★ THE PROPERTY ★

Originally built in 1867 as a schoolhouse for School District No. 7 in Orange County, NY, The Old School House has been thoughtfully updated over the years, blending historic charm with modern comforts. After a complete remodel and addition in 2009, this home seamlessly combines the character of its original structure with the spaciousness of its more recent enhancements.

The heart of the home features a charming country kitchen, a mid-century dining area, and a cozy living room—ideal for after-dinner drinks and conversation. The transition into the modern addition leads to a spacious family room, perfect for board games and relaxing moments, while the serene primary suite, with its ensuite bath, offers a peaceful retreat. Upstairs, two additional bedrooms and a full bathroom provide ample space for family and friends.

The finished basement is an entertainment paradise, complete with a fully equipped movie theater, a home gym, and a dedicated office with a pull-out sofa. Outside, the heated saltwater pool and charcoal grill offer the perfect setting for relaxation and fun, making this home an ideal getaway for any season.

★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ DOG GUIDELINES ★

Two dogs are allowed for a fee of $75 per a dog. We require dogs to be:

✔ Over the age of 1 year old
✔ Under 50 pounds
✔ Housebroken and leash trained
✔ Not considered a "heavy shedder"
✔ Not an excessive barker

The pool area is fenced in but the yard as a whole is not. Dogs must ALWAYS be on a leash when not in the fenced in area and all pet waste must be disposed of properly in the trash. Please note dogs are not allowed to swim in the pool. Any damage caused by your pet will be charged back to you!

★ CHECK-OUT INSTRUCTIONS ★

Below are the check-out instructions we request at the end of each stay:

• Load and run the dishwasher
• Dispose of any leftover food & drink items
• Pile all used towels on top of the washing machine
• Take all trash & recycling out to cans in the garage
• Close all windows and lock the doors

★ TRAVEL INSURANCE ★

To guarantee a worry-free trip, we highly recommend our guests purchase travel insurance. It provides peace of mind by covering unexpected events such as trip cancellations, medical emergencies or lost belongings. We’ve partnered with Rental Guardian to make it easy for you, and you’ll receive a link in your welcome message to explore your options.

★ ADDITIONAL NOTES ★

✔ You must be 25 or older to rent this home
✔ Smoking, vaping, e-cigarettes, candles and weapons are strictly prohibited anywhere on the property
✔ The indoor fireplace is not allowed to be used by guests
✔ While there may be some leftover charcoal and firewood at the property, we do require guests to provide their own for use in the grill and firepit.
✔ Please note use of the gym and pool is at your own risk. If you are staying with us in May or September please inquire whether the pool will be open for your stay!
✔ Your safety matters. The property has Ring doorbell cameras on the front (x1) and side (x1) doors. There are Ring floodlight cameras on the garage (x1) and back patio/pool (x1). There is also a non-operational camera on the southwest corner of the property facing away from the pool. The operating cameras record video and audio upon motion.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplace, pool and staircase.
✔ This home has other properties surrounding it and is not completely remote. You can hear street noise from the front of the house, but the noise is mostly drowned out in the backyard. Please respect quiet hours from 9PM-9AM!
