The house features Three Bedrooms all furnished with Queen-size beds, Ceiling fans, dressers and night stands. There’s two beautifully remodeled bathrooms, a fully stocked kitchen with appliances and accessories, an oversized screened back patio with dual ceiling fans and a TV, a fully fenced back yard, and basketball hoop for fun outdoor activities. A comfortable living area with leather couches and Smart TVs. If you need a quiet place to work, there’s an air conditioned garage office equipped with two desks and storage cabinet.

GROUNDSKEEPING:
Please be aware that we regularly maintain the grounds and utilities of this property, and though we make every effort to provide advance notice, service times often vary; this may include noise disturbances such as lawn mowing. Lawn care is done approx. every two weeks. The team will enter the backyard through the gates.
**SECURITY:**
- A Ring doorbell camera is located near the front door, facing outward (not inside the home).
**DAMAGE PROTECTION**
- A non-refundable $89 fee for damage insurance coverage of $3,000, or a refundable deposit of $3,000, is required. Report any damages within 24 hours of occurrence or immediately upon arrival.
**CHECK IN TIME: 4:00pm / CHECK OUT TIME: 11:00am ** Any early check ins or late check outs must be agreed to in writing in advance.
**HOUSE RULES:**
• NO PETS allowed on property, including by your guests. If caught with a pet on property there is a $400 fine per pet + any necessary extra cleaning fees/flea treatments.
• NO SMOKING in/on property. $500 fine + any necessary extra cleaning fees. Smoking in or on the property is a serious breach of contract and may result in immediate eviction with no refund.
• Quiet hours from 10:00pm-7:00am. No parties/events/get togethers/gatherings at any time – Guests other than those in the party provided, cannot stay overnight. Should a party or gathering occur, occupancy can be immediately terminated with no refund.
• The person booking the reservation must be present at the house during the entire stay unless written approval is granted. No 3rd party bookings without prior written approval. Should a parent or renter check into the rental and later leave other guests or minors, the minors/guests can be evicted immediately if we find necessary. There will be no refunds or pro-rations of unused rental amounts and the original renter will be responsible and liable for all damages and events that occur on the property.
• No commercial photography or videography allowed on property.
• Agents, personnel, cleaning crews, or vendors (if necessary) are permitted to enter the premises during normal working hours (8:00am – 6:00pm), unless there is an emergency, for the purpose of conducting inspections, repairs, or services. Advanced notice will be given when possible.
• Tenant must maintain all property and furnishings in good order and report any issues to host immediately. Tenant may only use appliances for their intended use.
• Guests are required to put out garbage trash cans to the curb the night prior to trash pick up. (if occurs during your stay): Regular trash (green container) pick up occurs on Wednesday every week and Recycle (yellow lid container) occurs on Thursdays (every other week. All trash must be in closed bags and placed inside the trash cans- no loose food or trash not in a bag. Do Not leave items you bring into the home. You can be charged for additional trash removal or cleaning charges as necessary.
• Our expectation is for the home to be returned to us in the condition in which you found it. YOU MAY BE CHARGED ADDITIONAL FEES FOR EXCESSIVE CLEANING AND TRASH LEFT OR STAINS. Cleaning fees are for the preparation of your stay and do not cover deep cleans due to improper checkouts.
• ***THE NAME OF THE PRIMARY RESERVATION GUEST AND A PICTURE ID WILL BE REQUIRED ALONG WITH A SIGNED RENTAL AGREEMENT BEFORE ANY ACCESS TO THE PROPERTY WILL BE GIVEN. IF THERE IS NO SIGNED RENTAL AGREEMENT PRIOR TO CHECK IN TIME, THE ACCESS CODE WILL NOT BE GIVEN AND THERE WILL BE NO REFUNDS OUTSIDE OF THE STANDARD REFUND PERIOD.***
