like yours to be treated, and treat your neighbors how you’d like to be treated.
- Our floors and carpets are super clean. PLEASE REMOVE YOUR SHOES.
- Please be mindful when eating in the living room or bedroom. Clean up any spills and don’t leave food or dirty dishes out for long periods, to help keep our property pest free.
- Quiet Hours are from 10pm – 8am.

2. You must be 25 years or older to book the apartment. As a part of this booking we are required to get the photo ID of each guest in this building. Children are welcome! Children must always be under the supervision of an adult (18+).

3. NO SMOKING OR VAPING anywhere in the apartment or on complex property. NO ILLEGAL SUBSTANCES OR ACTIVITY on the premises. There is a minimum fine of $500 per occurrence.

4. NO PETS, unless explicitly agreed upon. Minimum $200 fine.

5. Please follow our Check-In time of 4pm and Check-Out time of 10am. Guests that do not check-out on time may be charged $50 in hourly increments, at the discretion of Grand Road.
- You can apply for early check-in or late check-out; if granted, the fee is $30 dollars.

6. Damage / Loss: If you damage or lose anything, please let us know so we can repair or replace it.
- LOST KEY FOB is $150.
- LOST PARKING PASS IS $250.
- If we need to replace linens or towels due to damage, there is a minimum fee of $30.
- Damage due to bodily waste has a $100 minimum additional cleaning charge.

7. You are welcome to entertain up to 2 guests per apartment, but please respect your neighbors.
- NO PARTIES. If you want to have more guests, contact Grand Road to rent a common area for entertainment and hosting of a larger group.
- If you have an unapproved party, there is a minimum fine of $1000. You also agree to pay any additional fines associated with the party, that may be levied on Grand Road by the apartment management and/or other authorities.

8. All overnight guests must be included in the booking. If you have an additional guest, contact us, or make an alteration request and we’ll be happy to include them for the platform prices.
- If any unregistered guest(s) stay overnight in the apartment there will be a $100 fine PER PERSON.

9. Resident amenities such as the pool, gym, conference & common areas, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of apartment management. All guests acknowledge that Grand Road does not control the availability of the complex’s amenities and guests are not entitled to refunds or discounts based on availability of amenities.

10. Grand Road or the apartment management may enter the property in cases where it is urgently necessary to maintain/repair the property, address a safety issue, or comply with local, state, or federal law. Otherwise, Grand Road and apartment maintenance will seek & receive permission from the guest before entering.

11. DO NOT CONTACT THE APARTMENT COMPLEX MANAGEMENT FOR ANY REASON, they will only work with us.

Gorgeous apartment with one major flaw

This is a beautiful place, appears to be brand new, the furnishings are fantastic, the setup (as far as utensils/linens/basics) was perfect, and the beds were quite comfortable. The amenities at the building are also top notch - the bowling alley was fun. Unfortunately, the unit is 20 feet away from 6 train tracks, and the trains blew their air horns about every 15-20m, all day, all night. Even with ear plugs, sleep was difficult. My Lyft driver let me know that there is apparently some fighting going on over the noise with the city, and it's possible that the trains issue will be resolved, so I'd check with the property owner first before dismissing this place out of hand - everything else was amazing. Location-wise, it's great, about a thirty minute walk to the Delta Center and the Convention Center. You can see the mountains from the rooftop deck, which is nice. The property owner was very helpful and gracious, so that's another plus. As soon as the train issue is resolved, I'd love to stay here again.
